Welcome to Magnolia Sands! This opulent, pet friendly 5 Bedroom/5 Bathroom home can accommodate 18 lucky guests, and with a short walk to the beach, is the perfect hub for large families and friends to enjoy the Emerald Coast.
Inside, you’ll find finely appointed traditional furnishings built for comfort with tropical touches of beach scenes and sea life throughout the home. The first floor includes a handsomely appointed Guest Bedroom with a king size bed connected to a full hall bath. A cozy bunk nook is across the hall with two twin bunks and TVs for the kids. As you walk down the elegantly curved hall, you’ll arrive at an amazing theater area with a large screen and surround sound. A lavish 3-sided sectional with ottomans and a surplus of pillows make this area the place to be for comfort. Drinks and snacks are a short trip away at the built-in granite topped bar area with seating, along with glass doors leading out to the veranda beside the refreshing pool. The pool itself measures 15’ by 35’ with a sprawling tiled deck surrounded by patio chairs for lounging in the sun. A cascading waterfall exudes a resort feel and at night.
On the second floor, you will arrive at an open living area with a gourmet kitchen, highlighted with exposed beams for a rustic feel. Upgraded stainless steel appliances, along with cream colored custom cabinetry and white marble backsplash complete the look, with a sweeping black culinary island for a pop of color. Seating flags the island and the country dining table that has a combination of benches and seats to comfortably seat eight. The living room itself has lightly toned leather sofas, with one being a sleeper sofa with a queen mattress, and matching lounge chairs that face the flat screen TV. The sliding patio door is nearby, allowing you access onto the private gulf view balcony for dinner with friends and family. You will also find a guest bedroom on this floor with a king size bed and access to a full hall bath.
The top floor houses the Master Bedroom, and two additional guest bedrooms, all with private en-suite baths. The expansive master bedroom has a king-sized bed and a sofa that doubles as a queen sleeper. Here you get access to the top floor balcony shared by the adjoining guest bedroom with superior gulf views. After a long day in the sun, step into a luxurious master bathroom with dual vanities, an elegant soaking tub and a marble encased walk-in shower alcove. The adjoining guest bedroom also gives you access to the balcony, as well a king-sized bed. The marble from the master shower is carried to this bathroom to match the theme, while the guest bedroom across the hall gives you a king-sized bed as well as an additional walk-in shower alcove with custom tiling. Whichever room you are in, there are flat screen TVs in all to enjoy an evening of comfort.
POOL HEAT
A $50.00 per day fee is added to reservations booked between October 1st - April 30th for Pool Heat. If you prefer to have an unheated pool, please email or call after booking and the fees will be immediately refunded.
PLEASE NOTE: The pool cannot be heated if it is below 52 degrees or above 80 degrees. As your stay gets closer, we will do our best to keep you informed of the forecast during that time period. We will immediately refund you if conditions do not allow for this.

Roaches, centipedes, black mold, mattresses were so bad I’d rather sleep on the floor if it wasn’t for all the bugs, and numerous broken items throughout house (towel rack, knob for shower, pool fountains, etc). This stay was absolutely terrible and we moved out on the 3rd day, leaving us to have to pay for another place to stay. Received some refund but beyond not happy with this experience for my family.

Memorial Holiday Disaster!!! Within several hrs of our stay we realized that the home ROACHES on the 1st & 2nd floor. I had to move my family to the 3rd floor to sleep! The fumes from the pesticides were horrible. I sent pics of ROACHES to prop mgmnt. I searched all of 30A for a place to go to but everything was booked due to the holiday. We tried to make the best of it for the kids, my 11 yo's birthday, an Autistic daughter, my SO had foot and ankle surgery, a dog. I was a good sport until the last day. They put us in a smaller home the last night, then did not answer my texts/calls for the home manual/procedures or to let us know checkout/ability to stay another day. At 11AM we were told to leave or a sheriff would throw us out!!! They will said in response, you could have gone home back home (seriously?), we brought air purifiers (didn't work) to cover the noxious smell of pesticides, we sprayed Orthomax after u called (joke..oh & more fumes), we put you the last day in another place (3 bed/2bath) much smaller, had you move when u were at wits end, we refunded only 2/3rds of your money because you could have gone home (wow). The kick in the pants...I was told the property manager was in tears. The one who ignored my calls and texts all night. What about MY tears? Modern Beach Rentals showed me they think I am less than her/not worthy to be made whole. Sadly, the last review posted after we stayed. It also notes a BUG problem! Be forewarned!

This house is in a nice location close to the beach, has a wonderful pool and plenty of space. Unfortunately it hasn’t been well maintained. There were more issues than I can count. The mattresses, at least most and in the main bedroom need to be replaced. All of the beds creak. The furniture in the living room is old and some of the dining room chairs were loose. We had a bit of a bug issue on the lower floor that took a couple of days, but management got taken care of. There wasn’t a can opener or enough flatware, but management did bring a whole set and some other kitchen items upon request. One of the shower heads had no hook, just laid in the shower and later, I found out there was a clog in one of the showers. It’s a shame such a great house isn’t well maintained, I heard the renters next door had the same experience.There were positives to this house, it does have a lot of space, and the heated pool just redeemed so much of our week. We really enjoyed our afternoons while the little one napped, just playing together in the pool.The proximity to the beach was convenient and the view was nice too. Our family all said they would return despite the issues, mostly because the management company did respond and took care of what they could.

The house was spacious and worked really well with our family of 7 adults and 5 children ages 7 months to 7 years. It was really nice to have the pool in our own backyard and the beach a quick walk from the house. It also has good insulation because you could not hear the neighbors even though they were close.
Saying that the house did need some TLC. There were several cabinets that were not working or hung on hinges, several kitchen stool seats fell off and half the kitchen grill did not work. We also had to buy kitchen towels (we were provided one old towel), Tupperware and hand soap for the kitchen and bathrooms. The baseboard and door trim were also dusty and need a good cleaning.
We are also used to more towels and were only provided one set per bathroom so had to do a lot of towel laundry. They also provided four beach towels so am glad we brought our own.
The pool was nice but we noticed when we arrived alot of white residue around the top of the water and thought it was from the trees but it continued throughout the week and we realized it was not a plant but had the consistency of styrofoam. We looked at the pools on either side and they did not have this issue. Not sure if it came from dryer vent but it should be looked into.

We stayed 6 nights with 4 adults and 2 teens and had a wonderful time! Very close to the beach, gorgeous views of the ocean from the 3rd floor balcony. Comfortable accommodations and fun entertainment amenities. There was a maintenance issue with the pool on day one and Donna was gear with communication & quick to resolve the issue.

This property is our favorite place to stay when visiting the area! Very close walk to the beach. Quiet area with low traffic. The property has plenty of space and has accommodated five families at once and still felt we all had our own space. The pool is a great size! Modern Beach has always been wonderful to work with, and very accommodating to meet any needs.

We stayed at the end of July 2023 for a week at Magnolia Sands. Location to the Gulf is excellent,A short walk with our chairs, etc.We all loved the private swimming pool which was quite clean save for the filter which did need the caterpillars and some leaves cleaned out.5 King bedrooms with private bath for each was phenomenal for our large group! Only con there was 4 of 5 families complained the bedding was so soft or worn out that we all were popping Advil for our backs every morning! Kitchen layout and provided pots, pans, and utensils were the best of any rental we have had thus far in our family trips. One insignificant detail was seen to immediately. We ate at the Surf Hut (okay) and Austens for a dinner.Recommend the Whales Tail for a great breakfast or lunch!In summary, we would definitely consider a return next summer, but would sure love some new mattresses!

We stayed in June 2023 with 5 adults and 4 children. There was plenty of space. The kitchen is well equipped with like new pots and pans. The house was very clean when we arrived. The pool is a great size with sitting areas for the adults while the kids played. We had a few minor hiccups with the internet and the ice maker, but the host was extremely responsive and things were resolved very quickly. We would definitely stay here again!!

Pros:
Plenty of space for our group to spread out and enjoy vacation.
Pool is very nice and decent size. Other pools in the area are much much smaller. The pool came in handy for the two days the beach was on a double red flag. The kids could still swim in the pool which was awesome. Side note: please take note of the flag status each day, swimming in single red or double red is dangerous. We saw many people leaving kids unattended in the water and the lifeguard and sheriff had to come talk to them.
Kitchen is very spacious with sub zero fridge (plenty of space) and Wolf range/oven.
Balconies off each floor were great, too, for seeing the ocean or finding a quiet place to sit and drink coffee.
Bikes in the garage, we were unaware of these initially until we stumbled across them.
Ice machine in first floor kitchenette/bar area.
Driveway large enough to park our two large SUVs.
Easy entry with code system.
Back sliding door leading to pool has an alarm on it that sounds every time you open it. Initially we were wishing we could turn it off, but with small kids it was nice to know when the door was being opened. It also kept it from being left open.
Plenty of bath towels in each bathroom.
Two sets of washer/dryer, one on 2nd floor, one on 3rd.

The house was lovely, the pictures on line are a little dated. The house overall was very clean, but there is some wear and tear,(to be expected from a rental.) The garbage cabinet is in very bad shape and is in need of repair before it completely breaks. The lower rack in the dishwasher does not fit the inside of the dishwasher, so when it is loaded with dishes, it falls off the track. The location is amazing, so close to the beach and the pool is huge (which was wonderful for our family of 10) The biggest negative is that there is construction going on right next door and the workers start at 6:45 every day. The worst part of that also was that the debris from the stucco and dust blew into the pool the whole week, so we had little bits of Styrofoam floating in the pool. It is on a dead end street which was great, so not a lot of traffic noise, just 5 houses under construction. The property managers were extremely efficient in answering calls. We had a couple plumbing issues and the management team got someone to the house rapidly. We rented a golf cart, which was a mistake because you can not drive it across 98, so there is really no need to have one. The house has 4 brand new bicycles and they were very handy to have. We loved the location, and the pool and proximity to the beach, just had to put up with construction noise the entire week. I didn't ask about construction when I booked , so that will just be a question that I ask in the future.

We were a small group of 5 ladies taking a long weekend getaway. We loved the house and it's location. The walk from the house to the beach is much closer than the picture displayed! It is a beautiful area and not crowded. The pool is larger than all the beach houses I have stayed in. We paid extra to heat it and it was worth it! The beds were comfortable, and we appreciated the extra pool towels. There are a lot of steps, which was difficult for one of our friends with a heart condition. There was a lot of kitchen items to cook with however, the pans could use an upgrade. This is the first rental that I have wanted to stay in again and again. I also have to say that the Modern Beach Vacation staff were fantastic. I left my hairdryer, straightener, and curling iron at the house. I asked if they could look for it and mail it to me. They did not hesitate and I received my forgotten items within a week. Excellent place to stay!!!

I can't say enough about this was perfect for our family to spread out. Our teen and college-age kids absolutely loved the huge movie room and watched lots of movies and basketball on the huge screen, while relaxing on the comfy couches! Having the ice maker, bar, and mini fridge downstairs, made it better! The arcade was also a hit...lots of Ms Pacman. All of this with the heated pool, just outside the door and another TV, grill, and kitchen area, perfect for grilling and chilling by the pool. Beds were VERY comfortable with super soft sheets. Kitchen was well-stocked with everything you need to cook. 2 coffee makers for Keurig or a pot of coffee. The griddle space was amazing for making pancakes, toasted sandwiches, etc. The decks were also a favorite spot to listen to the waves, see the beautiful white sand-lined gulf, and watch dolphins! It was SO convenient to the beach and just took a minute or so to walk from the house! The beach was not crowded at all, even on Spring Break, because it is only utilized by the houses right in that area! Additionally, my boys walked or rode bikes to the Dollar General, at the end of our street, many times for most snacks/groceries. There is also an Alvin's Island right there, next to the Dollar General. Winn Dixie grocery store, chick-fil-A, 5 Guys, and waffle house are all SUPER close and convenient. Highly recommend Auston's on 98 (in the same shopping center as Winn has delicious food (oyster bar and grill) with something for everyone. We got food to-go, but it is a fun environment for watching sports, having beer on tap, or even hearing live music at night. Basically, this house is so convenient to everything for everyone...even the shoppers, with the premium Silver Sands Outlet mall, just across the street. We were all able to spread out and enjoy our own bathrooms. Even had laundry area on 2nd and 3rd level! To top it off, management was amazing and went over the top to make sure we were enjoying

This is a wonderful property for families. The pool was absolutely fantastic along with the indoor theater. The kitchen is nice and roomy with space for multiple cooks, and the open concept kitchen, dining, living room area made it easy to visit with everyone as well as keep an eye on little ones. Easy access to the beautiful beach was the icing on the cake! While we had a few small issues with the property (like we’ve had at every property we’ve ever stayed at) the management was very responsive, polite and worked hard to resolve the issue asap.
