About this apartment rental

Huge oceanfront condo in newly renovated resort with numerous pools and facilities. The condo has a great balcony with ocean views for sunrise and sunset views to west. This one bedroom condo is spacious with 1 queen bed, queen sleeper sofa, and separate living room with queen sofa bed and fully stocked kitchenette. Building has conference center, kids play pool, work out facility and is located across the street from grocery, shopping and dining.

Beach town with shopping, dining, gorgeous beaches for biking, entertainment. An hour from Disney, Universal, St. Augustine, 1.5 hrs Cape Canaveral.

Located direct oceanfront on the famous A1A (beachfront avenue for you old school late 80's early 90's rap fans). Walk across to dining and shopping. Tourist beach town.

You will want a car, truck, jeep or motorcycle to get around. Bikes are fun too when the beach is at low tide! You can drive on the beach in Daytona tide permitting so grab a beach pass and see how fun it is to coast on the coast!
Smoking in room will result in card on file being charged $250 de-smoke fee. This is NOT included in damage waiver and smoke screening devices located in each room. No parties, no underage drinking in rooms. Guests booking MUST be the guest checking-in (no bait and switch bookings).

Vacation Rental Terms and Conditions
SECURITY DEPOSIT. In lieu of a security deposit, at the time of the booking, guest shall be required to purchase rental coverage for the duration of their stay. The guest is held financially responsible for damages to the Rental Property, whether made by themselves, their family, and another guest in their group or invitee.
POSSESSION. Guest shall be entitled to possession on the first day of the term of the booking at 3pm (condos) 4pm (houses), and shall yield possession to Manager on the last day of the term of this Booking at 10am, unless otherwise agreed by both parties in writing and early check-in or late check-out fee paid. At the expiration of the booking, guest shall remove its goods and effects and peaceably yield up the Premises to manager in as good a condition as when delivered to guest.
MINIMUM STAY. The guest will be required to pay for the booked dates. Guests wishing to extend their stay may do so by contacting the Manager and paying additional fees if the unit is available for extension and the guest has abided by all rules.
USE OF PREMISES/ABSENCES. Guest shall occupy and use the Premises as a dwelling unit. Guest shall notify Manager of any anticipated extended absence from the Premises not later than the first day of the extended absence. Guest will maintain the premises in good order and appearance including keeping the premises free of trash and garbage. Reasonable wear and tear are the only exceptions to damage to the premises. Booking guest agrees to be the primary occupant of the dwelling during the entire period of the rental.
Guest may not use the premise for commercial or event purposes. No commercial photography or filming is allowed on the property. Guests booking units that may allow small weddings or similar must notify Manager upon booking, pay additional fees and disclose all requested information to Manager. In the event a guest hosts an agreed up event but does not give accurate information as to the time of the event, number of guests or type of event, booking will be cancelled and guests immediately evicted. Any agreed upon event must be paid no less than 7 days prior to event. Manager has the right to deny any event request for any reason.
Guests may not hang towels over outdoor railings, erect tents or banners or do anything else to make property look less appealing to neighbors. Guest agrees to lock all doors and windows when they are not at the property.
Due to the COVID-19 pandemic, Guest agrees to adhere to all guidance from the Centers of Disease Control and Prevention (CDC) on COVID-19 and any local and state regulations. Local and state regulations can be found on the local public health department website.
OCCUPANTS. No more than the number of person(s) entered in the booking may occupy the Premises at any one time unless the prior written consent of the Manager is obtained. All guests over the age of 2 are counted towards the maximum. Any party falsely representing the number of people, or exceeding the maximum may be subject to immediate eviction without refund. All guests over the age of 15 will be required to provide a copy of a government issued ID.
For properties that allow pets, pets are only allowed if approved by Manager. All pets must be disclosed to Manager within 24 hours of booking, or if booking is less than 24 hours from booking time then at the time of booking. Guest must pay any required pet fees no less than 7 days prior to reservation start. For bookings made within a week of reservation, fee must be paid same day as the reservation is made.
Guests must be 25 to book (or the specified minimum age to book as noted on the booking site). Guests under the minimum age must be accompanied by a legal guardian or parent. Guests over 25 may not book a property for the use of a group under the age of 25 (ex: a mom or aunt cannot book a unit for a group of high schoolers where the parent or legal guardian will not be present).
FURNISHINGS. The unit is completely furnished and stocked. Guest shall return all such items at the end of the stay in a condition as good as existed at the beginning of the booking, normal wear and tear excepted.
PROPERTY INSURANCE. Manager and Guest shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises. Guest shall also maintain any other insurance which Manager may reasonably require for the protection of Manager's interest in the Premises. Guest is responsible for maintaining casualty insurance on its own property. It is recommended that travel or vacation insurance is obtained by the Guest. Manager requires unit insurance coverage purchase at booking.
NON-DISTURBANCE CLAUSE. Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes. Quiet hours are from 10pm to 8am. Guests shall adhere to noise policy and shall interact kindly with neighbors. Guests understand that many units are in residential areas and will act with the utmost respect while at the premise or in the neighborhood/condo. Guest will not be heard using foul language, being rude, arguing or displaying obvious intoxication.
Guest will treat property with the same care as if the property was their home and will not hinder normal traffic patterns in the area. Guests will not do anything neither at the unit nor in the neighborhood/building that would cause complaints from neighbors, HOA or Condo Managers or police/code enforcement. Guest will abide by any parking restrictions.
CANCELLATIONS. (a) If the Property becomes unavailable to the Guest prior to occupancy, for any reason, Manager agrees to refund the full amount paid to the date of cancellation, and Guest agrees to rebooking any claims against Manager. (b) Cancellations from guest will be refunded as described on the booking site used by guest. Guest understands that use of OTA’s such as Airbnb frequently require the guest contact the OTA directly as sites like Airbnb hold the guests money and Manager may not have ability to refund.
Cancellations related to the COVID-19 pandemic are dependent on a number of factors including: local restrictions, origin of the guest, when the booking was made, and when local officials or the CDC declare an outbreak in an area. If the cancellation is related to COVID-19, please refer to the booking sites policy.
SMOKING. Smoking is strictly forbidden inside the Property. Smoking is only allowed "outside". Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee charges to Guest as Excess Damage Cost and will be charged against the credit card on file. Smoking near open doors and windows that leads to interior smell of smoke will be charged as if guest was smoking in unit. Please note, purchased damage coverage does not cover smoking and guests card on file will be charged $500 for damage and smoke remediation.
COOKING. Guest may cook only in the specific areas set aside by Manager for cooking. No open fires are allowed other than in the grill, outdoor fireplace, or in the stone hearth. The grill must remain in open area, away from trees, house, etc. All fires must be thoroughly extinguished before leaving unattended.
CLEANING. The property will be inspected and cleaned after departure. Due to the pandemic, the property will augment current cleaning protocol to account for the changes in cleaning in adherence to COVID-19 cleaning protocols. The cleaning fee includes laundry service for the towels and linens. Guest is required to leave the property in the same general condition that

it was received in by making sure that the dishes are washed and put away, and the house is generally picked up and ready to be vacuumed, dusted, disinfected and laundered. The property has been cleaned in accordance with WHO and CDC recommended cleaning and disinfecting standards.
HOT TUBS & POOLS. For properties with a Hot Tub or Pool, guest acknowledges, and is fully aware that the hot tub and/or pool can be dangerous and slippery. Injury can be caused by careless acts. The undersigned Guest and their visitors accepts and assumes all risks involved in or related to the use of the hot tub and/or pool. No lifeguard on duty pool. Guest will be required to never swim alone and children will always be supervised. Nobody that is unable to swim shall enter the pool or hot tub. No diapers or similar allowed in pool. No glass or food in pool. Glass or food in pool would result in an extra pool cleaning charge to guest.

This location was the worst place we have ever been to in Florida! It all started with the fact (at the time we booked) they didn’t have any reviews for sandy toes and the pictures didn’t show the building as it is now. We had purposely try to avoid Daytona Beach resort because of the problems it seemed to have. We didn’t know we were going to be booking at DBR, and they made no mention of all the amenities on the property were closed. We feel that we were misled by the sandy toes post and that they misrepresented the building and amenities that were there. We had thought everything was fine. And payed for a premium stay. However we received a less than 0 star building. The night we arrived the electronic door lock wasn’t working, and I called to find out how to get in. I was told how to unlock the master lock containing the key for the room. They said they would fix it the next day but no one ever came for the entire week. The room smelled bad and really needed an update. One foldout bed had a 2 inch bed topper as the mattress, and it had a nasty dark stain on it. We had to buy a air mattress to replace that. A pillow had a crusty stain on it. You couldn’t close the bathroom door without standing in the bathtub. All of the amenities were closed. You were supposed to walk out the front of the building and around the parking garage (which is closed) to get to the beach. The bathrooms nearest the beach are padlocked shut. I wish i could post pictures. The worst stay ever.
