**CONSTRUCTION -Baja is experiencing a building boom, and Cabo is no exception. Construction is throughout the entire region, all communities, and hotel areas. There may be construction noise that we can not prevent. Currently, in 2024, a house is being constructed on the street across and to the left. Estimated completion: Mid 2025.

●ALL guests must be registered on the reservation, with names and IDs provided to the host. NO unauthorized guests will be allowed.
●Main renter will have to provide their ID to the security gate.
●Occupancy cannot exceed what you reserved the listing for.
The base rate is for 12 people. After 12, the rate goes up by $100 per person per night. After a reservation is confirmed, the host must approve additional guests.
●No pets.
●Quiet time is 10 pm-8 am.
●Music must be kept below 80 decibels at any time throughout the day.
●Community guidelines prohibit unauthorized visitors, additional guests, and vendors other than what is registered and approved.
● Pickleball Court Rules - Only Court or Tennis Shoes- No heels or shoes that will scratch.
● Pickleball Court Hours 9:00 AM until Dusk - Pickleball court is not lighted. Can only play during daylight hours.
●No decorations with glitter. Deep cleaning fees will apply. Please do not attach tape to the furniture or walls. The renter will be charged for any damage that results from this.
●A security deposit will be required, and the amount may vary due to the size and type of group. Once the reservation is accepted, this host will send you a payment request. Refunds will be made after checkout, and our property manager will complete the house inspection, typically within 24-48 hours after checkout.
● Guests who receive fines for breaking the rules, noise, and quiet hour violations are responsible for paying them. If repeat fines are issued, eviction can occur, and no refund will be given.

*No standing or sitting on the pool's edges, jacuzzi, or balconies.
*Do not use floaties in the infinity pool, as they are unsafe.

*No Access to the rooftop terrace. No walking on the rooftop tiles or areas with solar panels to avoid damage.
*No access to owners' cabinets, closets, or garage.
*Watch for slipping- Be mindful of wet floors after exiting the pool and showers
*No unsupervised children or minors
*No climbing on landscaping rock structures.
*Water: We must have additional water trucked in to fill the cistern for larger groups. Our house manager monitors the levels and will notify you if they are running low and need to be filled. This will be handled entirely by the property manager. For this purpose, video cameras are in the garage, outside the garage, and on the outside wall, on the rooftop pointed at the septic system and a Ring doorbell camera at the front. It is also posted in this listing.
*The gardener, pool cleaners, house cleaners, house manager, and house operations manager will visit the property throughout the stay to check the water levels and perform continued maintenance. Note—The pool may be cleaned during your stay, and gardeners may be onsite to perform maintenance.
** Our concierge/guest services is a third party. The concierge service has vetted and cleared all vendors. No unapproved outside vendors are allowed. All bookings between the service and the guest are the guest's responsibility to pay for directly. We are not responsible for any problems that may arise with any vendors that you choose to use. SECURITY & SAFETY RISKS

ANIMALS/WILDLIFE/BUGS
Baja area is a desert. With that, you may come across animals and species-specific to the area, such as wildlife (cows, donkeys, horses), birds, snakes, bugs (all types including spiders, centipedes, scorpions, ants, flys, etc.), and domesticated animals such as dogs and cats.
Guest shall supervise all activities on the property, including but not limited to activities in or near the pool. The vacation rental property owner does not provide a lifeguard on the property. Guest may encounter risks while staying at the property, including but not limited to slippery floors, pathways, and stairs (especially when wet), steep drop-offs, unfenced swimming pools and water features, and other unlisted dangers. The listed dangers are not all-inclusive but point out the existence of hazards. Therefore, the Guest agrees that he/she is voluntarily participating in the use of the rental property and, at this moment, assumes all risk of injury, illness, loss of life, and damage or loss of property that could result.
GUEST PERSONAL PROPERTY
By signing this Agreement, the Guest agrees that Mexico Enterprises will not be liable for any damage, loss, or theft of the Guest’s personal property. In the event that the Guest leaves items on the Property after vacating or that abandonment or surrender occurs, Mexico Enterprises shall not be held liable or responsible for the return of the Guest’s personal property. If Villa Vista finds items left behind by the Guest or a member of the Guest’s party, we will send items back to the Guest, at both the Guest’s request and expense.

A special note on Wi-Fi: Mexico is still a developing country. Villa Vista has made the top upgrades to our internet and Wi-Fi, but there are still occasional outages that are beyond our control.
STORMS AND HURRICANE SHUTTERS
In the case of bad weather, hurricane shutters may need to be installed. Weather is out of the host's control, and the host is not responsible for keeping guests apprised of weather conditions. Outdoor furniture and decorations may have to be relocated and brought inside of the house. Guests can not remove installed shutters. This can compromise the installation and can cause damage. Any damage from guests removing these will be the renter's responsibility.

We had a fantastic stay at Casa 36. The entire process was very smooth and the property management team was super responsive to all of our needs. Their support team including chefs/transport/cleaning crews were all top notch.
The house is very large with an expansive open design that can handle big groups well for eating/cooking/swimming/etc. The nighttime views from the outdoor eating area and pool are amazing. The bedrooms all had great bedding and comfortable mattresses as well, an often overlooked detail when you're dealing with a property that has so many beds. The apartment down below is also a great asset if you had a part of the group that wanted some extra privacy (with a small kitchenette to boot). The community being gated is great as well.
While we were only a group of 5 I would highly recommend the house for any large group going to Cabo.

Girls week celebrating my 70th birthday. The home, location and staff were amazing. Gaby was our concierge who went above and beyond to assure that we had a wonderful time in Cabo. Minor issues that occurred were handled immediately.
Prior to our arrival I had the opportunity to speak with the home owner who was very responsive as well.

I hosted a wellness retreat here with 8 other women and it was absolutely perfect.
The rooms were spacious and had the most luxurious bedding.
We used the pool and backyard for yoga daily.
Upon arriving we had a small issue with the hot water in the casita but the property manager sent someone right away.

We really enjoyed staying in this house for a work retreat. This provided the perfect setting to have meetings with comfortable chairs which is hard to find. I highly recommend this house and the host was very accommodating. We were able to purchase catering options that were very delicious.

This home is absolutely stunning! We had 9 adults celebrating my 50th birthday. The house comes with a concierge service that helped me plan for the trip. She coordinated our transportation, spa services, grocery delivery, in house chef prepared meals from our talented chef, Otto, tequila tasting and more. We were all blown away by the house. Each bedroom is gorgeous, comfortable and private. The pool is area has a stunning view and the home is spacious and beautifully decorated. I reached out to the homeowner a couple of times and she was quick to reply. The concierge service hit it out of the park. It was a very nice touch and made the entire vacation feel special. We are already planning to come back next year. There’s no reason to stay anywhere else, this house is perfection!

Awesome property with expansive views of the ocean and Cabo, the pictures do not do this place justice.
Very comfortable and the heated pool was a hit with the family. There are big TV's in both living rooms and tvs in all the bedrooms where you can watch your streaming services. The new grocery store down the street has everything and is within walking distance if you do not have a car.
We come to Cabo every year and we will 100% come back here, no need to ever rent multiple hotel rooms for our large family ever again.

Words cannot begin to describe the amazing time we had for my sister’s bachelorette party. I wanted to find a venue that gave the experience of Cabo without the downtown craziness. The amenities were fabulous. We were able to stay on property the entire time and relax in this stunning gated community. The house was immaculate, pool and pool area perfection, and the concierge service was five star. Words and pictures cannot convey this gorgeous home with world class views of Cabo and the arch. If you want a safe, clean, stunning location… this is it!!

The pictures do not do this place justice. Came with a group of girlfriends and could not have been happier. Gorgeous house, very clean, and beautifully decorated. The heated saltwater pool was so nice we never wanted to get out and the views of the Sea of Cortez and Arch were amazing. The bedrooms were so comfortable with the softest linens. Walkable to a new market which is like a US Whole Foods. I highly recommend using the catering/chef service. The 24-hour security made us feel very safe. We will be back.
