This classic SoCal neighborhood is located just 2 blocks from the water and provides endless possibilities for fun and relaxation!

The home’s shared living space features a spacious open concept design under vaulted ceilings. A gas fireplace creates a cozy backdrop for your time spent relaxing at home, while the smart tv provides entertainment. The fully equipped kitchen is just adjacent, giving guests easy access to snacks and drinks. The chef of your group will have all the necessary tools and appliances for whipping up delicious meals, which could be casually enjoyed at the barstool seating along the counter, or at the formal dining table with seating for 8. Guests will want to make the most of this home’s awesome location by exploring all Newport Beach has to offer, but you’ll also enjoy each moment spent inside this amazing home.

This home sleeps 10 guests between 5 private bedrooms:
- Bedroom #1 has a king size bed, smart tv, and Jack and Jill bathroom with walk-in shower.
- Bedrooms #2 has a king sized bed.
- Bedrooms #3- #4 each have a queen size bed.
- Bedroom #5 has a twin size bed with an additional twin size trundle bed. This bedroom shares the Jack and Jill bathroom with Bedroom #1.

THINGS TO NOTE:
- Newport Beach often gets a nice breeze and thus this home does not have Air Conditioning.
- The home has an additional bathroom with dual sinks and walk-in shower.
- Washer and dryer in unit.

So, Balboa Island is a great place to stay but there are some things to be aware of with this property. First, there is no air conditioning, however there are a lot of fans and it does cool down at night. They have a portable air conditioner that can vent out a window. This worked well for the room with the toddler in it. Second, the garage is accessed from a narrow alley behind the building. If you have a large car, parking is a challenge but doable. Shutting the garage door was not possible with our big car. Third, finding parking on the street can certainly be a challenge. We had some family stop by and it worked out okay, but you do have to search. There is a little Mexican (Todos Santos) place right around the corner that has very good food and a great breakfast. Taking the ferry to the peninsula is fun but not very fast, particularly if there is a line. I did see one cockroach that didn't live very long so they probably need to spray. The sliding screen needs to be fixed. We did have a couple of minor issues that the Grand management fixed right away. Overall, we enjoyed this place very much and it did meet our needs nicely. It's a nice upper flat.

We had a wonderful time at Casa Balboa. The apartment fit our family of 5 extremely well. The apartment is close to the beach and the center of Balboa island, making it a perfect base for us during our stay. The apartment is well equipped with all the basics, including a fully equipped kitchen, and a pair of washer and dryer. We appreciated the many thoughtful things the owners had taken care of; e.g., the owners supplied beach towels for us to use during our stay. Very nice! One particularly nice perk was the fact that the excellent Mexican restaunt Todos Santos was literally steps from the apartment, and we made use of this convenience maybe one too many times. So, in summary: a wonderful place to visit that we highly recommend.

Beautiful island but Terrible neighbors. This unit is on the second floor. In our first day there we went outside to enjoy the view from the balcony, 5 minutes later a neighbor from the house across the street came out, turned his engine car on in front our unit and walked away, polluting the beautiful sea breeze air and ruining our balcony time. He came back in 5-7 minutes without any intention to leave. So we asked him kindly if he is not planning to leave soon to turn his engine off. Instead of having an adult conversation he used the profanity words, calling us names. WOW, so shocking. But that is not the end of that story. In our last day when we were loading our baggage he was outside again, as we started to drive away he began taking a picture of our license plate and when I stopped my car and came out, he immediately tried to hide the fact that he was taking a picture of our license plate. Those experiences alone ruined the whole picture of the unit where we stayed and that particular neighborhood. I demand compensation. I will not recommend anyone to stay there by all means.

We have stayed on the Peninsula Oceanfront in various rentals for over 50 years. Since this was a last minute plan, our best choice was Casa Balboa on the island. 5 bedrooms were perfect. Neighborhood was quiet and charming. Paddle boarding on the inlet was amazing. Lovely flowers, Balboa bars and bananas were to die for!

Several concerns. The stove does not work properly, the largest burner does not work so it took forever to cook on the stove. Mattress in master bedroom is very uncomfortable. The appliances and kitchen are very outdated. The dishwasher was extremely loud and partly held together with a paper clip. The oven is very old. There were no spices for cooking, coffee, not even ice trays to make ice with. We like to cook and found the kitchen to be sub par to say the least. Couches in living room very uncomfortable. Pillows in bedrooms uncomfortable. Definitely would not stay at this location unless I knew these items were addressed.
