The Space:
BEAUTIFUL NEWLY REFURBISHED 4 BEDROOM 2 BATHROOM HOUSE***ACCOMMODATES 8 PEOPLE***SITUATED IN THE STUNNING COUNTRYSIDE***

The house has 4 big bedrooms with double beds in each and can accommodate 8 guests. There are 2 bathrooms and a big living room and brand new kitchen and conservatory overlooking the incredible garden.

Please note that our property, is on a number of levels - the kitchen and first bedroom / en suite is on the basement, first floor has another bedroom, conservatory and lounge. Entrance to the property is via the first floor. the second floor has another two double bedrooms and one bathroom. There is also a garden, which is is accessed from the kitchen. There are two car parking spaces on the driveway. Due to the different levels / stairs I would not recommend this property for elderly people who find it hard to get up and down the stairs.

Bed Linen and Towels
This apartment, benefits from fantastic Egyptian cotton bed linen, and luxury Egyptian cotton towels which are provided for each guest during their stay at the apartment. All of our bedding is dry cleaned and freshly ironed.

Kitchen
We provide all necessary kitchen utensils to make sure you have the perfect stay.

Guest Access:

There is a code for the apartment block. We will provide instructions of access are provided once the apartment once the apartment has been booked and 48 hours before check in.

Car Park
We have on free site parking for two cars, in the drive way at the house - there is also on road parking on both sides of the road outside the property.

The Neighborhood:
The gorgeous country house is situated in the picturesque Lancashire countryside and is waiting to be explored by you!

It is on the course of the River Irwell in the West Pennine Moors in the heart of a thriving market Town. There are many independent shops, cafes, bars, restaurants, art galleries and even it's own Brewery all within a 10 minute walk from the house. The Town holds many events throughout the year such as the Ramsbottom Chocolate Festival, The Cake Festival, The Christmas Markets, The Pie Festival, Farmers Markets and more.

There are many award winning pubs in Ramsbottom and Mitchellen Star restaurants such as The Hearth Of The Ram which is 5 minutes walk from the house.

The Irwell Works Brewery is located just off Market Street and is a fantastic day out!

I would also recommend The Nuttall Park, The Holcombe Hill, Irwell Sculpture Train,

Just a 3 minute drive from the property, or 10/15 minutes walk is the Ramsbottom Railway Station - which has direct trains to both Manchester City Centre and Leeds.

All within 2 minutes of house - Oscars restaurant Old mill leisure club on Manchester road Eagle and Child pub Beauty hair salon next door to the house

Please note we use a guest app service, which will email you automatically asking you to sign our house rules as soon as you make a booking with us. 14 days before your booking, you will get a text & email prompting you to click on the link, which takes you to the mobile responsive website which has a map of where you are staying, directions to and from airport, train station etc . 48 hours before your stay you'll get another text & email which will tell you that your arrival details have been released which has all the access information to get into the property that you have booked for your stay. We will provide an emergency telephone number for emergencies during your stay. Please note we do not have a concierge service on site, so we can't store luggage in advance of your check in or after you have vacated the property. Please note we can't hold tickets to football games/theatre shows for guests.

The property needs updating as does the description. Convenience store closed down 2 years ago. Most of skirting boards are coming away. Not enough seating in lounge for 6 sleeps 8.
