NOTE: This home does not have central air conditioning.


Features: 3bd, plus a loft sleeping area, and 2ba. Wifi, 1 tv with cable, wall-mounted heat, wood-burning stove, ceiling and portable fans. NO central a/c. Refrigerator, mini-fridge, range/oven, dishwasher, coffee maker, tea kettle, toaster, blender, mixer, popcorn machine, slow-cooker and waffle iron. Dining table seating for 8 plus 2 barstools. Washer & dryer, hair blow dryer, iron & ironing board. Pool table, DVD player, charcoal BBQ (charcoal not provided). Garage not for guest-use. Parking up to 4 vehicles. Parking cannot be in the driveway because it is a water company easement. Picnic table and BBQ on the beach. No pets allowed. This home has exterior security cameras.

AGE RESTRICTION IS FIRM.

You must be at least 25 years old at the time of booking to reserve this property.

No pets. No animals. No exceptions.

PET POLICY IS FIRM.


STAIRS:

This property has interior & exterior stairways.

Level entry from the driveway into the house.


OUTDOOR FIRES:

Outdoor fires are strictly prohibited on the premises.


CHARCOAL BBQ:

Charcoal & Lighter not included.

Guests are responsible for supplying their own charcoal and lighter for the use of this amenity. These items can be purchased at the local market.


CHILDREN:

Please do not leave children unattended on stairways and decks.

Stairways, decks & deck railings are not child-proof.


GARAGE:

Garage is not available for guest use.


PARKING:

Level driveway parking for 4 vehicles. Parking cannot be in the driveway because it is a water company easement.


SWIMMING FROM THE DOCK:

Swim out from the dock is a maximum 30 feet, per Pine Mountain Lake safety regulations.


NEIGHBORS DOCKS:

Guests please do not use the neighbors docks.


BOATS:

The canoe offered at this cabin is not washed prior to guest's arrival.


LIFE JACKETS:

Guests agree to wear life jackets while using provided boat(s). This includes children.


LINENS:

Sheets, bath towels, comforters, blankets, pillows are provided for guest use.

Beach towels are not provided.


COFFEE, SPICES, OILS, FOOD:

Coffee, spices, cooking oils, food, snacks are not provided.


GATED COMMUNITY ACCESS PERMITS REQUIRED BY HOMEOWNERS ASSOCIATION:

Pine Mountain Lake HOA charges $46 per vehicle (one time fee) to enter the gated community with 24 hour security. The entire fee goes to PML HOA. Price subject to change without notice. Access permits are non-refundable. A stay of 8+ nights will require additional fees as per PMLA.

infants. In addition no large gatherings are permitted. The maximum occupancy

number includes children & infants.


2. The age restriction is firm - if you have booked this property and are under the age of 25

please cancel immediately. A copy of your driver's license may be required to confirm

occupant age.

4. Guests are not allowed to launch their own SUPs, boats or watercrafts of any kind on

Pine Mountain Lake, per Pine Mountain Lake Association rules. However, Lake Don

Pedro is just 20-minutes away & perfect for a day trip with water toys! And remember,

you can rent sailboat / kayak / paddle board / paddle boat rentals at the main Marina

Beach in Pine Mountain Lake.


5. In addition to the marina offerings Pine Mountain Lake offers an Airport, 18-hole

championship golf course, country club with indoor & outdoor dining, tennis courts,

community pool, horseshoe pits, equestrian center, and three sandy beaches on the

lake. The Marina Beach is the largest most popular beach and offers: an expansive

sandy beach & lawn area, designated swimming area, BBQ pits, picnic benches, snack

shack, and the sailboat / kayak / paddle board / paddle boat rentals. Beaches are open

during the summer months only. Golf course is open year-round.


6. Past guests have loved the property so much they often want to celebrate special

moments here, but please no confetti. Cleanup after celebrations is not included in the

departure cleaning fee. Guests will pay an extra cleaning fee if housekeeping must clean

any celebration debris.


7. Propane for any gas BBQ is not provided. You may either order this on the Temporary

Resident Registration form for an additional fee or provide your own propane. You can

purchase propane tanks at the local market or hardware store. Firewood is also not

provided. The current rate for a propane tank is $65 (subject to change without notice).


8. All outdoor fires (not contained in approved fire pits), candles, smoking, firearms and

fireworks are strictly prohibited on the premises.


9. PET FRIENDLY PROPERTIES ONLY: Pet must be declared & registered with Yosemite

Region Resorts prior to arrival. Pets must be well-behaved, housebroken, and

non-destructive. Pets are not allowed on the furniture. Unsupervised pets must be

crated. Guests are responsible for cleaning up & disposing of all debris left by their pet.

Pets are not allowed on Pine Mountain Lake beaches. Pets must be on a leash at all

times within the gated resort community, per Tuolumne County leash law. Pets do incur

an additional fee of $35 per night per pet.
