Burlington Palace - An entire, sumptuously furnished 7 bedroom Regency townhouse, arranged over five well appointed floors.

Sole use of the private walled garden and located by the Grand Parade seafront, the tennis and the theatres.

Gaze out over the promenade and the beach to the sea from the property’s huge bay windows.

The vast master bedroom suites have Egyptian cotton sheets, huge en suite sitting rooms and full private bathrooms: - one with a free standing double ended roll top bath; and one with a walk in marble tiled shower.

Two additional full bathrooms including another full size bath and a marble and granite tiled wet room with a walk in shower.

Eclectic original art works and signed prints adorn the walls of the rooms and corridors.

The lounge has a separate dining area which can easily and easily accommodate 16 at one sitting..

The dining area has South facing French doors to the garden, via the natural wood decked patio and Bbq area.

The dedicated office area has a full size desk, an executive leather chair and a 27” Imac. There is a Cat 6 Lan access if you want to use your laptop there.


There is fast fibre gigabit internet with Wifi coverage throughout the house.

The separate large well equipped large kitchen has natural light coming in from a window overlooking the terrace and room for several chefs .

There is a good selection of tableware including crystal champagne flutes.

The huge relaxed lounge has comfortable seating around a large wooden coffee table, with a multitude of side tables, side lamps and floor cushions.

The lounge has a surround sound home cinema with a Phillips 55” Ambilight Oled screen

Wired in Bowers and Wilkins speakers and a Cambridge Audio active sub woofer provide high end audio.

There is a Sony Playstation5 Blu-ray player connected through the home cinema and also a library of films on disc.

Great bbq area with an easy to light gas to coal bbq that does the work for you at the touch of a button.

The patio lead up to the secret Zen garden with a jasmine covered pergola, a white marble fountain and palm trees.

Café chairs and a banqueting table enable outside dining.

Entire property

The property is located just a few steps from Grand Parade which is Eastbourne’s showcase beachfront promenade, with a lifeguard patrolled section and the towns seasonal attractions.

Grand Parade is home to the Carpet Gardens flower display, a plethora of Grade Ii listed seafront buildings and major tourist attractions including the Bandstand, the Rnli Lifeboat Museum and the Pier.

The Martello Wish Tower is a scheduled monument, close by on the way to the Western Lawns ornamental gardens.

The Wish Tower was built to defend England from Napoleon and, rather ironically perhaps, now has a French restaurant as a neighbour!

It is on Grand Parade that you will best view the fireworks which accompany many of the towns major events, parades, the Bonfire Society´s colourful Bonfire Night march, and Airbourne, the annual international airshow as well as weekly promenade concerts with their own 1812 overture fireworks during the tourist season.

Grand Parade also serves to host pop up international food and craft markets.

It is here also that the classic and vintage car show owners park there shiny cars on the manicured lawns leading to the Eastbourne Eye, the towns giant ferris wheel.

The beach in front of Grand Parade is the only lifeguard patrolled swimming area in Eastbourne and this is also where you will find the rental bike stands and water sports hire locations.

The Bistrot Pierre brasserie by the Wish Tower, is a delightful French restaurant, where pink champagne can be enjoyed by the glass, while taking in the stunning views out over the sea to the white cliffs of Beachy Head from their extensive sunny terraces.

The Grade Ii Rnli lifeboat museum nestles at the foot of the Wish Tower and marks the start of the pleasant and level promenade leading to the Holywell Tea Chalet at the foot of Beachy Head.

The property is also fortuitously located in the Devonshire Quarter:- home to the Eastbourne International Tennis Tournament and the award-winning Towner Art Gallery.

On the doorstep are lots more Grade Ii listed buildings including the towns main three theatres and the Eastbourne Heritage Centre.

The stunning Regency style Devonshire Park Theatre, is close enough to return home for drinks during the interval if you want to!

The local pub -The Stage Door, is a delicious confection of architectural styles with signed celebrity portraits lining the walls from performers in the adjacent theatres who go there.

The Winter Garden with its cast iron decorative cresting, flagpoles and baroque flourishes, hosts all manner of attractions, including the October Sussex Beer Festival.

One of only three virtual film production studios in the Uk has recently opened its doors in the Devonshire Quarter proving the area a hotbed for new creative talent and designers .

Eastbourne, a Victorian seaside town built by gentlemen for gentlemen

Most of what Eastbourne has to offer is in the The Devonshire Quarter which is where the property is located.

The dotto train runs the length of the seafront promenade a few hundred metres away and can take you to either end of the promenade, with Holywell and Beachy Head to the west and Sovereign Harbour to the East.

The Town Centre is a close level walk, as is the Beacon shopping centre and multiplex cinema by the Mainline train station.

There is an Ncp adjacent road to the property and there are free overnight bays outside the Devonshire Park Theatre and free on street parking a short walk away past the Devonshire Park Tennis club.

Because of the property's central location, you can purchase scratch cards for parking in Zone S bays which includes the bays along the promenade in the Grand Parade seafront area and directly outside the property on a first come first served basis.

In season you can hire a chauffeur driven vintage open top Rolls Royce to tour up and down the seafront from outside the nearby Rnli Lifeboat Museum.
