Spacious Living room with 85 inch TV, wet bar, and plenty of seating for the family. Main level features 3 bedrooms and 1 that has ensuite bath. All bedrooms have their own TV and comfortable beds. Master Bedroom feels like your own private space within the home. It features a rooftop patio with views of four peaks mountain and the famous fountain in Fountain Hills park. King sized bed and fireplace as well as well as couch seating area make it your own little getaway within the home. Luxurious master bath that includes shower and jetted tub.
The resort like backyard has multiple seating areas and TV's so you don't have to miss the big game while enjoying the Arizona weather. Backyard also features optionally heated pool , hot tub, and bbq area.
Coming to town for a golf outing? This home is perfect any golf travelers. Work on your short game at the custom putting green or step in to the newly added driving range with tee pad and simulated grass hitting area. Top golf courses in close proximity once you fine tune your game. Ask us about the specials that we can offer through local golf courses as part or your reservation.
Other features in the home are large laundry area with washer/dryer. A desk workspace for those needing to work while traveling. Guests will also have access to one stall of the garage throughout your stay.

This is not a party house and anyone being disrespectful to the neighbors with noise will be asked to leave. This is a quiet neighborhood where people make their homes and they must be respected at all times. There is zero tolerance on this policy. We have no problem with people coming to have fun and you are welcome to enjoy yourself we just ask that you act like you would in your own home.
Minimum age requirement to book home is 25 years of age. ID may be required.
Quiet hours are 10 PM nightly for outdoor activities. City Ordinance and strictly enforced.
No smoking in or around the home. There will be a $1000 fine for any signs of smoking in the property.
Pool safety- If traveling with children 6 years of age and under please notify manager for a pool safety notice.
Pool heating is available as an optional service. If you would like to have the pool heated please notify manager at least 72 hours prior to arrival so we can have it heated. Pool heating charge is $75 per day or $400 per week and an invoice will be sent when the heating is requested after booking. Hot tub can be heated at no cost.
IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and cities to require occupant information including contact data, and vehicle data. An online portal has been created to enable travelers to complete the form easily and in less than five minutes.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy is required before Arrival Instructions are sent, and within three days of booking.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.
* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)
* Arrival and Departure: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and cleared for occupancy.
* All requests for early arrival and late departure must be requested in advance and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may direct message the property services staff for early arrival request updates, and the day before your departure to get late-departure updates.
* Safety & Security Violation Fee: Our arrival protocols and systems are designed to prioritize your health and safety by protecting against arrivals to our home before the property has been fully cleaned, sanitized, inspected and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Safety and Security protocols by arriving to the property before receiving full authorization to occupy the property.
Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.

(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.
