We have taken great care to ensure that you have everything you need to feel at home during your stay.

★Living Areas:
As you enter through the ground floor foyer, you will find the staircase, garage entry and hallway leading to the tiki bar.
The tiki bar seats up to 7 people and features a Keurig coffee machine, fridge, sink and dishwasher.
There is also a full bathroom with shower and the remaining space provides ample room for entertainment with generous couch seating, a large smart TV, plenty of natural light and convenient access to the pool.

On the 1st floor you will find a spacious smart TV-equipped living room next to the kitchen.
Open the sliding doors for a captivating view of the canal, an outdoor table for 4 and stairs leading down to the pool.

★Kitchen:
On the 1st floor you will find a fully equipped open kitchen featuring a gas stovetop, oven, microwave, dishwasher, fridge, kettle, blender and all essential cooking utensils.
A new sponge, dish soap, trash bags and dishwashing detergent to get you started are included.

★Dining:
There is a dining table for 8 & kitchen bar seating for 6 on the 1st floor.

★Master bedroom & bathroom:
On the 3rd floor you will find the master suite with a king bed, a smart Tv, a Peloton bike, a private patio overlooking the canal, a spacious walk-in closet and a master en-suite bathroom offering both a bathtub and a separate shower.
Bedding, linens, towels, a blow dryer, and essential soap products are all included.

★Guest bedrooms & bathroom:
Two guest rooms await on the 2nd floor, each boasting a queen bed and private patio with front house views, one of them has a Tv.
Next to the rooms is the guest bathroom with a shower.
Additionally, a full-sized pull-out sofa provides extra sleeping space in the den.
An additional guest room with two twin beds and a Tv completes the floor plan on the 3rd floor.
Bedding, linens, towels, a blow dryer, and essential soap products are all included.

★Outdoor:
The ground floor hosts the private pool (unheated) and hot tub with a canal view. Lush landscaping surrounds the property providing privacy, and a boat lift and jet ski lift are ready for adventures.
There is additional outdoor seating to enjoy the fresh air.

★Entertainment:
5x Sonos stereos throughout the house

★Accessories:
Private boat dock
2x bicycles + 2x paddle boards are available for your use
Ping-pong table located in garage
BBQ grill located outside
4-6 beach chairs available
Peloton Bike in master bedroom

★Laundry:
The laundry room comes equipped with a washer & dryer as well as ironing board and sink.
It is located on the 2nd floor next to the guest bedrooms.
Basic detergents are supplied to start you off.

★Parking:
The garage accommodates one car, with additional space in the driveway (enough for 4).

★Miscellaneous:
The golf cart is not for guest use.
Self check-in starting 4 pm & self check-out by 10 am.
If you wish to receive mail, it must be sent to our Orquera Florida Investment office - Sarasota downtown.

★Location:
Downtown Sarasota – 15 min drive
Siesta Key Beach - 5 min drive
The Village – 3 min drive

★Important Notes & Rules:
Security cameras are positioned along the home's perimeters, with one specifically directed towards the pool area.
Small pets may be accepted upon owner approval for an additional fee ($150).
Pool heating available via hot tub upon owner approval for an extra daily fee.
Use pool and hot tub at your own risk, no lifeguard on duty.
Residence is located on the canal without a fence. Supervise children at all times.
No parties and non-smoking.
AC cannot be lower than 70 F and heat cannot be higher than 77 F.
Don't leave doors/windows open when AC/Heat is running
