Welcome to this charming, sun-soaked villa on Port Bouvard Island’s serene canals and minutes from the beach! With a private north-facing property and jetty, enjoy crabbing, fishing, and dolphin-watching just steps from the alfresco area, accessed through elegant French doors. Sip coffee or dine outdoors with canal views. Inside, unwind in spacious living areas, a modern well-equipped kitchen, and secure gated privacy. Perfect for families and friends.

The ground floor invites with an open-plan kitchen, dining, and lounge area, perfect for entertaining. The french doors open up to large outside alfresco area overlooking the canals.
First Floor:
The open-plan design of the well-equipped kitchen, which flows seamlessly into the dining and living area
has all the necessary appliances and is ideal for creating memorable family meals.
The dining area offers a large dining room table for those family get-togethers and the living area offers a large TV and comfortable seating to relax.
This level also offers a convenient third toilet and a fully equipped laundry.
Second Storey:
Upstairs, the master king suite impresses with a Juliette balcony overlooking tranquil canal views, built-in robes, and a private ensuite. The spacious Queen Suite includes a large built in robe, while the third bedroom features two king singles—great for the kids!
Top Storey:
The top-level loft doubles as a fourth bedroom and kids’ play area, and TV room complete with its own balcony overlooking the canals. It holds a double bed, a comfy lounge and large TV .

Other things to note:
- Absolutely NO parties or events of any kind and strictly quiet hours from 10pm-7am.
- ALL GROUP STAYS ARE MUST BE PRE-APPROVED. Please inquire prior to booking if you are a group.
- As a rule we only take families.
- We are in a very respectful neighbourhood.
- Please ONLY cook crabs in the provided crab pot in the laundry, you can cook inside.
- Take them to a bin located away from the property.
- Please do not open the awning past 3m or it will get stuck.
- Please close door in pantry to keep light from staying on.
- The property backs on to open waterways. Extreme caution must be taken with children and non swimmers.
"Things You Need to Know Before You Book"
- We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement.
- We also require a copy of the their ID (front and back). This is separate from Airbnb identity verification.
- We also require a Security deposit which we will authorize separately. See House rules for more info We are approved by Airbnb to do so.
- All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.
- Only the bedding set out for your booked number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $65 per night per item used
Guest access
Guests will have complete access to the entire property.
You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or appointed tradesperson to enter onto the property at any time to effect or investigate repairs or complaints.
All repairs will be affected as soon as practicable.
On public holidays and after hours it may at times prove difficult to get tradespeople straight away. We
will always do everything we can to minimise inconvenience caused but cannot issue partial refunds or give discounts.
Maintenance issues will not cause for discounts or refunds. Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner
Only the number of persons advised on the website and confirmed booking, are permitted to occupy the premises.
In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above.

This will help cover the cost of any unexpected changes to your travel plans, like if you need to cancel your stay with us.
