The property, the Clos du Peyronnet, is located in Menton Garavan, between the Old Town of Menton and the Italian border and is a 35 minute drive from the Nice Airport.

The apartment occupies the second (top) floor of this substantial Belle Epoque Villa built in 1897 with south facing views on to the Mediterranean and Old Town of Menton. The apartment consists of main 3 bedrooms, three bathrooms, dining room, living room, balcony, private garden with dip pool and fully fitted outdoor kitchen with gas BBQ and dining area. Occupying approximately 1750 Ft2 (175 m2), the apartment has recently undergone an extensive renovation. The Villa is set within a private botanical garden of international renown which are amongst the most intimate, varied and celebrated on the French Riviera. The property is approximately 100m from the sea and swimming beaches and has the benefits of a grocery store and bakery within a 5 minute walk.

There are many good restaurants within close proximity, and the Old Town, with its many cafes, restaurants, renowned daily food market and a recently completed Cocteau Museum is a 5 min drive or 20 minute walk. The Principality of Monaco is a 20 minute drive along the coast.

The apartment and garden kitchen are fully equipped and all linen and laundry will be attended to by the maid service which will have the home ready and made up for your arrival.

I recently had the opportunity to spend 9 days at the Clos du Peyronnet with my wife and some of our most special friends and I was amazed at how beautiful it was. The moment you drive through the entrance gate to standing in the dining room admiring the views of the sea you felt the feeling of relaxation in a magical, historical place. We felt right at home. From the grand marble staircase upon entry right up to the upper level bedroom balcony with magnificent views, opulence abounds. High ceilings throughout, marble fireplaces in most rooms, modern bathrooms in all the bedrooms, a gorgeous kitchen to cook meals in if you so choose, a formal dining room and a grand family room to sit, relax and talk about the day’s adventures. We sipped wine, listened to beautiful music and gazed out of the windows at the sea and you could feel the flat come alive as a grand, old building from an era past. The exterior garden provides an opportunity to get lost in thought as you wander through the many paths while admiring the natural beauty of the original owner's design. You can sit, read a book while sipping a glass of wine or line up that perfect postcard picture that will be a forever reminder of how fortunate you were to find the Clos du Peyronnet. The exterior barbeque area was thoughtfully designed as it included a small refrigerator, dishwasher, sink, all the utensils, dishes and glasses you need and a large barbeque. Views of the garden, pool and sea make this an amazing experience to celebrate a meal with friends and family. I can honestly say this was our first time at the Clos du Peyronnet but not our last. The owner, Edward, was so helpful and left us with the impression that he truly cares about his guests and wants each of them to have the best time possible. He provided us detailed directions from the airport, recommendations of great restaurants and cafes as well as the local food markets. He made himself available by email or phone anytime we had a question.

Nestled in lush botanical surrounds, this villa is a romantic and historically-fascinating base, from which to explore the French Riviera. The views are stunning and cocktails under the framed balcony arches were evocative of Scott Fitzgerald's Tender is the night, which put the Riviera on the tourist map, way back in the 20s. The interior is beautifully presented and there was plenty of room for us three couples. There's lots of lovely walks around Menton and across the Italian border, plus the nearby train makes for easy access all along the Coast. Ed was a very pleasant and most helpful host. f you want to get away from some of the crass architecture of the Riviera coastline and pretend that none of the development every happened, this is the hidden gem for you!

This property delivers far above what its description is on the website . The driveway gives glimpses of the Meditteranean to the left and snippets of the grand manor up the on the right . The first feeling , once inside is disbelief .Its size and space , bedrooms each with bathroom and drop dead views of the Med , or from my room , Alpes Maritimes and Cap Ferrat. Living room ,kitchen and dining all tastefully decorated and furnished . We ate our way around the Cote d'azur , but our most enjoyable times , were cocktails on the balcony and the sun setting into the Med then dining in house with fresh produce from the local Menton market There is so much to say about this rental, it has an amazing garden , it is sparkling clean and beautifully furnished . It also has a documented history..... Its location is ideal for daytrips to either French or Italian Riviera ,by car or train , we did both.There are amazing restaurants in walking distance and the stylish town of Menton is not far away. Ed is a great host , never short of a suggestion and he steered our party in the right direction everytime. He has a beautiful house , which I am reluctant to share as I would like to visit every year...

Our stay was extremely pleasant. The location of the property is very convenient. It is in the midst of nature and a very beautiful garden and yet all the conveniences required for daily living are a very convenient walking distance. The property itself is spacious and well furnished. All the bedrooms have their own bathrooms. The kitchen is extremely well furnished and has all the kitchen utilities in abundance. The living room and the dining room are spacious and well furnished. There are two balconies where one can leisurely sit and enjoy the view of the sea and the setting sun. All in all the owners have taken every possible care to make the stay of the guests very pleasant.

The nice photos describe well this fantastic apartment, well suited for six guests (3X2). The apartment is furnished like a home, in best possible taste with beautiful antique furniture. The kitchen is fully equipped and the whole appartment has been well kept and it was super clean. The beautiful sea-view, the sunny location and the unique, magical garden makes the villa and this top floor apartment something very, very special. Last but not least, we very much appreciated the owner's active and hospitable approach in all our questions. Thank you for that. We hope to come back one day.

This is a very special property within a magnificent sub tropical garden. Located at the end of town near the Italian border, it is quiet and relaxing yet very easy train ride to the Riviera towns. The views of the sea from the balcony and windows were unbelievable! Edward was a pleasure to deal with and so accommodating. He gave us great suggestions as to what to see and what restaurants to eat at that were spot on. If you want a relaxing vacation this is the property for you. We will be back!

Edward Delaney's Menton home is top notch in every way. All the furnishings and appliances are high end yet the decor is in keeping with the period of the property. The private garden with dip pool, kitchen and dining area are excellent. The resident owners on the ground floor are so friendly and make you feel at home. Their extensive gardens are very pretty and William (owner) is happy to have you discover them (we of course spoke with him first to check he was happy for us to roam!) Couldn't get better
