WE JUST ADDED A POOL HEATER! for the cold winter months ;)
All new windows, doors, whole house painted inside and out, brand new floors and all bedrooms are private now.. and so much more! 2700 square foot home directly on the the beautiful Withlacoochee river in historic Dunnellon. Just 60 miles north of Tampa. This place is perfect for that weekend getaway or family vacation. Situated downstream from the world famous Rainbow river, it’s just a short boat ride from our dock to the crystal clear cool spring water. (There is a boat there that is NOT included in rental) Our back yard has over 200 feet of river front and enough space to dock a few boats if you want to bring them. Don’t have a boat? Captain Bob at the Blue Gator, less than a mile away has pontoon and john boats for rent.
To the west down the Withlacoochee, you will see nature at its finest with otters playing, turtles basking and majestic cypress trees swaying in the wind. To the west still are miles and miles of Wetlands with a navigable channel through it all and with a vast array of wildlife, it is truly a beautiful site to see and it’s all directly accessible from our dock.
Inside our home there is a living room that is the showpiece of the whole property. At over 1000 square foot, there is enough space for all your guests without being on top of each other. Lots of comfortable seating, an oversized pool table, 60” flat screen tv, and 50 feet of river viewing area out glass sliders.We have added a game room in garage with a arcade game with multiple choices, foosball table, and electronic dart board
We have a fully equipped brand new ,very large kitchen with Convection oven, range, dishwasher, fridge, breakfast bar, and formal dining table and chairs. Kitchen is also stocked with pots, pans, plates, glasses, silver ware, serving dishes, small appliances, mixer, blender, toaster, coffee maker,keurig, air fryer and more at your disposal. Also a fully functioning laundry room with extra large capacity washer and dryer.
Sleeping accommodations are;
Bedroom 1-king size bed (There is also a portable crib in the closet as well as an air mattress if needed.)
Bedroom 2- king size bed
Bedroom 3- 2 queen beds
In the living room there is a large leather sectional, 2 sleeper chairs that convert to twin beds. and 2 more leather couches with electric recliners.
2 bathrooms; one with stand up shower and the other with a bathtub /shower.
Outside we have the enclosed swimming pool for our guests to cool off and relax in facing the river.
We do have outside security cameras that are in place for when home is empty or any emergency arises.
There is also plenty of parking for about 4-6 vehicles on our 2/3 acre property.
This location is down a dead end road and is very private. Most of the water pictures were taken right off the dock and the others were take just a short boat trip away. Book now to enjoy this gem.

We had 8 people ages 3 to 70. Something for everyone. Pool table, foosball , swimming pool, fishing, kiack, etc. Beds were very comfortable. Everything you may need is provided except food of course. Host Heather and Jerry were very gracious and easy to get a hold of. We will be returning.

Visited the historic downtown and shops. Informative Singing River Cruise was wonderful. Played multiple games of billiards and board games. Restaurants were very good as well! Would recommend.

The home is perfect for that family who wants to boat, fish, grill, swim, play pool & foosball, play board games or just relax & watch the river. There wasn't a boring or unenjoyable moment. We rented a pontoon for the day that is literally 10 min away fron the house.
The house was spotless & had everything we needed during our stay.
This home is very easy to get to & close to anything you may need during your stay.
Of the many homes we've rented over the last few years, this is one of our favorites.

We had a lovely time staying on the river. The house was large, and we had ample room to have fun and relax. The kids loved the pool table and had a blast fishing. We visited KP hole for kayaking and enjoyed a relaxing day on the Rainbow River.

Beautiful river house, stunning views. We enjoyed the canoes in the river, the fire pit and all of the wildlife, perfect getaway for relaxing. The house was extremely comfortable and had all the necessities. Great communication with Ms. Robinson. We will definitely be back.

This property is perfect for 10 people.Lots of nice seating inside and out. Pool table, kayaks, canoes, bikes. And any kitchen appliance you could think of. Big pots and pans to cook for a large family. We loved the view and the deck. Pool was a little chilly!lol, we enjoyed our weekend with our kids and their significant others and my parents. Property was nicely furnished, we enjoyed a fire every night and we visited a fall festival, the rainbow river spring, Swampy's and the Blue Gator. The only downfall this town doesn't have a sports bar with the NFL ticket that we could find.

The house was great! We all enjoyed the view and set up! Heather was a friendly host, tried getting us in a little before check in as we arrived early but we took the time to visit Dunnellon and the Blue Gator! Great spot! We look forward to returning!

We had a great time at this property! I would definitely rent it again. The owner had all the kitchen supplies you could need even a crock pot! Very clean when we arrived and check in was easy. Great communication from the owner as well. We had a ball playing pool on your night that was very rainy. We enjoyed the kayaks and the fishing and it was very close to rainbow springs for tubing.

We highly recommend this house and would stay here again if we are in the area. It is in a quiet neighborhood on the river. It was enjoyable to sit outside and take in the view of the river and the boats. The home owners were quick responders when we had questions and provided different items to help get us started to enjoy our stay. The house is very spacious and our family really enjoyed playing pool. The kitchen is fully stocked with all necessary items to cook meals each day. We rented a pontoon boat and easily tied up to the dock when we weren’t using it. We had a great time and thoroughly enjoyed our stay at the Robinson house!

This is our 3rd time here and first since the renovation. Very well done and absolutely we will be back for a 4th trip. Love all the upgrades, kayaks and so much to do.

We wanted a place to escape the everyday noise of the city (Jacksonville) and relax…and this was the PERFECT spot for doing just that! Love the location, love the house, LOVE the view!! Heather was awesome, and easy to communicate with. We had no issues during our visit. Everything is exactly as it was presented. If you’re staying here, I’d definitely recommend taking a kayak out for a spin on the river…and being on the back patio at sunset. It gets so quiet at night! There’s no traffic noise, no ambulances/police sirens, no helicopters/planes….just crickets, bullfrogs, and the occasional splash of a fish jumping out of the water. Didn’t stay long enough to get into any fishing, but you can see all kinds of fish swimming by at any point in the day. This place is a little piece of Floridian paradise, and we will definitely be back!

This was a great home to spend our vacation at. Not only was it an awesome location for all the things we like to do but roomy as well. We had older parents with us one who has a walker and she had no problem moving about!

The fishing was great, kayaking was easy, boat ramp was close and easy to launch at. We could ride the river on the boats all the way up to kp hole in rainbow springs. Then the pool was great for the older people who didn't want to be as adventurous with a beautiful view of the river. House was amazing with plenty of sleeping arrangements. Highly recommended!!!!

Overall impression was impressed! The kitchen was fully stocked with everything we needed to make home cooked meals day and night! Waking up to such a peaceful view every morning was bliss. Oh and definitely plenty of parking! We will be back forsure :)

Birthday Vacation
Great set up for a family/friends not as private if you are going with separate couples. The house is located on the river with a phenomenal view. Perfect for a celebration birthday party especially for young adults/teenagers. Can't wait to see the updates next year that Heather and Jerry are planning on doing.
