Location: Located just 4 miles west of Pier Park where you can find many shops and restaurants to keep the family occupied for days. In the highly sought-after Laguna Beach area in Panama City Beach, there are no high rises to compete with which means less traffic on the roads or the beach, but still quick and easy access to the hustle and bustle. .
The building: Harbor Arms is a very secluded low-rise with nearly 1000 feet of beachfront to spread out and enjoy thanks to two large empty lots on each side of our building. There are only 10 units at this complex and you park just a few steps away from your front door (One assigned spot with direct beach access from your back door and a grocery store within walking distance.
The Unit: This beautiful beachfront unit is located on the west end of Panama City Beach at Harbor Arms. Enjoy amazing beach views from your large living room, Dining Room, and kitchen area. Three bedrooms 3 and 3 full bath condo that sleeps 10 with a well-stocked kitchen and beautiful upgrades throughout. Flat-screen TV’s in every room! Dishwasher, washer-dryer, garbage disposal, large private balcony with direct beach access. Harbor Arms is a small complex with only 10 other units to share the beach with and just steps away from your assigned parking space.
Parking: One assigned spot and 3 overflow spots first come first serve.
Beds: 1 King, 1 Queen, 4 twins [note: 2 of the twins are pullouts and both pullouts cannot be open at the same time but one of the mattress will can be set on the floor.] and one queen sofa sleeper.
Age limit: 25 or older to book, will need to supply ID, and must be staying for the duration of the stay.
Floor: 2nd floor and must climb stairs to enter
Beach Access: Your private balcony opens up to a stairwell that leads down to the beach.
There is no BBQ due to HOA restrictions.

Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.
Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.
RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.
PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.
ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance
CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.
UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.
APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.
SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.
CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.
PETS: If this is a non pet friendly home then Pets are NOT allowed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.
NO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Guest will also be responsible for any losses incurred if following reservations are unable to occupy the home due to smoking smell or damage
CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.
MAIL SERVICES: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping.
MAXIMUM OCCUPANCY: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit.
NO PARTIES: All of our rentals are in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Any disruptive events could result in the eviction and forfeiture of entire rental amount and security deposit.

This rental gives a whole different meaning of “being in the center of everything but far away from everything”. We were steps away from the beach, that we could actually enjoy bc it was on the outside of pcb. The kids and adults enjoyed the night fishing and the insane amount of beautiful shells. Restaurants was a 5 minute drive and local grocery close by. It was nice to fit the whole family in the kitchen for coffee and breakfast without feeling like everyone was too crowded together. The kitchen has everything you need and there is also a closet full of sand toys on the balcony. Definitely a sweet find.

The entire process was a positive experience from the beginning until the end. The keyless entry is great! We were greeted with messages upon our arrival from Todd making sure everything was ok and throughout our stay. The unit is just as described. It was very clean, and had everything that we needed. The view is awesome! Parking is a bit tight. If you have more than one vehicle, that might be a problem. Each unit is allotted one parking space, and not all spaces are clearly marked for each unit. But that didn't cause an issue for us during out stay. I would definitely rent this unit again.

After opening the front door, Took my breath away! Breath taking view!
The location is spot on, drive up appeal is nice, easy access with keyless entry, then, open the front door and through the beautiful house, see the emerald coast, it literally took my breath away. When searching for days and hours for a safe, clean, comfortable home away from home, you hope you make the correct choice. My family and I could not have asked for anything more special. We will 100% be coming back to this oasis.
To be able to walk from your own spacious patio to steps to the sand and water is a blessing!!! We are still in awe of the location, privacy in home and on the beach to the spectacular view!!
Needless to say, We did not want to leave.
Also, Todd checked on us couple times when we arrived making sure all ok... thank you!!

Wonderful Location
We loved this area. Right near everything you could want/need but located between two empty lots which helps spreading people out making a more comfortable beach. The owner was very quick to respond and remedy any problems. My biggest problem, which might not inconvenience most, was the property when I booked it 6 months in advance, had comfortable sleeping for 10 counting the two bunks with trundles. We were told three weeks before, right after we paid the full amount, the bunks had broken and they weren’t fixing or replacing them, but offered a blow up mattress and cots (which are not the same to me). We made it work with two kids on cot mattresses on the floor. Again, very responsive, great location and beach, just would have felt better with some kind of compensation.

Great location
Had a few check in issues with housekeeping which were addressed by management quickly. The bunkbeds which are not there anymore provided an issue with the sleeping arrangements. Management was able to reccomend an air mattress. The location is amazing with the beach just moments away. The beach was also not crowded at all with the vacant lots on either side. Parking was a bit of an issue if you have more than one car though.

Best location
Best location.. the place is clean and not crowded and most of all close to everything. What we dont like is the fridge and dishwasher is too old and the fridge shelving support is not strong and some missing. The dish washer was kinda broken. But overall thumbs up! We had fun staying here.

Good location
Nice condo on a semi-private beach. You must take a staircase down to the sand from the patio rather than just stepping out the back door onto the sand so that was a little misleading. Also the pictures show 2 bunk beds in one room and there's actually two twin beds with trundle beds. Quiet location but close to shopping and eating.

Excellent Stay
We were extremely pleased with our stay. The location couldn't have been better....right on the beach on the laid back West End of Panama City Beach. The beach here is not crowded yet a short drive to anything we needed. Beach access was a walk down a flight of stairs...Amazing! Todd is quick to respond to questions/concerns. Check in was super easy. Everything was great. We hated to leave. Definitely a place we will book again when we make it back to PCB.

Amazing location
We love the emerald coast and have stayed in different properties from gulf shores to Pensacola and Destin. The views from the living room and kitchen mean that you can enjoy the beach even when it’s a little too chilly to be outside. The unit was clean the beds were comfortable. The kitchen was well stocked and we had plenty of towels. We would stay here again! Special thanks to Todd who was so responsive and such a gracious host!

Instant access to Beach
Everything was as described. One of best things about harbor Arms is that there is no houses on either side of you so you only had to share the beach with the people in your unit. So not crowded at all. Wife and kids loved the instant access to the beach!

Birthday trip
Property accommodations were portrayed as listed and beach access was fabulous! It was as though we had our own private beach. It was so nice having all of the family in one area which made our bday celebration for my daughter all the more special. There are a few details I should bring up so the experience is better for the next guests. As a homeowner, I would want to know. Bathrooms could have been cleaned much better, and there was trash under the bed in the room with the queen (empty orange juice bottles, used plates and napkins). Mattresses are in poor shape for the queen and pull out sofa. We ended up using a single blow up mattress for the den area. Shower heads should be changed out to improve water flow. Attention needs to be given to the patio doors, as they are difficult to close and lock correctly. All appliances worked as they should.
Overall, the stay was relaxing, which is what we were after.

Best Location on the Beach
When staying at the beach, location is key for my family. This location is perfect. I’ve stayed in a high rise once but never again. We didn’t quite have the beach to ourselves but at times late in the evening we did. The only drawback here is the parking. Each unit has one designated space that is marked. I left during the stay on two separate occasions and returned to someone in my parking spot who was obviously not staying in our unit. You’d think something could be done about this but according to the manager there isn’t much that can be done. I started going door to door myself to find the culprit, which definitely isn’t ideal. This wouldn’t stop me from staying here again but it’s something to think about.

Bad coffee pot
There were 8 ladies from our church who went on this retreat. We loved the location of the property. It was only steps away from the beach. The reason I gave it 4 stars was because the coffee pot did not work. It had a short in the switch and when we turned it on it blew out the whole switch. It scared us all when it blew out and sparks and smoke flew everywhere! Other than that we enjoyed our stay and the price was affordable for us to be able to come.

Plenty of room, TV in every room to wind down in the evenings after a day out on the beach. We had everything that we needed for a great vacation. The view of our beach was perfect!!! Only thing that could have been better was parking arrangements, we arrived with 2 vehicles and only one assigned area to park.

It was GREAT
This was a great place to stay, plenty of room and a very nice home. It's far enough from all the business of PCB yet close enough to be rite in the middle of it. Right on the beach so you don't have to haul a lot of stuff to the beach because your home is rite there. Todd was very nice as well, and accommodating, we will be back. Loved it☺

It was amazing the view Perfect not near as busy as on down the beach
It had plenty a room it was clean we had five adults and five children There was plenty of space for everyone And the view was amazing And the owner tide was so easy to work with and very responsive

Amazing property!
The condo was fabulous, the view amazing! We will definitely be coming back here. Todd, the host was great. Very helpful! The beach was very clean and private. Not over run with tourists like other locations in panama city beach. Condo had everything we needed and more. Great place to stay!
