The living room has a large flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and top of the line appliances. You can choose to cook your meal on the outdoor grill or in the gourmet kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation.
As you continue through the house, there are private laundry facilities are conveniently located in the hallway that lead to the sleeping and bathroom quarters. The master bedroom has a King bed and private bathroom with a shower. There is also a large flatscreen TV located in the master bedroom.
The second bedroom has a comfortable queen bed. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.
To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.
Air Conditioning: this property offers optional AC at the cost of $12.50 per day (taxable). During the warm months (June-September), some guest may want AC. We realize some guest do not want AC and we find it best to give them the option of not paying for its use.
Please be aware that this is entirely a non-smoking property, including the front patio.
PARKING: The parking is shared with the neighbors, but there is a parking space (midsize car or smaller) for our lodgers. One car parking in the shared garage with rear alley access. Everything was just perfect. Very nice apartment, very stylish especially from a European perspective, everything you needed for a great barbecue on the terrace - and the most important thing: just a very quick walk to the beach. And finally - Newport Beach is the place to stay!

We had the pleasure of staying for at this house for 2 weeks. The home was perfect for 4 adults, it was clean and well-kept and in the perfect location to walk or ride bikes pretty much everywhere! The only suggestion I would make is to have thicker/nicer beach towels but other then that everything was wonderful!

We had an amazing girls trip at this beach cottage. Only a couple blocks from the beach, we were able to get to the pier and restaurants in just 10 minutes. The house was clean and fit four of us perfectly using the sofa bed. Our host was very responsive and helpful. The garage was available to use for parking but is very steep as it is under the house. Easy to use once we got the hang of it. We would definitely stay here again!

This beach rental was absolutely fantastic. Loved how close it was to the beach, bars, restaurants, shopping, and nail salon. We especially liked how the whole sliding glass door opens up to the patio so you’re not consistently opening and closing a door. The rental has been updated and was done beautifully. We will definitely be renting this one again for our next beach vacation.

This stay was booked last minute as we were supposed to be going to Maui. Despite it not being Hawaii, we were extremely satisfied with the house, the amenities and its proximity to the beach. The neighborhood felt very safe and we were able to walk to everywhere we went. Plenty of restaurants to choose from and the grocery store is literally at the end of the street. Would recommend this location and home.

Our stay was exactly what we had hoped for ! Beautiful place great location everything you need . A warning on the garage parking . Maneuvering in the small space with an insanely steep slope is not for the faint of heart. Only a small to midsize car has a chance of making it in with room for the other units vehicle and curbside parking in the neighborhood is practically non existent so keep that in mind. Otherwise a fantastic place !

Our family was visiting our son who was playing in a college hockey tournament and wanted to have a convenient location to games and to beach. This house was absolutely perfect. 2 1/2 blocks to beach, shopping same distance and in great neighborhood! We stayed a week and could’ve stayed a year.
Scott (property manager) was incredibly responsive to our couple questions and house was in great condition.
I’d highly recommend this house to a smaller family of group (3-4 people at most).

We very much enjoyed our stay. Everything was as advertised, photos were an accurate depiction. The layout of the property was perfect for our family. Neighborhood was super safe - quick walk to beach and nice little park if you walk just around a couple of corners. We easily walked to restaurants/grocery store but it was quiet and off the main roads.
We found the amenities to be sufficient, although some of the cookware (pots/pans) have seen better days. Beds were comfortable and rooms cozy. The updated bathrooms and kitchen are a nice clean touch. We enjoyed using the fireplace for ambience at night and lounging on the sofa.
I will agree that the driveway in the garage is incredibly steep, we opted for street parking instead since we visited in off peak season. Will also agree with another review that the floors were fairly dirty upon arrival, I did a quick vacuum when we got there and all was good again. Had a couple questions upon check in/arrival and Scott was quick to respond and very helpful.
Would certainly stay here again anytime and recommend to anyone looking for a clean, quiet and comfortable beach experience!

Property owner/manager very responsive to our request for wine glasses and brought them right over (simply cannot drink a fine California cab sav out of a plastic cup!). Some areas of the rental are starting to look worn and/or need replaced ie: patio furniture, gas grill, mattress pad for sleeper sofa. The furniture in the living area was on the cheap side and not comfortable at all. Direct TV connection mostly sketchy. However, the beach location and nearby amenities were outstanding and the garage was handy for parking. The patio doors that open the width of the home are a great addition.

For a group of 2 couples it was perfect, we absolutely loved the outdoor space! The location was perfect, walkable to the store, some restaurants and to the beach. The house was exactly as described and great communication with the property manager.
The parking situation is no joke, there is street parking, but it fills up very quickly and there is one spot in the garage, on a very steep decline.

Great location. Easy to walk to the beach, store and restaurants. The neighborhood is nice and quiet. It’s very helpful there is a garage. It’s a little tricky to get in but we were able to get our CR-V in no problem. Great patio area. Main negative is that I’ve never had to pay extra for AC before but it’s worth it as the house definitely gets hot. Overall it was a great stay and we would stay there again.

Paradise in Newport
Where do I begin !!! The property is dreamy and so centrally located , walking distance to pavilions and having the bay so near as well as blocks to the beach was ideal! Besides the house being so gorgeous, the true star is Scott Cearpenter, the property manager. So gracious , professional and courteous throughout the stay and immediate returns on all communications helped. Having a bottle of white Chardonnay and a welcome card with chocolates wowed me for sure. Thanks for allowing me to make great memories without a glitch 100 percent booking this house again soon.

A wonderful place to relax, play and enjoy!
Our family of four, two older teenagers and my wife and I, went here the week before Christmas and it was everything as advertised and more. What a warm and relaxing home - offering the modern comforts we all enjoy, an inviting floor plan that is great for entertaining, a short walk to the beach and shopping, while still providing the small town charm a place like Newport Beach offers. We shopped at Fashion Island, just a short 10-minute drive away, had great Italian food at a local favorite, Mama D's, and took a day trip to Disneyland!
The connected patio can be opened up to create an indoor/outdoor entertaining area so you can watch the game while barbecuing, socializing and entertaining.
This place is great for a couple or two, small families, guys or girls trip and can sleep up to six.

GREAT Beach House -- ONLYU 3 blocks to the beach!
This is a great little home and VERY close to the beach. Only three short blocks to the sand. The garage is a bit tricky. We decided to park on the street most of the time as the garage is small and is shared with the upstairs tenant. It has a drastic slope downward into the garage, so just a bit tricky getting in and out. The bed master bed was very comfortable and the black out shades were a plus. We had a very enjoyable time.
