About this villa rental
Beautifully restored farmhouse and barn located on a hill amidst chestnut covered woods. This is an inspired hideaway for families and parties looking for some peace and quiet yet only a few minutes drive to the amenities of Licciana Nardi and the valley road with easy access to the motorway and train station.
A private track leads to the gated driveway. The property comprises a group of buildings set around a courtyard all of which have been sympathetically restored externally to retain a rustic feel without completely removing the authenticity.
The interior has been designed to include much architectural detail. Thoughtful lighting emphasizes the many contrasts including exposed stone walls, arches and original beamed ceilings. Furnishings combine traditional design with modern comfort and practicality. The barn has been converted into a superb ‘loft ‘style contemporary living room to include a custom designed kitchen with marble work surfaces and integral basins. The kitchen has professional oven and large American fridge/freezer. A large table can accommodate up to 12 people. The comfortable sitting area is fitted with an open fireplace and is equipped with CD mini system. Doors lead to a pretty terrace with steps down to the garden. The infinity pool at the garden level cascades down into a plunge pool at a lower level. The decked terrace is equipped with recliners for sun enthusiasts.
The original chestnut barn overlooks the pool as a charming reminder of the property’s rustic origins.
This pleasingly configured old farmhouse accommodates twelve guests in six bedrooms, three of which are downstairs, converted from what was originally the cantina, each with double beds and doors to the outside. These three bedrooms share two bathrooms one with a shower and bath and the other a shower room. Upstairs one double bedroom is en-suite and two other double bedrooms, both of which can be converted into twin rooms on request, share a spacious bathroom. Local toiletries are provided in every bathroom. A store room at a lower level houses a washing machine.
Please note that every bedroom is equipped with a portable fan. The property does not have air conditioning.
This property has a rustic feel as it is set lower down on the estate at the edge of the woodland. The beauty of the property is that you feel as if you are miles away from anything while in effect you are only a couple of minutes away from the local town with a selection of traditional shops and services. This is a real ' getaway from it all' property without the inconvenience of being miles from anywhere.
A picturesque chapel sits at the entrance to the estate, which also makes this a lovely venue for weddings.
Table tennis table, table football and badminton is available on request.
Please note its an infinity pool therefore there is a drop on one side and the pool is not fenced so its the guests responsibility to watch all children, and the pool is not heated.

Really beautiful villa in the most tranquil of settings, surrounded by woods and wildlife but 4 minutes drive, or a nice walk, from the charming village of Licciana Nardi where you can shop for everything and get a lovely coffee in the square. When the sun goes down the terrace is the perfect spot for the aperitivo! Cannot recommend highly enough.

We stayed with our group of friends (10 persons in our end-twenties) for 2 weeks and for us it was the perfect place.
The house is very nice and cosy, you have everything you need, every single bed was comfortable so we felt at home immediately. The outdoor was perfect as well. Very nice pool, a lot of space to chill, read, have me-time, but also nice places to be in the group.
It is a bit difficult without a car as the house is quite outside, but that is the benefit as well. You don't see other houses, you don't hear cars. It is a really good place to just get away from the daily stress.
Loris, who lives in the house up the hill was there every day, was very kind and friendly, had good advice for all our questions and made delicious Tiramisu. Thanks a lot Loris, you make the stay even more perfect!

We had a fantastic time at this lovely villa, which is perfect for a gathering of friends or family. It is really comfortable and spacious as well as being very stylish and attractively done out. The kitchen is equipped to a very high standard compared with other villas we have stayed in.
The pool is absolutely beautiful, the photos don't do it justice! It's also immaculately maintained, and the slide into the lower section is fun for kids. There are lots of sun beds as well as a comfortable outside sofa area which is good for a snooze in the shade or sun! We ate all meals outside on the terrace above the pool, with views of the surrounding hillsides by day and the stars by night.
This seemed to be a very unspoiled part of Tuscany, and if you can tear yourself away from the villa, there is lovely scenery and some interesting villages all around. Also good food shopping locally. There are several recommendations for local restaurants (ask Loris the caretaker) -we went to a great one up a hilly track - quite rustic, but the food was delicious. We also had seafood in Lerici (Bay of Poets) one evening.
This villa is the perfect combination of comfort, tranquility and accessibility - we would return there like a shot!

This was our third stay at this lovely villa. I suppose it is too obvious to say that we come back because we love it, but it is true.
The villa is immaculate and spotless, the terrace is shaded from the heat of the sun and the pool gets the sun morning and afternoon. The pool(s) are the crown jewels of the property. The upper is an infinity pool with an uninterrupted view to the hills miles away and on a clear day you can see the Massa di Carrara. The lower pool is better for a quiet splash (or a noisy one if your children are like ours) but there is no one to hear so they can make as much of a racket as they like.
On the terrace on a warm evening (and they all seem to be warm) with a glass of perfectly drinkable local red in hand, all you see is the night sky and a few house lights 2-3 miles away - and the fireflies which are out in numbers every night. Perfect seclusion and at the same time the property manager Loris lives less than a quarter of a mile away (behind the house) and is polite, efficient and obliging.
(The wife tells me) the kitchen was well equipped - my role was to be in charge of the barbecue and wood fired oven outside. The wi-fi is fine in the house and reaches the terrace which is all anyone can ask for.
The local guide written by the owners is excellent, with good advice on places of interest and local restaurants.
This is a part of Tuscany that is remarkably unspoiled. The scenery is glorious and tourists are relatively few and far between. Writing this review makes me think we should book to go again....

Last year we stayed in the sister villa up the hill and fell in love with this beautiful part of Tuscany. This year we decided to return for two weeks, to celebrate a significant birthday, and it was even better than we remembered. The villa is deceptively large and has been tastefully refurbished to an extremely high standard. There are plenty of nooks and crannies to escape to both inside and outside, should you wish to have some quiet time, whilst the communal areas are spacious and the pool is out of this world. At night the bats flit across the surface, and the view of the stars from the bottom pool is breathtaking.
This is the perfect place to stay in and relax. However, there is also plenty to do in the surrounding area. We would recommend a visit to the Lunae vineyard, a boat trip on the Bay of Poets, but, more than anything, be sure to get the amazing Loris to cook pizzas for you in the pizza oven.
We have been visiting Italy regularly for 20 years, but this is the first place we have returned to, and, needless to say, we have already booked our trip for 2016.

We have recently returned from this property and loved it. So much so that we have booked again for next year. This is our sixth rental in Italy and it was da league above the rest. The villa was beautifully done up and immaculately clean. You got the sense that this was a loved home and not a holiday let. The kitchen was brilliantly equipped and we enjoyed eating delicious local produce, dining under a pergola and watching the fireflies at night. Look out for the Gorgonzola the best I have ever eaten. Mobile signal was patchy but frankly a bonus as it meant our children weren't burried beneath their phones!
The owners produced an incredibly helpful manual advising us on local eateries and places to visit. It was hard to tear ourselves away from the beautiful setting so we are returning next year to explore more. The area is stunning and not besieged by tourists. I would not hesitate in recommending this property to my friends and family as it ticks every box. Just loved it!

Wonderful villa and pool with glorious far reaching views. Very tranquil and lots of fabulous walks from the villa. A car is essential but the local town is charming and walkable from the villa for a morning coffee or evening drink.
Lots of space for everyone and a great open plan kitchen/sitting room with large dining table. A taste of real Italy with good restaurants nearby and the coast within reach.
