The open-plan living/dining room has a large wood-burner and plenty of comfortable seating, a full-size table tennis table and an upright piano. The kitchen adjoins the living area and leads out onto the delightful terrace with stunning views down the valley and to the moors into the distance. Beyond the dining area is a cosy 'snug' with further comfortable seating (including sofa-bed for two extras if required), this leads through to two downstairs bedrooms - one double with en-suite and one triple bedroom (bunk beds plus single), there is also a downstairs bathroom. Upstairs are three further bedrooms, one four-poster double bedroom, a second double bedroom and a twin room plus bathroom.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Indoor Description
The School House is well-equipped; kitchen appliances include fridge, freezer, dishwasher, washing machine and dryer, combination microwave-grill, and oven with hob. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses.
The living area includes a television with Sky TV (including Sky Sports), video and DVD player and radio/cassette/CD player. A table tennis table is situated in the living area too, and an upright piano. Wireless broadband is available in the property.
Electricity and heating costs are included in the price of your accommodation. The central heating can be adjusted to suit your preferences and the seasons. The School House has a wood-burner in the sitting room downstairs; a basket of logs and kindling will be provided.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
A cot and high chair is provided for your use. Please note that bed linen is not provided for the cot.
There may be non-perishable items like a salt, pepper and a few herbs or spices available. Cleaning materials such as washing up liquid, and surface cleaner will be present in the property. One or two toilet rolls will be provided.
The School House water is supplied by natural spring.
Outdoor Description
The School House boasts a delightful terrace with outdoor seating, barbecue and wonderful views of the valley beneath, perfect for relaxing and eating alfresco! Guests may also explore the sloping gardens complete with stream which leads down into the valley below and on to the village of Brendon where you will find the local pub, The Staghunters Inn. Grazing for horses and private river fishing can be arranged by prior agreement.
The nearest amenities are found in Lynmouth and Lynton. The village of Porlock has three pubs, two grocery shops, a traditional local butcher, Post Office, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Lynton is a small town in the opposite direction and boasts similar amenities, both well worth a visit.

The region
The nearest amenities are found in Lynmouth and Lynton. Lynton has a variety of amenities . There are a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.

Birthday celebrations for 3 busy families and 2 dogs Cottage perfect location for walks had to drive to the beaches though ! Unfortunately the Stags pub wasn't open for lunches during our stay Ping Pong table was a hit !

Old friends meeting up, lots of rain during the stay but that gave us a good excuse to stay in and hunker down.
It’s quite far from shops/pubs etc but the little extra effort makes the silence well worth it. We’d love to come back.
Could have done with one or two more basics like sugar (if you forget anything it’s a planning mission to get supplies, so small things like this can feel tedious), otherwise we couldn’t have asked for more!

Another fantastic stay at School House. Twelve of us in total plus the dogs. You couldn't want for a better setting. The kids enjoyed daily walks down the hill to visit the Rhea and buy themselves a treat from the little 'shop' there. Great walk from the house to Watersmeet and from there onto Lynmouth, with some river swimming along the way. Sea kayaking with Exmoor Adventures worth doing. Cannot recommend School House enough.

Ensure you have all the groceries you will need for the first night and following morning as shops are not around the corner, also ensure you have a torch.

Everything was very good, from the helpfulness of the booking team and promptness and the quality of the accommodation in terms of how it was equipped and the space available and it was warm too. Amazing views

Excellent location in quiet surroundings with walks from the doorstep. We enjoyed the large living space for games, music and ping pong. Would definitely recommend.

Excellent property for a big group stay.
Everything was clean and as expected, with a well kitted out kitchen.
Table tennis in the living room was a bonus!

Exceptionally spacious and well equipped, heating was good on cooler evenings and the log burner was welcome.
Hot water was plentiful despite the three bathrooms.
A very comfortable stay for larger groups and families, the second main sitting room was useful for when not everyone was doing the same thing.
The walk down to Brendon is picturesque, keep to the east side of the stream and join the lane through the gate by the farm for the last few hundred yards.

Fantastic house fora three generation family holiday. Living space was very large and all open plan, spacious enough to play full size table tennis. The views from the patio were stunning. We could walk to a pub, always a bonus! The walks from the house which ranged from 6 to 12 miles were all stunning.. The house was very well equipped for a large party. Close to Lynmouth for icecreams, fish and chips and a pint on the beach. We would all definitely recommend the house.

Great location for 3 families and two dogs that were quite noisy. No neighbours to disturb! Layout of the house suited us well so that we could all be in the huge living space together. Really well equipped with beautiful scenery. A short but steep walk over the fields to the local pub. We really enjoyed our stay!

Had an absolutely fantastic time at the school house. Beautiful setting and exceptional accomodation and facilities. Kitchen had everything we could possibly need to cater for 10 adults. Great selection of leisure activities - table tennis table was wonderful. And loads of lovely walks. We will definitely be back!

My friends and I spent a week during New Years at the school house and loved every second. The area has views that are unbelievably beautiful and that comes with blissful peace and quiet and great walks. The School House itself has a lovely well equipped kitchen and a fun communal / dining space. Our friend group particularly enjoyed the piano and ping pong table.
We walked lots of nice areas and visited some good friendly pubs nearby too.
Would strongly recommend for anyone looking for some peace from the outside world, good views and easygoing times with friends and family.

Spacious, comfortable house with oodles of hot water, good heating system and well equipped kitchen. Well placed for walkers but quite a drive to good beaches at Woolacombe and Saunton. We enjoyed a good meal at The Ancient Mariner in Lynmouth.

The location is amazing! Surrounded by beautiful countryside, lovely views, sheep, and so peaceful. We had great weather so enjoyed lots of walks nearby. The space inside is perfect for a big family or large group. We really appreciated the table tennis table, the games, books and jigsaws. The kitchen is well equipped, and there was always lots of hot water. Thank you so much!

The School House is a wonderful property for large groups. The kitchen is spacious and well appointed. The enormous living/dining room makes for a great place to gather. We enjoyed meals on the terrace overlooking the valley as the sun went down. The bedrooms are comfortable with a good mix of single and double beds. The bathrooms could do with some maintenance but essentially everything worked.
While there are a number of lovely walks directly from the doorstep, a car is recommended for exploring this spectacular part of the world. Having said that, we had groceries delivered and used local taxi and bus services.

The school is nestled in a stunning valley, very isolated with amazing views.
The house itself is fantastic with its spacious living room with piano(well tuned) and table tennis. It is really well equipped with everything you need. Bedding and towels good quality and clean.

This is a brilliant holiday option - for small or large groups (really fair discount for small group number). Location and views absolutely lovely. Warm, comfortable, well equipped and just really welcoming and…fun. Felt really at home. Will be back but with more friends!

This is a great holiday cottage for larger groups. It lived up to our expectations in every way.
Although it was only the two of us on this occasion, we would be more than happy to book again for us and our extended family, hopefully in the not too distant future.
The house is warm and comfortable and has a special character being a former school. We liked the privacy, whilst being within easy reach of the coast and other places to visit. Everything was exactly as described, high standard of cleanliness and equipment.
As it was only a short visit, we were more than happy to spend time relaxing and enjoying the surroundings, as well as exploring some shorter walks in the area.

This is the most amazing house to stay in, the wine and flowers upon arrival were a lovely touch. The house itself was everything we expected kitchen stocked with every appliance and utensil and crockery required this was fab. The house lends itself to big groups beds are very comfortable, all rooms are large LOCATION is the best we have found in the UK to date. 3 generations of family had a lovely holiday with visits to Lynton, Lynmouth and Dunster Castle, drove to Ilfracombe and drove back after the laid back atmosphere of Lynmouth, did walks every day it was just fab actually feel we had a holiday. On our last day saw a calf being born in the field, deer's arrive first thing in the morning and last thing at night Grand-daughter loved the wildlife... A big must take BINOCULARS

This property is in a spectacular location, it is just what we wanted after spending a long winter in lockdown. The peace and tranquillity is perfect, yet only a stroll away from the little village of Brendon to the Staghunters (sadly closed until May) and a longer walk to the Rockford Inn (also closed until May). We didn’t need to use the car and had booked a Sainsbury’s delivery for provisions to the house. The property is spacious inside, the kitchen is very well equipped, probably the best I have seen of any holiday cottage and the showers are very good too, we found the beds comfortable and although it was frosty each morning we felt toasty and warm inside. We hope to be back sometime, I would image in any season it would be delightful. Next time we will take binoculars to really indulge in wildlife watching, we were lucky to see deer and foxes in the fields. Lots of baby rabbits came to play just outside the big school room windows.

Very spacious, beautifully presented. We especially loved the large lounge and kitchen gave a feeling of all being together. Although it was January, the house was very snug and warm throughout. The showers were hot and powerful. The scenery is stunning. Will definitely book again ⭐️⭐️⭐️⭐️⭐️
