This place is conveniently located between Como and Bellagio, in the community of Nesso. The road around the lake is very narrow, so it was really nice to have beautiful walking paths to restaurants, gelato shops and ferrys. The house is well cooled in the summer heat and is very comfortable with great views. We enjoyed our mornings and evenings on the desk watching all the boats go by.

Being in Nesso was so lovely. We spent every morning on the porch watching the lake. Most days we went down to the dock for swimming. We decided to not have a car so the grocery store was a ten minute walk as was the distance to the ferry stop to get to other parts of the lake. We walked to the waterfall and enjoyed jumping off the bridge. If you want to get away, this is a lovely small town.

The house was perfectly equip for a family of 4. Three beds, plus too baths made it convenient for everyone in the family to have privacy and space. The AC in the bedrooms made sleeping a breeze. The apartment was walking distance to a couple restaurants, but we preferred to drive do to the narrow Italy streets. Lots of steps to walk up and down to the apartment, but we did not mind, because it allowed us to get our daily steps in. The apartment was actually cleaner and prettier than the VRBO website showed. My daughters loved jumping in the water at the boat dock. We had an excellent time and are already talking about when we can come back. Our host, Lino was excellent in communicating with us before and during our stay. Thank you so much for a wonderful stay!

We stayed for four nights, while touring Italy with our two sons, ages 23 and 21. It’s as beautiful as the pictures show, however, the steps to get down to the property and the driveway, others need to know, may be a challenge. It is a very steep driveway and many steps down to the house. Coming up to the main road could pose a challenge to those not able to handle a lot of stairs. Though Nesso is beautiful, there are limited options for food. We rented a car from Como to be able to travel for restaurants, etc. I would absolutely recommend this rental as it is just gorgeous and has everything. The deck and the views are breathtaking and the home itself has a very warm feel. Would love to return in th colder months to use the beautiful fireplace. The owner was always accessible to questions. Come and see for yourself, you will NOT be disappointed.

What a wonderful place we were fortunate enough to stay at for a week in May! This exceptionally well-maintained middle apartment was exactly as shown and described on the listing, and very comfortable for 6 adults inside and outside. Hosts Lino and Amy were welcoming and quickly answered questions as needed. Nesso was a perfect, quieter little town for us. We enjoyed walking the ancient Roman trail to go to the ferry launch for trips to other towns, to restaurants or to the market. We especially enjoyed our time on the great wraparound veranda taking in the spectacular views with our morning cappuccinos, evening meals, and glasses of wine. This spot is *very* special. For us, it was the best rental we've ever stayed at over our many decades of travel. We highly recommend this Villa Rosina apartment to all. Grazie, Lino and Amy!

Quite simply—off the charts. Anyone who has stayed in Como before knows that to get a place right on the water ranks among the world’s great locations, so this place already had massive props just based on location alone. Plus a little dock?? Incredible! My family of 5 (two grown kids, one spouse, plus my husband and I, reveled in our daily belly flops, floats, and swims in the stunning water, all under the watchful gaze of families of swans, mergansers, and ducks, bells from the church giving a gentle ding-dong now and then. Then we would towel off, loll in the canvas chairs for a bit, then walk the stairs up to the house, which perched on the rise above the lake like a butter-yellow birthday cake. It wasn’t all stuffy and fancy—just wonderfully comfortable and inviting. We enjoyed every corner of the house, which had every single thing you could want. Aperativos on the broad veranda (we were in the 3-bedroom middle unit) overlooking the lake at sunset were especially wonderful. The kitchen was easy and roomy, and we enjoyed making a couple of suppers with goods bought from the tidy little market a short walk away, where we would get fresh eggs, croissants, fruits & veggies every day. Nesso is tiny but has awesome pizza at Tre Rose overlooking the lake. Since Nesso has limited ferry service, we found it best with our big bunch to drive to Bellagio (15 minutes), where the ferry service is much more frequent. Note that the driveway takes some nerves of steel, but it’s doable if you don’t freak out too much! Our host made the entire process easy, relaxed, and problem-free—he was super available and we can’t thank him enough for our remarkable stay. Go go go go go!!! You will NEVER forget it!

The location of the apartment is fantastic with stunning views and direct access to Lake Como which we swam in daily. The apartment is spacious and extremely well equipped, it does stay cool despite no a/c. Nesso is beautiful with 2 shops. We got take away pizzas and ate in the restaurant at Tre Rose on several occasions, the food is good, but be prepared to wait if they are busy as it's a family run restaurant and serve people as fast as they can. The ferry service is good, we used it to go to Como and also drove to Como and got the train from Como to Milan. We hired a boat from Lezzeno Rent a Boat, highly recommend them. We (family of 4 with 2 teenagers) would highly recommend this apartment (we had the first floor apartment with large balcony) and would definitely love to return.

This was our second visit to la Rosina and it was just as lovely as we recalled. While the location is a little tricky with steep narrow access off the main road and lots of steps to the villa, for those who don’t have mobility problems the reward is a beautiful home with idyllic views. Nesso is quiet which was perfect for us, yet close by car, bus or ferry to the more touristy popular destinations around lake Como. We hope to visit again sometime.

We had a great stay in a beautiful property. Our only minor complaint was over the communication process with the owner and property manager which was a bit haphazard. For example, a few months after paying deposit and receiving confirmation of our booking I received an email out of the blue, asking if I would like to ‘go ahead with the booking’.... this was speedily recognised as a mistake, but caused us a few hours of worry. Arrival details were also not clear. Lost on page 3 of detailed instructions on how to locate the property, was a tiny note stating we should contact the property manager before arrival. We missed this, and arrived expecting to find a key and to be able to enter the property, but could not. Fortunately we arrived at during office hours on a weekday, and were able to speak with the property manager and it was all cleared up quickly, so no harm done.... but could have been very different if we had arrived late at night, or on a Sunday. Advice to other renters - make sure you contact the property manager as stated! The road to the property was very narrow and steep as noted in other reviews, however we were able to drive our rented Peugeot estate/ people carrier down to the house.... not easy, but also not impossible!

We really enjoyed our stay in lino's apartment. The setting is stunning, and we loved hearing the church bells chime, and swimming in the lake.

This property was advertised as having air conditioning and we were extremely disappointed to arrive and find it had none. To add to this, we had one working fan for 3 bedrooms for 2 nights, even though we reported the fact that 2 weren’t working on the first day, then we were given another 2 for our last night, but could only use one due to the clicking noise of the other. If the listing of this villa had been accurate, we would never have booked it as air conditioning was a must for us.

We really had a Great time. The house and The surrandings were lovley. And The dock so ve could swim in the lake. We would like to Come back One Day.

The property is comfortable and the views of the lake are amazing. Nesso is a great little village with old world charm while still convenient for accessing all Lake Como has to offer.

Wir waren total beeindruckt von der Ruhe am See, in Nesso und drumherum. Die Unterkunft ist sehr schön, super Blick auf den See. Ein Steg nur für die Bewohner des Hauses. Einziges Manko waren die doch etwas in die Jahre gekommenen Betten und Möbel in App 2., die beiden anderen waren besser ausgestattet. Das ist auch der einzige Punkt den wir bemängeln können. Der Ort ist malerisch schön, viele bunte Häuser, passen aber zusammen und geben dem Ort einen besonderen Charme. Man muss aber beweglich sein, denn die Straßen und vielen Gassen sind recht Steil, viele Treppen. Für uns war es aber fantastisch, so anders als Zuhause. Von der Brücke im Ort konnte man ins Wasser springen oder auf eine schöne Natur mit Wasserfall im Hintergrund schauen. Hinein schwimmen und gehen war auch möglich. Zur Unterkunft selbst: Parkplatz ist für kleinere PKW entspannt jedoch mit SUV oder langen PKW wird das Ein- und Ausparken zum kleinen Abenteuer. Treppen vom Parkplatz zum Haus. 79 Stufen. Vom Haus zum See auch nochmal 54 jedoch mit Unterbrechungen und lang gezogen. Wenn Du am Steg liegst, hast Du das Gefühl der See gehört Dir alleine. Ein Traum! Wer etwas Abwechslung sucht, kann in Como, Bellagio, Mailand oder sons wo shoppen. Wandern in Como bis hoch zum Leuchtturm oder in Bellagio mit der Fähre verschiedene Touren machen. Im Ort selbst kann man auch an ein paar wenigen Zeiten auch los. Essen gehen kann man auch Landestypisch. Alles in allem sehr zu empfehlen.

You only need to know that you will need to walk up and down long stairs when moving around the property and the whole area, which is normal as this is a house in the mountains side! -my mom who is 76 didn't have issues though. Parking is private for a few cars and is close by up the stairs. The property are actually 3 independent houses/apartments all of them very comfortable. My favourite would be the bottom one as it hashould the biggest terrace, then the middle one which also had a big balcony/terrace and beautiful views and the least favourite would be the top one which hashould no balcony but a huge opening window facing the lake. We spent a great time and both Lino and signora Silvana were very helpful. Nesso is a quite and very nice town with some activities to to, mostly water /based like swimming and jumping from the roman bridge near the waterfall. The ferry also stops here so you can visit other towns around the like by boat. The bus stop is right at the entrance of the property (from the main road you need to walk down the private road around 50 mts) very happy!

The setting was amazing! We were so close to the water - the house literally borders the lake. We awoke every morning and had coffee on the deck and made sure we were home every evening to watch the sunset with a glass of fabulous Italian wine. There is nothing as relaxing as this lake view and the sound of the water lapping on the rock below. We were originally going to stay a week but we decided to extend our stay to a week and a half. The property is in Nesso, halfway between Bellagio & the town of Como. We loved staying in this centuries old village and spent a lot of time walking crooked paths along the lake to find this town's treasures. There is a roman bridge and several waterfalls that took our breath away. We walked every morning and all of the locals greated us with Buon Giorno and were very friendly. Another great find in this small town is the Tre Rose Restaurant. We could walk from the house. The proprietor, Antoinetta, was always there from morning til night and made sure that our experience was always perfect. We decided that the pizza and pastas were the best on the lake but maybe the lake view had something to do with that. During the day, we walked on a charming path (10 min.) to the ferry dock. One day we took the ferry to Como and walked around the Piazza with all of the shops surrounding the Duomo (Cathedral). Then we went to Chernobbio where there are more shops and the most beautiful resort, the Villa Deste, where we had lunch. This is not to be missed. The house itself was really clean and well appointed. We found it had everthing we needed. There is a small local grocery a short walk away (5 min.) although we did the majority of shopping in Bellagio or Como. I highly recommend this property for anyone who wants to experience Lake Como at it's best. We were here to see the Lake and ended up with the most fabulous view of it we could imagine.

This pretty and spacious property was exactly as advertised, and provided a wonderful location for our family holiday. The lakeside position gave spectacular views over the lake and the outside space was perfect for relaxing in a quiet, private place. The house was clean and well-maintained, we had excellent support from Silvana, the property manager who lives nearby. I would certainly recommend this property to friends, and is ideal for families. The house is divided into two apartments (ground floor and first floor), and each accommodates six people. Access to the house is via 87 concrete steps down from the access lane where a car can be parked. The vehicle access down the lane is challenging, but entirely manageable in a small or medium sized car. There is an interesting additional feature of a mountain stream entering the lake adjacent to the house, which can be torrential after it rains. This stream does occasionally flow onto the lane, although this never caused any access problems. The lake is chilly and choppy, so taking a float into the water to rest worn-out swimmers is a good idea. Entry and exit from the water will be considerably easier when the jetty (currently under construction) is completed. The local restaurant, Locanda Tre Rose, is 15 minutes walk along the main road, and offers a good range of pizza and pasta dishes. The local 'alimentari' (mini-market) is a ten-minute walk, just past the church, and is a good source of essentials, like milk, fresh bread daily, cheese, cured meats, and wine. Fresh meat was available on certain days. The area is excellent for confident road-cyclists, and the scenery along the lakeside roads is breathtaking. A ride up onto the Piano del Tivano and on to the summit of Colma di Sormano was a highlight. There are few pavements and no cycle paths in the immediate vicinity of Nesso, so cycling with young children is not feasible. There is a company renting 'speedboats' in Lezzeno, which offers a great day out, and a completely different perspective on the lake. The most relaxing way of getting the family about is by the regular bus service which runs between Como and Bellagio. The bus stop is on the main road at the top of the access lane. Tickets can be bought in the 'alimentari' in Nesso, and Cafe San Remo in Bellagio, so leave enough time to walk to the shop before catching the bus. Passenger and car ferries run from Bellagio, and get you across the lake to Menaggio and Varenna.
