Welcome to “The Sage Way' farm! A long tree lined private driveway leads to 25 acres of absolute heaven – in the heart of Frederick County! Historic farmhouse, barn and outbuildings were originally built in 1870 with additions and renovations during the past 25 years. A natural spring fed pond and visiting geese! Conveniently situated on Frederick's Route 40 Alternate, one minute off I-70, and less than10 minutes from historic downtown Frederick. Secluded and quiet – yet, practically next door from golf, shopping, restaurants, antiquing, hiking, biking and lots more.
Enjoy all the charm and attractions of Frederick, or venture to nearby sites from the French and Indian War, the Revolutionary War, and the Civil War in four states and the District of Columbia (an easy drive). Nature is in the yard and sweeps up into the Blue Ridge Mountains.

Our family has gathered several times at Sage Way Farm for annual reunions. It is a convenient location for some of the family and a pleasant destination for the rest. The farmhouse is perfect for our group of 12-16 guests. Two large kitchen areas with plenty of cookware/dishware for meals and very nice outside area grounds for sitting/gaming. Large and comfortable bedrooms on 3 levels and 3 large rooms for sitting/dining, plus a laundry room and outdoor patio. The location is secluded, away from the hubbub of Frederick shopping areas, yet close enough for convenience for shopping and meals if needed. The family enjoys this venue and lovely farm/farmhouse and will undoubtedly return in future years.

Beautiful property!
The host was delightful...very friendly and quick to respond to all of my questions both before I booked and also once we were there. We had a family gathering/party one evening and the house was perfect for that! This is an lovely old farmhouse so I was not surprised by some "wear and tear" ... expected.

We immediately had the heebie-jeebies due to the uncleanliness and disrepair of the home. We had no choice but to stay because of the size of the group. The walls and baseboards are filthy (drink splatters, handprints, years of dust) and lots of nicks and mars. I started taking pictures because I didn’t want to be blamed but there were so many, I gave up. We were constantly killing earwigs, stink bugs, and other bugs. They were even on the bed! The carpets were vaccuumed and hard floors sweep but clearly not mopped well. The house is not well maintained with peeling wallpaper. There was a place where the peeling wallpaper was taped and a bug was trapped under the tape. A comment from about a month ago states that they have started renovations and none of us could see that there was any evidence of that. The fencing is all falling down and rotting. There is a lovely outdoor area however the chairs are so dirty that we didn’t want to use them. I find it odd that all the property rules aren’t listed on the property site. You get those once booked. In those rules you can’t put the air above 78!!! On the thermostat there is a note not to put the thermostat for air below 75. It was incredibly hot in the house which made it difficult to sleep even using the fans provided. On the positive side, we arrived early and we were allowed to enter the property. The kitchen refrigerator wasn’t working but remedied in a few hours & we got a great rate for an extra night.

We stayed with our family coming from as far as South Korea and South Dakota here in the states. The size of the property was perfect for our group of 12 adults and 5 children. The location was excellent with plenty of attractions to see in the area as well as shopping close by. We’d recommend this property for a large family. If you have specific questions, the host was very accommodating and friendly!

I couldn’t have asked for more. My Dad had just passed away so we had a crowd for the funeral. There are multiple areas for different activities which included a chess tournament, music jam, and eating area. The kitchen is well stocked with cooking utensils. Great all round for a large group.

My whole family raved about the Sageway Farm! It was exactly what I expected from the photos. Everyone loved the expansive living areas upstairs and downstairs. I loved the XL dining room. The location is outstanding, very centrally located; which also means a bit of road noise while outdoors, though we all felt the indoors is well insulated from the road noise. The kitchen was well stocked, though the toaster could use an upgrade: it is overheating after 2nd slice, posing a fire hazard. We could have used a few more drinking glasses and the garlic press doesn't press, it mushes. The beds and bedding provided was comfortable for summer. Overall, just lovely for a large family gathering! Thank you!!

We could not have chosen a better location and place to stay for our annual Maryland trip over Labor Day weekend. It was our 20th anniversary of the trip and this property made it that much better! Our consensus is that this will be where we stay for as long as the property is available. It was more than we could have asked for and imagined! Everything was well kept and maintained, and it was like walking into home!

Pros: location, great size rooms for large groups, beautiful outdoor space, large kitchen, 2 dining areas, accessible spaces for a guest who is almost blind
Cons: coffee pot full of mold, no hot water in main house first night- fixed in the morning but huge inconvenience because guests couldn’t use the other bathrooms that worked due to who was in them, owner responded quickly but in all caps, just rude. Could have been understanding and helpful instead. Would be nice to have washcloths.

I have to agree with another recent review…this house was spacious and full of potential. We were a group of 12 with plenty of room to either gather together or stay out of each other’s way. The main level kitchen was well stocked, but nothing in the second kitchen downstairs. Peaceful location, if you don’t mind traffic noise from 70 in the background. The house really needs a good deep cleaning- wish I had brought flip flops to walk around inside. My white socks are now black on the bottom. There were cobwebs and dead bugs in many locations. The basement “in law suite” has mold in multiple locations. On our last day, a massive swarm of bugs emerged from under the stone patio. Communication from the owner was fine until we arrived. On day one, I called to report a low battery in a smoke detector, which was chirping. Never heard back from anyone, and there was a second smoke detector that was missing altogether. The response to the bug situation was basically, “Sorry that happened”. Finally, internet connection had some issues, impacting ability of one parent to monitor their child’s blood sugars. Sorry to say I would not stay at this property again.

We had a blast and this house was perfect size, but giving a review is really tough! In terms of the bedrooms, social rooms, etc., you couldn't ask for a better house. However, the upkeep of the home and location did not match the description on this site! This home could be amazing with a little TLC, it's so charming. BUT, there is definitely work to do! This home is VERY rundown (wallpaper peeling, bugs, door handles falling off, mold in showers, etc.) Also, it is just a small field away from a major highway, so leaving the windows open to sleep at night isn't an option unless you prefer to hear highway traffic noise.
Working with the owner or property manager was excellent and we were able to get in early, which was really appreciated. Again, the size was perfect, we were just a bit disappointed with the up-keep and location.

The property was as described. We had our family Thanksgiving there. There were 8 people that stayed and 9 others came but didn't stay. The house did not feel crowded at all. Every question I had was answered very quickly. I would recommend this location.

I rented this for my sister’s 50th birthday gift so all the family could come together and stay in one space! We hadn’t been together since Covid and it was AWESOME! Plenty of bedrooms and bathrooms with several sitting rooms for the family to congregate in separate rooms.

house was huge!!! Had plenty of bedrooms for all of us and enough bathrooms. Therre was a huge kitchen that we could all gather in. The TV rooms were also great. The only drawback is that it had alot of bugs (spiders, stink bugs and centipedes). The bedroom near the TV room had a stain on the ceiling, didn't seem like anything was leaking while we were there but I would have it checked out. Overall we had a great time and would definately stay here again.!!!

I rented this house for my son's wedding so that our whole family could stay together and to have a kitchen to cook A LOT of wedding food. The wedding itself was not at this house...this farm house served as our accommodations as well as a place to prepare the rehearsal dinner and part of the wedding food. The house definitely met the criteria and I am truly grateful for that. As we imagined we were staying at "grandma's" house, we did enjoy ourselves at this peaceful location!

Had to find a place for a family wedding and this place was a blessing! So much better than staying in a hotel and this house provided a ton of space for everyone, seriously, this house is so huge. It is an old farmhouse, that is in good condition. It was only a 10 minute drive to Frederick. If you need gas or groceries, just turn left out of the driveway and you have a ton of options. Even though the house was very large, it didn't take long for the house to heat up.
The only negative was that the house wasn't fully clean when we arrived. Some windows had huge cobwebs in them and some dust/dirt on the floor. The railing going up the steps needs to be stabilized, it is very shaky. If you are tall, you need to duck coming up and down the steps.
If you are staying down in this area for 3 or more days with a large group of people, stay here! Not only do you get more space than a hotel room, but it is cheaper, depending on how many days you stay. Overall, I was super satisfied with our stay here and would stay here again.

Most amazingly wonderful trip for multiple generations of my family. I would like to Thank the property owner for allowing my entire family to gather at thier property and be together again. PLENTY OF ROOM for aunts, cousins and wonderful area for the kids to play as the adults sit on the porch and watch the little ones enjoy togetherness. Check in was a breeze. Property manager was VERY ACCOMODATING, a blessing to work with and welcoming. Grocery stores and neighborhood easy to get to for any incidentals. Plenty of hotels in the area for any overflow of personnel or just the family members who needed thier privacy away from the group for the night. Would HIGHLY recommend this property for multiple family's as well as the small family who may want to get away. Plenty of space for young adult children to gather and play video games in the basement while the younger kids play in the yard. Or if it rains Plenty of space for everyone to gather in the basement and enjoy the company or sit one level above and watch TV. HIGHLY recommend this property for anyone who wants to do a family gathering and simply BE TOGETHER. Will SURELY book again if the need arises to bring the family back together...20+kids, 10+ adults...SO MUCH ROOM AND SPACE to enjoy with those that you love. Beautiful Property
The property was beautiful and perfect for our family to come together. Sitting outside and watching the deer in the fields was just amazing. Somethings could be better with the house ie, fans in rooms. We were a large group and more towels were needed then what was left out. The fully stocked kitchen could use more options, and it would be helpful if the upstairs refrigerator had shelves. Overall would stay again and recommend highly.

Had a great time over New Years at Renu’s place. Beautiful property, kitchen well supplied (we cooked all our meals here). Minor issue promptly addressed. 3 different gathering areas for groups, quiet parlor with comfy chairs, nice sized living room with working fireplace and entertainment center, and a large game/family room with several tables, couch and chairs. Although the weather wasn’t conducive for outdoor time, there are picnic tables, a nice front porch with seating, 2 rear slate patios, one with a fire pit! Prompt communication. Definitely would stay again. They also have a great Mexican restaurant nearby in Frederick!

Our group consisted of 8 people from various states. We found the home more than ample.
The bedrooms are spacious and well furnished. The dining room easily accommodated us. The living room is a cozy area off the front, a good place for a quiet conversation or reading a book. The family room is more central, and we spent a lot of time there with an almost constant fire in the fireplace.
The basement recreation room has a a mini kitchen with a refrigerator and oven, cookies were baked, and the overflow of cold food was easily accommodated. With the full bath and the large bedroom this could easily be a mini apartment.
The main kitchen is large enough for a cook and helpers. The extra wall oven was a very apricated bonus.
With many doors and balconies, it is easy to step outside to enjoy nature.
If you have a large group, this home is a good fit.
The owner is helpful and responds quickly. During our stay we had no issues that needed addressing, I'm quite sure if we had, she would have been there for us.

This was a great space for a large group with two pups. Renu was a gracious and responsive host and the property was quite lovely. We were particularly grateful for a flexible checkout time.

Great gathering spot for a large family for Thanksgiving!
With just a little TLC, this place would be amazing! It worked great for our family to continue our tradition of country gatherings for our favorite holiday of the year. The house is huge, two kitchens, lots of large spacious rooms to gather for meals, to play games, to watch football and to celebrate all we have to be thankful for.
Plenty of silverware, mugs, serving platters, dishes, plates, cups and pans, which were greatly appreciated when we had our Thanksgiving feast for a group of 15.
While it is probably worse in the fall and winter when most of the leaves have fallen from the trees, the truck noise from the interstate near the property, especially with heavy holiday traffic, bothered some at night, and it could be intrusive to conversation when sitting outside at the picnic tables during the day. Under the conditions, it was not as "quiet and peaceful" as we would have preferred.
Our host and on-site property manager were responsive and very helpful. Overall, it was a great experience, and we are considering a return next year.

Sage Way Farm
The rental process was fairly easy and the owner Renu, quite responsive. The property is a lovely older farmhouse, with tons of space! We had a group of 15 and everyone had plenty of room. Many spots to gather inside and out. The furniture and mattresses, along with some TVs could use updating. However almost everything you need is provided. I would bring extra paper products, but if you choose not to, there are stores and drugstores around the corner. You do hear a good deal of highway noise outside, but quiet and peaceful inside. Much to do in the area and my family had a wonderful time. We will be back!

The house was very roomy and the outside spaces were simply gorgeous. We had out of town company for a wedding in the area. Overall, the house is very dated as is true to the pictures. For a house of this size, the kitchen was poorly outfitted, mixing bowls, measuring cups and spoons, large casserole dishes, etc. we’re not present. The dishwasher didn’t seem to get the dishes clean, so we resorted to hand washing and paper goods. Some of the shelves in the refrigerator are broken and the ice maker very small. The backs of the chairs in the dining room are cracked. Towels supplied were of very poor quality- worse than typical gym towels. Additionally, there weren’t enough. The house was very musty upon arrival but the basement was especially damp smelling. There is one small trash can supplied and no option for recycling. Overall, a great location for our needs but would not stay again.
