Over all great stay beds very comfortable beach accessible. We really enjoyed it!!!

This condo was a great place to stay with my family. It was close to the beach and in a nice a quiet place.

The location was excellent and it there was plenty of room. The upstairs balcony was fantastic for views of the ocean. The major problem was the smoke smell in the unit. The owner told us it hasn't been rented since March 2020, no one was in the units and a number of people smoke that live in the complex. The owner did hire a person to more thorough cleaning of the unit but the smoke smell lingered during our whole stay.

Had a nice stay. Perfect spot if you like quiet, low key place to rest and relax. I think a neighbor is a smoker, because you can notice the smell from a vent. We bought some plug-in air fresheners and after a few days, we didn't notice it. Great rental!

I was pleasantly surprised with our stay at Janie’s place. So many beach vacation condos have a rigorous check-in process, a long walk to the unit, hauling luggage up/down stairs or elevators, long walks to the pool or beach. This place didn’t have any of that. We parked steps from the door, easy access, the pool is literally a few steps from the back patio, one quick walk across the street and you’re at a beautiful beach with very few people. The pool is a bit small so I was worried about that but we never saw more than 1-2 families there at once. Janie provides so many amenities from beach equipment to kid activities (Lincoln logs, LEGO’s, sticker books) to stocked food and condiments. Even down to small things — plenty of toilet paper, toiletries, paper towels, etc. They even had a huge tube of sunscreen in the bathroom. They have pretty much thought of everything you could possibly need!The beds were comfortable as well! I know another reviewer commented on a stale smoke smell. I actually noticed a hint of it myself but I think it comes from another nearby unit, as I saw them smoking on the patio. But it wasn’t a deterrent. Lastly, I want to comment on Janie’s quick responses. She was great to answer all my questions and concerns, especially facing COVID-19. My husband, 2 small kids, and myself absolutely loved our stay and we have already decided that this will be our returning vacation spot!!

The unit smelled of stale cigarette smoke. The air ducts desperately need cleaning and the air filter needs to be changed. The property location is good. The interior is worn and dated. The drawers to the dresser in the master bedroom were falling apart and the dresser was not functional. The bathroom rug in the upstairs bath had clumps of something hard matting the fibers. We could only surmise that it was in direct correlation to the wall size mirror. Two beach towels were on the outside upstairs balcony left over from previous visitors. The unit needs a really good deep cleaning.

This condo had everything we needed for a relaxing beach vacation! The view from the 2nd floor is beautiful (sliding door is a little hard to open and close as well as the curtains). We ate in most nights and there was plenty of cooking utensils, plates, cups, etc. Having 2 bathrooms was nice (upstairs shower has low pressure), and both bedrooms are large. Board games, toys and DVD'S kept us busy one day when it rained. Overall the complex is quiet, neighbors are friendly. We enjoyed the pool, and common area. The beach/pool toys and supplies were a nice bonus. There were some updates/construction being done in the condo and on the building itself during our stay. Beach access just across the street, quiet and uncrowded beach. We are SO GLAD we chose Ormond Beach over Daytona Beach after visiting there one afternoon. If you are looking for a quiet & peaceful place to stay, this is it! Thanks for the hospitality Janie, and for sharing your condo with us!

We very much enjoyed our stay @ this condo. It had everything we needed plus more. We had plenty of beach towels, cookware, and the cooler outside came in handy. The location was great with the pool right outside our patio door & the beach across the street. Also the bus stop in front of the building was an added bonus. Would definitely stay again . Great condo and felt just like home! We had a fantastic time and the host was very easy to contact. Only complaint would be not very much hot water so take a quick shower. Other than that, place was perfect

We really enjoyed our stay and everything is there you should need to feel at home. Janie is an excellent owner to work with. Beach access and pool are very convenient and nice. Even the neighbors are friendly and helpful. Would highly recommend this home.

2nd time my family has used this condo. The complex is quiet, neighbors are very nice. Perfect for our family to enjoy some time together.

Stayed the first week of March 2017. House is very well equipped and comfortable for 4, but can work for 6. Overall clean, bug free, and cozy. Pros: -A lot of little creature comforts that definitely make this feel like home! Full kitchen with extra appliances that we didn't find time to use (Ninja, juicer). Full size fridge, electric stove, dishwasher. Televisions in 3 rooms, smart TV in the living room. -Downstairs and upstairs full baths. -Two balconies to watch the sunrise. -Bunch of beach toys that we didn't use but are available; we did use the beach cart to walk the chairs and coolers to the beach, which is a quick walk across A1A. -A nice folder full of local restaurants/attractions was provided and helped us make dinner decisions. But Publix is right down the street if you wish to BBQ on the provided Green Egg grill. Two great restaurants within walking distance for breakfast-lunch-dinner. Cons: -Two of the three fans had dead batteries in their remotes, but it wasn't a big deal to get them from Publix. -Bikes are stored in the condo, but aren't available for guest use. Not a huge deal, just got our hopes up prior to reading the rules. -House keeping service put towels away wet, so we had to hang them prior to use. Being right on the beach, it took a while to dry outside. Bring extra quarters for the laundry. -Not the renters fault, but DON'T WALK ON THE GRASS BAREFOOT. There are some pickers from somewhere, all around the complex. We found out the hard way. Janie was very responsive to emails regarding our questions or concerns. We'll definitely consider again for our annual trip out of the cold!

This trip to Florida was not for relaxation, but for an unexpected funeral. Needless to say, hotels were pretty "picked over" when we went online to look. We fortunately thought about looking at VRBO, and rented this one. We were a little concerned - our "last minute" trip made us think that perhaps the pictures were deceiving, since the unit was available. But we were thrilled to discover that we were wrong and had nothing to worry about - the place was a delightful haven in our sadness. Everything was as described on the site - very clean, comfortable and a great location. The only "grumble" we might have was that sometimes the hot water ran out quickly while taking a shower. Perhaps the hot water tank isn't big enough for 2 people to shower within 10 minutes of each other. But even with that, we would not hesitate to rent this unit again.

This will be a bit of a different review but felt I needed to say thank you to Janie for her kindness. Hurricane Matthew hit on Friday and Saturday. We were due to start our stay there on Sunday. Janie kept in contact with us, as she knew updates on her property. We, sadly, due to road closures and no electricity, were not able to stay there but hope to in the future. She gave an instant refund. It's wonderful to know that there are still caring and honest owners out there. My hat is off to you, for service, in a crisis.

Everything you need is there. Just pack your clothes and swimsuit and you are set. Janie was a pleasure to deal with. We quickly felt right and home and didn't want to leave! We will definitely be back! Thanks so much Janie!

This condo is fairly large for a two bedroom and could easily accommodate a family of 4-5. It is well appointed,has a great view,nice pool area right outside the door,easy parking,steps to the beach,plenty of beach gear.Seemed like new carpet throughout-no stains yet like many rentals.The icemaker in the fridge didn't work.No biggie-Publix has cheap ice.After a couple nights my wife and I realized there was no mattress cover on the king bed-just the sheet between us and the mattress. I slept on my own beach towel the rest of the time.I didn't read the note in the VRBO listing about cleaning the place yourself. Shame on me.The rules posted in the condo say it is a $200. fee.So the day before we left I emailed Janey and said we would do some light cleaning but not the laundry(the king bed sheets,two pillowcases,and two towels). I asked what she was going to charge us for the cleaning and she replied she would let me know after we checked out.The next morning we spent about an hour and fifteen minutes cleaning, concentrating on the bathrooms and kitchen area. I bought paper towels,toilet paper,and K cups to replenish what we used during our stay.Late that night Janey emailed me and said she was charging us $100. which came out of the damage deposit. That's not an unreasonable amount but we shouldn't have cleaned at all. The cleaning policy should be clearer when you book. Did the renters before you actually launder everything they should have?If you have early flights you'll have to get up at Zero Dark Thirty to clean.And have a lot of quarters for the laundry room. A neighbor in the building told me that previous renters were upset with the cleaning issue also.

Nice property in Ormond Beach, directly across A1A from ocean. Very well equipped unit, with boogie boards, beach chairs, football and Frisbee, and a great wagon to pull it all to the beach. Even had a small lego box, which the kids appreciated. Well stocked kitchen, and everything else was clean and comfortable. The unit is 2 story, with ground level access right next to pool, and a great view of the ocean from upper deck off master bedroom - best of both worlds. Had a small plumbing issue, but Janie was on it right away (wasn't a big deal to us), and it was handled. Pool wasn't heated when we were there (February) Note the expectation is to clean the unit yourself, housekeeping is optional.
