We had the best time! Loved the house. It is out from town but Alexandros helped us arrange transportation when ever we needed it so not renting a car wasn’t a problem. Alexandros was the best to work with and helped in many ways. Other reviews said this and that’s one reason we picked this property. We had 10 people and there was plenty of space for all of us. Would definitely recommend. We walked down to local restaurant Kiki’s and had one of our best meals. Walk back up was challenging but doable and worth it!!

Where to begin…I’ve been communicating with Alexis for over a year in order to plan our 40 person wedding at the villa. He was helpful every step of the way, connecting us with vendors that he knows personally. I highly recommend utilizing the services of Kostas aka Mykonos Chef…his and his team’s food is amazing!! Now for the villa itself- it is huge, beautiful and located high up on a mountainside with unobstructed views. The pool area and bar were a highlight for our group and there is enough space for a lot of people. Since Mykonos is such a busy, party island, it was nice to come home to peace on this side of the island. Only thing I would mention is you have to be able to climb stairs when staying here, but the views are worth it! Also, driving here is not for the faint of heart, so be sure to utilize transfer services if needed! Thank you again, Alexis!

The property was beautiful and clean. We had a fantastic weekend together. The host was organized and kept close contact to ensure we had an amazing trip. Would 100% recommend this place to others.

There were 11 of us and we stayed at Villa Kappas. Alex was great - always quick to respond to my questions and had lots of great advice! The house was magnificent. We booked the chef for 2 breakfasts and 2 dinners and did a DJ and bartender at the house one night - those were the highlight of our trip! He also had a car transfer service that I could text and they would take us anywhere at anytime.

I couldn't have asked for a better villa or a better host. Very nice, super chill location, always accommodating, and unbelievable views. I would definitely book the same villa if I were to come back to Mykonos.

The home is so spacious and we perfect for our 2 families staying together. Alexis was super helpful with so many details before we arrived and while we were there. He arranged for rental cars and a chef on site and had so many suggestions for us. We loved our stay in Mykonos. It was the perfect location to be away from the throngs of people in town!

We all really enjoyed our stay at this villa. Great location with awesome view!! Bathrooms are a bit small but overall good. George and Alex were prompt in responding to our calls. Not sure when or if we will come back to Mykonos but if we do then for sure we will contact Alex for this property.

Highly recommended! 9 of us (4 adults, 5 children) recently stayed at Villa Kappas for 5 nights. Children were well occupied with the gorgeous pool overlooking Agios Sostis Beach. And what a gorgeous beach it was. Crystal clear water. Made it down there almost everyday even if for just an hour or so. I will say to bring your quads, hammies, and glutes, because the walk back up to the Villa is a workout! Alex gave us fantastic recommendations: chef bbq at the Villa on our arrival day, nice n easy restaurant in town, food delivery from Molarki. Alex was nice to bring us some traditional desserts from a local bakery, both of which were delicious! About the Villa: Clean! Large! We were two families and stayed comfortably. All areas of the house were clean. Pool was amazing. We used the outdoor fridge and speakers to play music while we were in the pool. Kitchen was functional, never ran out of plates or glasses, utensils. There were plentiful supplies. Extracurriculars: Alex was able to put us in touch with the appropriate contacts for our yacht day, for transfers when needed, chef, etc. Alex was responsive and available all the time. Any issues we had were addressed right away and with a smile. Hopefully we will be back in the future, the perfect Villa, perfect location, which led to a perfect Mykonos vacation.

stayed here for 5 nights with a group, fantastic elevated position with great views of a quiet beach and the sea beyond. check in was very easy and the owners were responsive and helpful. would recommend hiring a car as its not walking distance to any amenities (other than 2-3 restaurants). But with the remoteness comes peace and quiet. Would love to stay again. Thanks!

Alexis Kappas is the best host we have ever had. We had 8 stay and could have fit 12 easy. He treated us like royalty by setting us up with a cook, sailing, atvs, our rent car, and transportation. He also took time to set up a dinner and a table at a nightclub. I will be traveling to his home in Athens next year. 10 STARS**********

We had a tremendous time in Mykonos from start to finish due largely to Alexis 5-star service level. The Villa couldn't have been nicer or in better condition and the views are off the charts. Alexis helps with anything you could possibly need while staying in Mykonos... we will most definitely return and plan to stay with Alexis again.

We enjoyed probably one of the best dinners of our entire trip for a very reasonable price. The chefs are TOP notch and the food was amazing (my Greek mother in law was truly impressed and the chefs even helped out by bringing her some ingredients to cook for us the following evening). The villa is about 20 minutes from the main town and taxis are a little pricey so having the option to enjoy the private chef for a meal or two is nice (better food than anywhere else we enjoyed on the island and you don't have to pay for the taxi). Alex stocks the home with some snacks, water, a few beers, and wine so that you are not without supplies when you first arrive; he also helped by getting us some ice when we left a message, which was very nice. The villa is set up on a hill with an amazing view of the sea. The beach that is down the hill is probably the best on the island (in my opinion). Overall, beaches on the Greek islands tend to be "beach clubs" in which you pay for a chair/ umbrella all day and are expected to purchase drinks and food (NOT cheap - some can run you $100 for just 2 chairs). Agios Sostis beach is exactly what we wanted for our days in Mykanos (quiet, secluded, no services). We were able to pack up our lunches and beach blankets and walk on down and just relax (note: this is a nude acceptable beach, but it was still very comfortable for our group, including my Mother in law). The walk down is about 15 minutes and the walk back up the very steep hill is about 30 minutes (while it seems daunting, it's totally doable - my 65 year old mother in law had no issues just going slowly.... plus you get to jump in the pool after you climb the hill). It would be nice if there were some light weight beach chairs and a beach umbrella available in the home, but we did fine by having our parachute material beach blankets for the day. Lastly, something I did not know about Mykanos is how windy it is - at first I thought the strong winds would be un-enjoyable, but it was so nice on the beaches. Just be sure to close and secure the big wood shutters in the house so you can sleep in quiet at night. Overall I would definitely stay at Villas Kappas with a big group again!

Its a truly 5 star villa. We had a great experience staying there. Our family rented both villas. Each of them had a spectacular breathtaking views. When I searched for it online, the pictures of the view were so beautiful that we decided to make it our wedding venue! When we came there on the move in day, I never doubt my original decision! It was gorgeous even better than in the pictures! We had our wedding ceremony and the dinner by the pool. Alex, the owner, was outstanding with every request we had. He helped us organize the best wedding ever, that was not only perfect in our eyes, but blew away all our guests. We had a private chef Makis cooking for us and the food was better than in any of the restaurants in Greece that we tried in our total 3 weeks vacation. The rooms were very clean, the kitchen was fully equipped. When you are in this villa, you feel like you are in paradise and we didnt even want to go anywhere else. The beach is in walking distance, but make sure you wear comfortable shoes for that.We definitely will be back! Thank you Alex for everything youve done for us! This villa is everything that we could have wished for and more! Alex and George went out of their way to make our stay all that we dreamed it to be! We had two families traveling from America with 7 children and it was absolutely perfect. They arranged for transportation upon our arrival and the most amazing day on the water with Mykonos sailing ... all arranged by Alex. His service is truly FIVE STAR. The villa itself is also exceptional! Our vacation to Mykonos could not have been better thanks to Alex and this wonderful place to call home!

The best place to stay in Mykonos! From the time we arrived until our last of seven days on the Island our host Alex made our time their amazing. Helping us plan a party with in house chef and transportation pick ups wherever we needed to go. He also made himself available by phone if we ran into trouble. You couldn't ask for a more beautiful home and awesome location. Minutes from the beach and a restaurant that provided complimentary wine while you waited for your table overlooking the water all within walking distance. A small car is good for shopping and making quick trips in town. However,you wont have trouble getting rides to and from the city center. What a wonderful and welcoming place. I hope i can visit again soon.

The villa is even better than pictured, exactly the place for a relaxing and beautiful vacation. Whether you want to relax by the pool, take a short walk to the beach, have a chef make you dinner, or get a massage at the villa, this villa has everything you would need and if not Alex can get it for you. Perfect to relax here and get transport to all the nightlife Mykonos has to offer.

This was an absolutely amazing property with breathtaking views and every comfort provided from HOT WATER to a washing machine. The pool and poolside bar were a perfect touch and provided the best view of the ocean. My group was extremely happy with this property and consider it a highlight of our 9 day trip across Greece. Alexis took great care of us and thought of everything. He was prompt, responsive, and always willing to help with anything we needed. The private bartender was also a great guy who made my guests' poolside needs his priority. I can't say enough good things about our experience. Transportation was provided by a car service with very reasonable rates. Download the Agean Taxi app; they have a pin for the villa already set and can find it easily. I will definitely be back...for a longer stay next time. Alexis thank you so much for making our experience a great one and for taking such good care of my guests. We had the absolute best time at Villa Kappas! Alex was really welcoming and helpful, and the location is so beautiful and not at all overly touristic. The view is unbelievable, and the villa was perfect for 9 girls. I will definitely be staying here again, it felt like a luxury hotel experience.

Alexandros' villa at Agios Sostis is a real gem. It is even larger than the photos suggest, and it is appointed so well. The views from all levels are also quite stunning. We really enjoyed our time here, and appreciated all of the recommendations Alexandros gave us, including setting us up with a private chef one night, which was delicious. He also set us up with a very reliable transfer company, which was much appreciated, given that the villa is not in town. Thank you for a wonderful stay, Alexandros.

Best place to stay on Mykonos island! Alex and Jorge were gracious hosts to me and my 9 guests. They were very helpful with setting up transportation and various activities. The villa is right on the beach and steps away from popular restaurant Kiki's!

A group of 11 of us stayed at the villa for 5 days and had an incredible time. The view from the house is absolutely spectacular - one of the best I've seen in Mykonos. Walking distance from the beautiful Agios Sostis beach and incredible restaurant Kiki's. Our main concern was that it was too far from the beach clubs on the south side of the island. However, Alexandros put us in touch with a driver Stelios who was professional and always arrived on time to take us to lunch, dinner, etc. In hindsight, the trade-off of 10 extra minutes in a car for a much nicer house was well worth it! Highly recommend and our group is already talking about going back!

A week after returning from our wonderful relaxing break, we all wish we had had longer to enjoy it. Waking to beautiful views over the bay, the villa provided a variety of spaces for sun, shade, socialising or a a bit of time to yourself. We found the villa well equipped and Alexandros and George were most helpful, even delivering some meat for the BBQ when we couldn't find a butchers. In hindsight, (even though we had a few laughs trying) we wouldn't have hired a 9 seater van to get our party around! The hill is very steep to the property and so would recommend 2 cars. We also enjoyed our day out on a motor yacht, visiting beaches to the south of the island to celebrate a special birthday.

We had an amazing stay at the Villa. The host helped us out with everything we needed. The villa was in a really good condition. There was cleaning provided by them, so made our life easier. We needed a concierge service and restaurant suggestions and the owner was able to assisst as with all of it. They are always easy to reach, in case you need something. The area is far from the attractions so its very quite and easy to find peace. I would highly recommend it.

The villa is in an excellent location on the northern part of the island within a 10 minute car ride from the main town of Chora. It is situated on a hill with picturesque views of Agios Sostis beach, the Aegean sea and scenic hills. The villa was as described on the website and very well maintained, with plenty of indoor and outdoor common space for the eight of us. Alex, the owner, was extremely responsive and helpful throughout the entire process from the initial booking, providing us information of what to do and where to eat, and greeting us upon our arrival. He visited us the following day to see that we were all comfortable, and a delivered us a delicious local dessert before heading back to Athens. His local caretaker, George, was also extremely helpful throughout our visit. He was always on call if we needed him, and was kind enough to make a few food runs to the local store to keep us fully stocked with water and goodies. It is a beautiful place to unwind, relax and enjoy the company of family and friends. Villa Kappas is highly recommended.

Villa Kappas is an amazing place...the kind that dreams and lifetime memories are made from....Our family of 5 celebrated many important milestones here - a 30th anniversary, a 65th BD, a 40th BD, and a college graduation. We could not have been at a more perfect place. Our 4 nights here went way too fast. The view from the villa is grand. You can see the Aegean Sea, local beaches, and of course, your own private pool and outdoor bar. It was difficult to want to leave the villa...we loved it so much. But, at Alex and George's recommendation, we ventured out and enjoyed Kiki's a nearby beach bar (fabulous food) and lounging at Panormos Beach. Mykonos town is only about a 15 minute drive, so you can do your shopping and people watching as well. The amenities, the view, and the owner's warm hospitality are truly above and beyond your expectations and the property is even more alluring, in person. Thanks for a wonderful time!
