I stayed at Sandcastle instead of St. Mary's. I was supposedly relocated due to pipe issues at St. Mary's. I like the location of Sandcastle and that's it.

There were several issues with the Sandcastle property: 1. the king bed is not suitable for people to sleep on; the bed is lying in thin wood that is supported by weak poles therefore it doesn't hold much weight; it fell my first night there and we were not able to sleep on it my entire 5 day stay; 2. the hot water didn't work and we were never told how to get it on 3. the front area tv would not work and again we were never told how to get it to work 4. the shower head fell the first time we took a shower 5 the door handles were loose 6. there was no where to sit and relax; the front area had 2 twin beds 7. the dining set had very weak chairs that doesn't hold much weight 8. the owner charged me a cleaning fee in my initial pay for the property then had me to pay a down payment for it 9. I was supposed to be able to pay the down payment with a card but I had to pay it in cash and now I know that was for her to take out a second maintenance fee

There was no breakfast.

The owner was rude when trying to speak with her about issues at the house. The grounds were unkept. Bathroom faucet sprays water and had mold/ mildew at the base. Kitchen sink drains poorly and A/C in living room cuts off after 15 minutes of operation. Must constantly have to restart. Finally when I was trying to get the house info from the owner it took several calls before she provided directions and code for the front door. This was a stressful rental for my vacation. I was more than disappointed, especially with the owner's attitude and belligerent attitude. Also there was no fantastic ocean view.

I liked the location because I rented a car and as a returning citizen it’s between Ocho Rios and my hometown. I visit Jamaica quite regularly (on average 3x/year) and for the past 10 years I’ve stayed at properties in the Emerald Estate community; however, this was my first time at this particular property and it will be my last.

I chose this property because of the high review but once I had my horrible experience, I reread because I couldn’t understand the discrepancies. Having realized the owner’s last name, I saw that at least one review was from someone with the same uncommon last name…coincidence?!?!?!?! There were ants and roaches in the kitchen and living room. Jen, the proclaimed owner of the property is ANNOYING!!! I’m honestly being generous rating this property 4/10. On our first morning after traveling long hours and drive from airport, without enough warning/notice, Jen sends “maid service”, plumber to fix a pipe, someone to fix a headboard, and someone to adjust the A/C…4 different people while we were still sleeping so we had to wake up to accommodate work that should’ve been done prior to our arrival or after our departure. That was absolutely unacceptable!!! Additionally, on day of checkout, Jen called us as early as 7am to remind us that check out is at 10am, which we were already aware of the more than early checkout and therefore had our alarms set…I didn’t need Jen’s wake up calls. Just because you see some blue horizon doesn’t necessarily equate to “ocean view” lol. It’s more like rooftop views with a glimpse of the horizon. There were roaches and ants in the kitchen and living room areas. This may have been helped if the A/C were working. The property lists that there are air conditioners but I warn you that place is a sauna bc the A/C units are censored….you have the door open they turn off…no movement for 30 minutes they turn off. Be mindful that you’re not moving while you’re asleep so you wake up literally sweating. Be aware also that even when they’re “on” it’s like they’re off. The A/C guy said Jen sent him only to adjust they sensors and make sure they actually turn off…so sad. Our stay was absolutely miserable!!!!!

The Emerald was absolutely amazing!! I cannot believe how wonderful this place is. The ocean view is breathtaking. The host Jennifer goes over and beyond to make sure your stay is exceptional. Housekeeping took care of every need I had. We can’t wait to return. Thanks Jennifer

The sea view was beautiful. The location is quiet, relaxing and peaceful. The mango tree was a welcoming sight early in the morning and watching the sunset from the veranda of the apartment was amazing. House keeping was brilliant. The property was clean and everything was of a high standard. Would gladly stay again!

Brilliant stay at this property the host was great and so was the property with 24 hours security Heather was so nice and friendly. The complex is quiet and friendly we liked the beach and the River at Rio Nuevo Bay was only five minutes' walk unfortunately we weren't allowed on the beach because of COVID-19 - restrictions. Instead, we were able to chat with the locals outside Stewart Town“ and listen to some great music and food while having a great game of pool at the bar with the locals. We will be back to your property very soon.

The location is perfect, 24 hours security, Housekeepers were helpful and professional. The proper is lovely, it’s clean and modern, Property manager always available and responds promptly and there for all your needs. I’ve stayed at several privately owned properties and this made top 10 easily. With that said I’ll be staying there again 09/8/2020
