I liked the location of the hotel , so close to the sea front and I had a nice side view from my double room. Hotel reception staff were friendly and polite , one staff member remembered my name throughout the course of my stay and asked me how I am etc. Really nice service . Good cleaning service too-I stayed for 2 nights and my bin was emptied on day 2 which I felt was a nice touch. I noticed an ironing board in the room which was a welcome addition (irons available at reception). Good quality kettle and well stocked for tea, coffee , sugar, milk. Bathroom well stocked with pumped shower gel, shampoo and conditioner. For the price paid , the location and the facilities were impressive.

The room was very warm , the window in the double room did open but it was a very warm room throughout the day time. A fan would be a nice addition. The en suite bathroom was clean and tidy but it was a snug fit , some people may struggle using the facilities . It didn't impact me or spoil my stay but may be a bother for some people.

I took a bit of time to get council parking on the street, so some patience required.

Good location, clean functional room, great staff all round, including a night porter who was still smiling after a night shift! I'm impressed.

Parking is not very easy, but that is the same all over Brighton, so travel by train! the internal shared courtyard is a bit noisy in the summer when you have the windows opened. It sounded like a mechanism from an electric gate or a trolley being rolled.

So old building. When someone closing door you can hear. Beds are not comfortable. Who is staying in next room, you can hear them what are they talking, this was really bothered me and my friend.

The room and bathroom facilities met my expectation but I do expect a property like this to have a small Lounge space - they appear to have converted all public areas to rooms to maximise on room revenue. This would prevent me from recommending or returning to this property.
