First, thank you to our host, perfect Italian gentleman. The apartment is just steps away from the Academia bridge on the quiet San Marco side. Immaculately clean, lovely garden. We enjoyed wandering the neighborhood and grabbing sandwich to eat at “home!” In 4 visits to Venice over the years certainly my favorite stay.

We had a great stay at the flat. We didn't meat the landlord, but he organised the perfect welcome and a pick-up from the boat stop (coming from the airport). This made arriving a smooth experience. The flat was a great base from which to explore Venice. It was very quiet at night, so we always got a good rest when we were tired. There wasn't really any negative points to mention, except maybe that the internet bandwidth sometimes went down too low to watch IP-based TV on our Fire-TV stick. It's great flat and we would come back to stay there anytime.

Our 4th time in Venice, but it had been 9 years. Best location, quiet, serene even, but short walks to St. Mark's, 3 minutes to Accademia. Incredible water taxi drop-off and pickup. Cold A/C. Responsive hosts. Highly recommend.

Nice to have a clean quiet place away from the crowds and the hustle and bustle with the gentle sounds of the side canal and a beautiful garden.

Fabulous location, a short walk from all of the main attractions and an even shorter walk to some fabulous restaurants. The apartment is small but perfectly formed and kitted out with everything you would require for a short city break. A very minor negative, if you're used to a power shower then you may be slightly disappointed. The water pressure is not as high as we have at home. Not a deal breaker for us though and would definitely recommend staying.

We took a water taxi from the train station to the water gate at Palazzo Failier, where Valentina greeted us, walked us through the wide and long entrance hallway, and then took us to our lodgings at the Caneletto Failier. It was a perfect location and setting for exploring Venice during the day and then enjoying the quiet of the night. Valentina gave us great recommendations for 4-5 restaurants and the ones we went to were well-worth it. Valentina also connected us with a friend of hers who took us through a very enjoyable and informative tour of the Basilica di San Marco and then the Doge’s Palace, Bridge of Sighs and prison area. Orial promptly responded to our inquiries. Thanks so much for making our stay so enjoyable!

Nice 2 bedroom unit with great location.

Perfect home for our family. Super location, comfortable beds, cute kitty next door to welcome us home each evening. Ollie met us at midnight and helped us with our prearranged water taxi and showed us some features of the home which made the stay even better. We used Venice Dream Water Taxi and so glad we had made the water taxi reservation prior to arriving.

Orial met us at the private dock and guided us to the apartment. After a brief walk through we could see the apartment t was well equipped for our short stay. Walking to all the sights was only 12-15 minutes (Realto Bridge, St. Mark’s, etc). Lovely stay.

Giovanni was so helpful! And when our train was late and coincided with another family he was checking in, he sent a co-worker to let us in to the apartment. He was available to answer any question I had prior to arrival; such as the closest train station. His coworker was a tremendous help arranging the water taxi. The apartment was very quaint, comfortable and a good location. The garden was very beautiful.

We loved this unit. The communication with the host was the best I have ever had from any host EVER! The condo was decorated so nicely and had everything we could need. I appreciated how comfortable it was for the 4 us us. We loved taking the water taxi to our front door! Thank you; we loved our stay!

This was the perfect apartment for our family of four to stay in Venice. Booking and check in really well managed, very helpful. Apartment in a great location, really great size. Fantastic air con and lovely private garden. So close to everything. Highly recommend.

well situated, well maintained apartment. Just right for two couples. everything about our stay at Giovanni's place was great. the private interior garden was a big plus. very nice people, including the manager, the check-in person, the family, even the garderner took time to make us feel welcome.

Very well located at a few minutes walk from all sites and museums. Though the heating wasn't working the 1st day because the boiler was defective, it was replaced the following day. Very good welcome. Fortunately the apartment is on the 1st floor and can hardly be flooded.

We were very pleased with the facilities. The proximity to both Vaporetto stops made getting around Venice so easy. I appreciated the cleanliness of the place, the facilities provided, and the promptness with which I was met both from my flight and to my next flight. The very best part of this place was that we could hear music from the nearby music school, and the serenity of the place was excellent. I'd stay there again! Thank you.

Loved the apartment and garden, in an ideal location - quiet area but close to tourist must see places. It would have been difficult to be self catering as limited cooking facilities, only a small hob and microwave. Plenty of crockery and cutlery but few pans and no bowls for microwave. Electric kettle's plug would not stay in but there was a kettle for the hob.Shower in double bedroom only had a few jets that worked and temperature fluctuated. Bidet in same bathroom did not empty properly.It would have been nice to have a folder containing information about apartment and local restaurants, shops etc. There were emergency telephone numbers and one for owner. Other properties we have stayed in supplied a small welcome pack with essentials such as milk and bread. As our flight had been diverted because of a medical emergency we arrived 2 hours later than expected and did not feel like going shopping but had nothing to make a drink with - would have loved a cup of tea!Would we stay there again - definitely yes. Just a few tweaks and it would be all 5s.

Clean, well-appointed apt., just steps from the Academmia Bridge, offering opportunity to strike off in any direction. There’s a mini mart and plenty of lovely restaurants in nearby Campo San Stephano. Don’t pass this one up.

We enjoyed the ability to escape the massive crowds of Venice and retreat to our quiet condo. Located a 5 minute walk form the San Samuele Vaporetto *water bus" stop; we were able to get around Venice with little trouble. Coupled with Viator "skip the line" tours, we were able to minimize our exposure to the overwhelming crowds. We took the Vaporetto to Lido, Murano and Burano as well, rounding out our exposure to the Venice Lagoon. Great location and a great stay!

Nice quiet location. Very helpful with arrival and departure. Loved the AC with temperatures at 90 during our stay.
