We absolutely loved our stay here! The location was fantastic! The short walk through the villa courtyard to the beach was beautiful & tranquil. The unit itself was very clean and we had almost everything we needed. I did notice a couple of things that could use repair like the lower level rack in the dishwasher, the sliding glass doors in one of the bedrooms, & one of the bedroom doors has trouble sticking. These are so minor though they really didn’t affect our stay. We had a wonderful time and would definitely stay there again!

Overall fine. Great location beach pool bike rental across street playground for kids close by. Some issues dishwasher kitchen patio screen door no lock on lower patio door leading to beach. Would still recommend. Easy to take bikes to very wide beach and ride.

This was a last-minute reservation due to last minute cancellation, we were unaware that we needed to check in at the real estate office. Rental agency was very attentive when we called with problems with the internet and TV, coffee pot stopped working (replacement was brought within 30 minutes) After associate checked on the cable it was found to be the owners problem and cable company could not come until the last day of our vacation. This became a problem as one of the guests had internet classes. Pictures on website made rooms appear larger than they actually were. The grounds at the condo and Facilities were outstanding, swimming pool, private walkway

Reviewer Comments: Our son and daughter-in-love arrived an hour before we did and they were allowed to secure keys and check in with only a phone call from me. The condo was actually better than expected. It was very clean and the linen provided was high quality and immaculate. We loved the secluded corner unit with shade and the grass covered lawn to walk on when we made our way to the beach. The lawn was a great place for kids to play and the complex was very family oriented. By 10:00 PM it was pretty quiet. The ocean view was minute, but could have been better with some trimming of shrubbery and trees. The only problem we encountered was the early morning noise from the construction next door. The beds were comfortable, the wifi was exceptional, den TV was upgraded to nice size flat screen, and gated area made for a better sense of security. The pool area was nice as well. This trip was a great return to an island we had not visited in over 20 years. We hope to return soon!

Added to the townhouse is a beautiful flat-screen TV in the living room. The view of the ocean has also improved with the association cutting back some of the shrubbery along the back fence. Trim the shrubbery a little more and the ocean view will be what it used to be. The unit is always clean and comfortable, and the office staffers are precious to work with. I’m already booked for my 2016 sabbaticals in Beach Villa #12.

Excellent location, very private, and spacious. I have always used Vacation Time to book these villas and have always been pleased, however this year was terrible! This villa was horrible. Kitchen was poorly furnished. No top for blender, not enough utensils or glasses for family. Blinds Blinds did not close. We were awakened every morning to construction at 6am next door. No view of the ocean. Keys did not open back doors and we were locked out one night. Staff was very annoyed when we called emergency number fir help. Hilton Head is beautiful. Still great location. Just dint stay in villa 12!

Be sure to take staples such as salt, pepper, coffee, filters, etc. because only paper towels and a small amount of dishwasher detergent/dish soap are provided. Televisions had good reception and there was a DVD player as well. Internet service was great. Wonderful pool including a children's pool. Plenty of lounge chairs poolside. Nice patio set and chairs on the balcony. There was an outdoor grill as well. The location in South Forest Beach made easy access to restaurants, shopping and the beach. To get to the north end of the island the expressway/toll road was a short drive away and to get to the north end took about 5 minutes using it. The rental folks were efficient and courteous. They are great at answering all your questions--very helpful.

Upon arrival, we had to call the cleaning company to come out and reclean the unit (sand on the floors, counters not cleaned, bathroom shower doors not wiped down, floors not swept, etc). Much of the furniture and appliances are need replaced. Window blinds were falling down and there was little privacy from them. Bed comforters were dirty and had stains on them. The location is convenient for the beach and access to the pool, however, there is alot of noise from the bar across the street. Bathrooms and living area are alot smaller than other units in this same complex.

Tucked in the corner of the property, the unit is private, yet has a view of the ocean and beautifully landscaped pool area. The townhouse is adequately furnished for cooking-in and entertaining guests. The beds are comfortable and the decor is pleasant. I've already made a reservation for next year!
