Our biggest complaint was the mice! Mouse droppings in the kitchen drawers and on our first night, we watched one run across the kitchen counter. There was also what looked like a critter nest in the corner of one of the staircases. Ended up having to figure out where to store food so as not to wake up with mice having feasted. Called property management and they sent someone the next day, but the mice issue wasn't going to get addressed same day. There isn't nearly enough seating for the number of guests this property can accommodate, which made the 2 main dining tables the only area to sit and congregate. All the other common areas had seating arrangements for 3 people max. Could have used a couple more couches on each floor! Windows were old and falling apart, no screens so couldn't open the windows. Some broken/missing window treatments, made privacy interesting on the first floor bedroom facing the balcony. Hot tub looked questionable and we didn't even both attempting. Plenty of towels and linens. Beds were relatively comfortable. Location was decent, although the road getting to the house was very narrow with switchbacks. I would avoid it when dark or with snow.

Quite literally the 20th attempt to get through to someone of how awful our first nights stay was and complete lack of guest service. We were told that check in was 3 and a slight delay because of weather. The cleaning crew never arrived after waiting until 5:30 our group of 29 was told to go have a nice dinner and get a hotel room at our expense. At the low end that would have been over $2,000 during Christmas time! After already paying in full the $5,090. You left no helpful options. Completely left 29 guests from 3 states out in the cold. We then suggested that we just clean it ourselves because this was a family reunion and we didn't want to be separated trying to make other accommodations. Not to mention all of the food that was purchased would go to waste. We spent all evening after being delayed to enter the cabin to clean. The roads were accessible as all of our party and neighbors were driving around. After staying up past 12 PM doing laundry we continued this into the next day. All the while trying to communicate with your office to rectify our frustration and huge inconvenience. Again the cleaning fee refund is not sufficient compensation! Your staff is rude and incompetent. Which made the experience even worse. Hanging up on guests when trying to resolve these matters and not responding to texts or messages is completely unprofessional! Again we are asking for a full refund of our first nights stay. Just the cleaning fee is ridiculous! We will never stay with E.S.R again and will make it known to everyone and anyone to not use your cabins. I'm sure this review will be disregarded along with the over 20 other calls, texts and messages too though.

Beautiful, ,love all the wood , and the layout..Not enough seating.The wall hanging, and decorations are dated and faded and need to be replaced.No emergency heat , and the cabin stayed cold.

New mattresses are needed in all of them. The cabin was also lacking in furniture. The movie room included one couch and that is it. We pulled in some rockers, but there were not enough rockers on even one of the three porches for all of us. With so many rooms, you would think there would be comfortable seating for the large group of 12 to gather somewhere. The top floor was the most homey and had an extra kitchen, which was nice. The jacuzzi had to be fixed and the water wasn't very hot at first, but the company was very good about quickly coming out and fixing both things and it worked well after that.

Reviewer Comments: The property was not well-maintained, it had a huge boarded up window, the cabin looked dilapidated and run down - definitely not the 5-Star vacation home I paid top dollar for. The TVs didn't work and the Wifi barely worked - I spent many of my vacation hours troubleshooting problems with this cabin. The air condition unit leaked out of the secure closet on the floor. The cabin was filthy! dust, cobb-webs everywhere!! The entire cabin smelled horrible! Trash all around the outside of the cabin. I would like a refund please as this was far less than what I contracted for.

We stayed at Big Bear for our first annual family reunion and had pro’s and con’s with the rental. Pro’s: -The space is perfect for families to spread out, each room having it’s own bathroom plus an extra area in the bedroom to get ready. -The beds were not too hard or soft, and all either queen or king, which is so rare to find that many in a rental! -Plenty of plates, cups, and wine glasses to go round. -Floor 2 had a foosball table and love seat in front of a big protection tv, each room had a tv as well I believe but didn’t really pay attention -The top floor had a pool table and foosball table, and an extra fridge and coffee maker, and small table - perfect for the late night crowd. -The bottom floor had a long table that fits 14 people if chairs are pulled up to the ends, and there is a small picnic table outside, and a small loveseat downstairs. If you have more people than that, they’d need to go toothed floors to eat. -The porches were so spacious on the back and side. Con’s: -The images need to be updated - there are only a few rocking chairs outside, and the gaming areas were different as well. -It could use a REaLLY good deep cleaning. The floors were dirty (don’t walk barefoot or your feet will be black), crumbs were on the tables and floors, and showers were dirty as well. -Only one roll of TP provided per restroom, so if you stay more than 2 nights, bring extra. -Grill tools are trashed, so bring your own. -No cookie sheet -Not enough forks for 16 people (everything was mismatched), but plenty of plates/cups -Hot tub was temperamental, the bubbles wouldn’t stay on the first night, the second night it was fine but definitely sandy inside -The front door lock is a joke, it could easily be kicked open, and the back door doesn’t even lock. -Some of the outlets in the kitchen don’t work, but there are plenty that do. -Definitely bring extra large trash bags as none are provided besides the starter bags. -While remote is awesome, it’s on a super narrow one lane road and we kept having to back up into people’s driveways to get out of the way. Plus there was construction on a new home and they had stuff all in the road, making it really hard to get around. Just dangerous. Not recommended for younger lesser experienced drivers. -It made no sense that a tiny love seat was in front of the big projection screen tv on floor two, it would make sense to set that up as a theater room so multiple people can enjoy.

The property was located about 30 minutes from Pigeon Forge and up a narrow, curvy hill. Once you got to the cabin, it didn't seem that bad and the 30-minute drive wasn't terrible, but in addition to the unexpected location, the cabin had many items that needed to be repaired and the cleanliness was not ideal.

The property was located only about 15 minutes from town so that was also a plus. The only problem we had were 2 uninvited guests. We had 2 stray cats that would not go away,we couldnt enjoy the outside grill and deck ike we really wanted to because they were always there. Other than the cats our stay was more than we asked for. Can't wait to come back.

We had a great time renting this cabin. There is a lot of room for parking, it will hold 10 vehicles or more. It has big bed rooms with comfortable beds. It has two full size bathrooms on all three floors for a total of 6 bathrooms which is great when you have more than 20 staying in the house. The kitchen is a decent size with a huge table and lots of sitting room. The porches wrap around two sides of the cabin on all three floors so you can have privacy and great views on the 2nd and 3rd floors. It has a pool table and foose ball table and a projector screen. The only issues we had was with the hot tub was giving a fault and not running or heating up. So I was able to text the service desk and they had a maintenance technician come out and fix the issue and we were able to enjoy the hot tub. The internet is not the greatest but I think it’s satellite internet. Overall a great experience and time with family and friends and we all would recommend and rent this cabin again.

We had to do lots of sweeping and damp mopping. Lots of hair on counters and floor in Kitchen and dining area. Recreation items in cabin were great and in good shape. For folks not use to single lane roads in the hills, be cautious. We had to backup going uphill to allow passage, very dangerous. Not far drive to any of the nearby activities/tourist areas.

Our feet or socks were black if we were not wearing sandals or shoes in the house. And with many kids it was just gross with their toys and blankets and themselves on the ground all the time. Also, for sleeping 34 people the seating outdoors is very limited. There was only 3-4 rocking chairs on each deck. We had to move chairs up and down so we could all sit outside on one deck at the same time so it would be nice if there were more chairs outside. The kitchen was pretty well stocked. No baking sheets or crockpot. No coffee filters but other than that it was fine. Overall we all had a good time and it was a great location close enough to things but felt far enough away it was private. The elk springs management and people I worked with were great and very helpful.

Everyone seemed to have a good time and all pitched in to do daily chores. We had some issues with the cleanliness' of the lodge and maintenance of some of the equipment. The gas grill was filthy and falling apart batteries in a smoke detector and a carbon detector needed to be replaced. The first night we were there the ac on the second level went out. I will say every time we called with a concern they came out promptly and fixed things. They replaced the grill and cleaned the matt under it. The matt should have been replaced. The grease was so thick it had to be scooped up. The batteries were replaced and they put window ac unites in until they could fix the ac the next day. The floors were dirty and sticky and the dust on the steps look more like lint. The place was probably cleaner when we left then when we arrived.

My son and niece slept in a room on the third floor and woke with bed bug bites all over them. Management claimed that they checked and saw no bugs. Duh, they only come out at night. Moreover, they made up the bed, like I was going to allow my family to continue being eaten by bed bugs. With the extra time that it took for them allow us into the cabin (late), they should have addressed the bed bug issue. I have pictures and I am very disappointed. If you have older family members, do not rent this cabin, not only for the bed bug issue, but also, because it is on a steep winding mountain. It would have been ideal if not for these two concerns.
