Supurb condo...beautiful, clean and had everything needed!

We loved the condo. There was a small issue with construction during our stay but Brooks and Shorey did everything in their power to make it right.

Overall, I do not recommend this vacation rental. Reviewer Comments: The pool was closed for repairs for our entire stay, but I’m not sure it hadn’t been closed for some time from the looks of it. Some kind of construction of the pipes and concrete below, but no workers were ever present. The parking for this condo is the worst of all time. Unless you drive a compact car to fit in between the pillars underneath, you won’t fit in the parking spots without massive “work” to park. If you choose to park outside, you have to park on a steep hill sideways. This hill also is extremely slick with different show types when wet, so be extra careful. It’s also hard to exit the car if you are on the uphill side. The condo itself was nice. Smelled like fresh fish though. The floors are gross too. You can’t walk around barefoot without black feet in minutes. The mattresses in the master bedroom were like sleeping on plywood. The second bedroom had a much nicer mattress. The front doors of all the condos in this complex have floor to ceiling windows beside them which do not have coverings, so anyone walking by can see all the way through the condo. No privacy in the main spaces. Brooks and Shirley did nothing to ease the pin of no pool for the entire stay and have it in their rental contract that you won’t get a refund or discount for anything (even if the electricity goes out for days, they don’t have to refund you) so just be aware before you rent.

Great place, great amenities and location.

We loved our stay and highly recommended

This property has a great view and easy access to the beach. We loved the included daily beach chairs. Kitchen included lots of dishes and cooking pans and utensils. A few things that weren't perfect: 1) we walked around in the condo barefoot for half a day and the bottoms of our feet were black! We went to Wal-mart and bought a fancy swiffer and cleaned the floors. This should have been done prior to our arrival. It made us question the cleanliness of the bath mats. 2) The only covered parking is apparently reserved, and no one told us this. After we learned this, the only parking was uncovered spaces that were extremely tight to get into and out of.

Overall, we had a very positive experience at this location. The proximity to the beach was just what we were looking for and everything was as described in the posting. We did have a disappointing experience because for the four days we were there, there was construction occurring right next to the building and below our balcony for a new public beach access. It was constant between 9am and 5pm- circular saws, impact drills, etc. It made it very difficult to enjoy ourselves while at the property. Thank you.

We absolutely loved our vacation in Fort Walton! Brooks and Shorey was great to deal with, quick to respond on any questions or concerns.. the room view was absolutely stunning! Everything was nice and clean. I would definitely stay again

Reviewer Comments: Upon arrival, I was a little concerned regarding the area this condo was located in. Fort Walton Beach appears a bit "sketchy", compared to Destin. However, we quickly learned that despite appearances, this condo was in a great location. Much less crowded then Destin/Miramar, and being 3 minutes from beach was perfect. We met some very nice families during our stay, and it was quiet and clean. A previous reviewer said the condo could use a deep cleaning, and I would agree. The building itself is old, but the condo has been remodeled nicely. Just needs some finishing touches (showers and window treatments are old). I would also suggest having fresh smelling towels and linens for guests. Everything smelled stale or strange, and needed to be rewashed upon arrival, for our comfort. Overall, we were mostly happy with our stay given the location and nice people we met in the area. And the price paid was very reasonable for what we experienced. My kids had a blast, and that's all that matters.

We were originally supposed to stay at another property by Brooks and Shorey, but that property was under construction, so they offered us this one for the same price. It definitely was not comparable. The first thing we noticed was the rug in the living area was stained, making it look dirty, even though I feel sure it was vacuumed. The sofa in the living area was also stained and hard as a rock. There was only one other place to sit in the living are besides table chairs or bar stools and that wasn’t much better. The master bed was comfortable, but the furniture in both bedrooms was old and stained. Looked liked furniture that had been used and used and used. After a long day of driving, we just wanted a glass of wine, only to find no corkscrew. I understand the last guest could have taken it, but that is something we expect in a rental. All of the appliances worked, toilet and shower worked fine, but it was all outdated. The place needs a good facelift. It was fine for a few days, but we won’t be renting here again. Hopefully, the other property will be available next time we visit okaloosa island. We’re definitely going back there

The view is great. Location is nice. Beach is great. The only complaint would be the parking is tight or you are on an incline. Would definitely stay here again. Close enough to Destin but away from all busyness and you can relax.

Overall we really enjoyed our stay. The condo is spacious, updated, and in a great location. The property manager was wonderful to work with. We were not pleased with the level of cleanliness, but that's really our only complaint.

This is the 5th year my sister and I have stayed in Ft Walton. Every time we find a condo we love, and try to re-rent the following year, the owner has sold and taken off rental market. I hope that's not the case with this condo because we would definitely rent again next year. Very comfortable, very clean, 2nd floor was perfect for sight seeing off balcony. We had no complaints - with exception of Hurricane Ida. Couple things for those who read review. Only as an FYI, not in any way a complaint. There is no blow dryer or beach towels. And there is no extra beach chairs. Of course we had beach service, but if you wanted to sit on the beach after 5:00 or had a guest, there's no extra chair at condo. The coffee pot takes regular filters, not pods, and there were filters there.

Great condo, wonderful view, easy to get too and convenient to anything with Lin 10-15 mins

We loved this condo. 2nd floor made it easy to use stairs when elevator was busy. Beautiful views from the balcony. Plenty of space for our family of four. We will definitely stay here again.

We had an amazing time!! The only hiccup would be a used tissue on the kitchen counter and the cabinet needed wiped down but nothing that a mother couldn't take care of in two minutes. The outside building needs a little love but once inside the condo is PERFECT and just like the pictures.

This was our second stay at 203 Palms. Easy beach access and chairs every morning made us so happy! The unit is clean and cool and spacious. Location is perfect and has balance of peaceful solitude and proximity to the fun stuff! I wish the neighbors didn’t smoke so much but that wasn’t in our control. I also appreciated the full size NICE washing machine and dryer because our daughter was playing in a softball tournament all week. We will be back again next year I hope!
