Everything was as advertised and great. Super location within walking distance to anything you need, well equipped kitchen, would rent again.

The property is in a fantastic location, mid North Mission, on the boardwalk. The property needs a little maintenance and some deep cleaning. Grand kids loved the hot tube.

Our family from three different states came together and thoroughly enjoyed our stay. The house was spacious and ideally located to enjoy the beach. The rooftop deck and hot tub were very popular. Thank you for the opportunity to spend a wonderful family time together.

I loved the place when I saw it in January as I planned a June family vacation for 9 of us. It was absolutely perfect for us; bedrooms worked, kitchen great, decks roomy, hot tub a huge hit. Location was a major plus: lots of fun walking the walk, talking to people, favorite restaurants, Sam's Little Market close by and the sandy beach steps away. We had chairs, toy buckets, boogie boards, towels provided. The villa got even more use because the weather wasn't as warm as we had hoped. It is a very special house and we loved our stay.

I especially enjoyed the ocean front view in the rooftop jacuzzi, not to mention my own personal in-room jacuzzi and easy access to have beachfront yoga!! Overall an excellent place to stay!! Will definitely be back next time I visit SD

This house is the definition of Mission Beach. Having stayed here several times for over 30 years, I’m glad we didn’t discover this house until now. To put it simply, we won’t be going to Mission Beach unless this house is available.
The house is exactly as pictured. It is designed with the beach in mind using flooring that makes sand clean up a breeze. The two decks offer an unbeatable view of the ocean. We spent days just watching the dolphins, seals, whales and pelicans do their thing. When it was time to hit the beach, it was literal steps away from the door.
At night, the jacuzzi was perfect to relax and still keep an eye and ear on the ocean. Sleeping with the door cracked open made all sound machines obsolete.
Curtis was friendly, helpful when needed, responsive, but also hands off. It was perfect for us.
If you have multiple groups at multiple times, I’m not sure how you could do better than this house. My wife and I were the only ones who stayed for the duration but friends and family came throughout. It was awesome knowing we had room for everyone with minimal planning.
As long as Curtis will have us, we will be back!

Fantastic location. Half way between the South and the North of Mission Bay boardwalk. Easy walking to most restaurants, bars, and coffee. Beautiful views of ocean and people from all three levels. Great buddies trip.

This property is exceptional! The view, location, accommodations, cleanliness, and amenities were more than I could have hoped for. The host was incredibly friendly, welcoming, and ensured that our stay was comfortable. This property is a gem and highlights the best that San Diego has to offer.

The only positive about this property is the location. The house is old, not so clean and has a stale smell. All the previous comments about cleanliness are correct. None of the windows open; the only way to get fresh air in the house is by opening the doors. Living room's window blinds don't close so there is no privacy at night. There were no toiletries and only one hand towel in one of the bathrooms. The BBQ gas cylinder was empty which we found out after we did our food shopping and ready to grill. The owner did eventually bring a new cylinder but it was too late, we had to go out for dinner and save the food for the next day. Finding out the next day that only one burner on the BBQ was working and wasn't heating up the grill as well. These were the major issues and I didn't list every little non-working items. I really recommend reading ALL the previous reviews before making a decision.

We had a group of 10 (6 adults and 4 kids under 6) and we enjoyed the house and location. The house is right on the beach which was great for the kids to play. There is also garage parking which is great due to the limited parking in the area. Please note that 2 mini vans could not fit in the garage, but 2 cars likely can. There is also street parking within a 5-10 min walk but the area is busy since it is very close to the beach.
The house was clean and big enough for our group, however it felt a bit tired. The house was in average condition with a good amount of wear and tear on the bathrooms and kitchen. Everything was functional, but for the cost of the rental we were expecting the place to be in better shape. For example, the living room has large windows that look out on the beach and a busy walking path and the window blinds did not work which meant people can see into the house at night. Some of the bedroom window coverings were also sub-par.
Overall our family had a great vacation and the location was the highlight!

Large older house ideal for big groups in an unbeatable location. Its an older house with older decor so if your looking for modern decor and luxiry this might not be the best option. House has all the amenities you’ll need for a great experience living beachside for a few days (multiple decks, outdoor rooftop seating, grill, dishwasher/washer+dryer)

Took the family to the beach for their spring break. Plenty of space for the family. Everyone had their own room. Great location. 15 minute walk to Belmont park. Huge top level deck with Jacuzzi.

I and several friends have booked this same house for an annual long weekend several years in a row now. It never disappoints. The place is huge, the location is great, and we can walk and bike everywhere!

The location speaks for itself. Nothing can beat it. Steps away from the beach, a sunset view that is difficult to beat.
However, the house was not very clean. The floors and bathrooms were not at the level of expectations we have when we rent through VRBO. The kitchen is stocked with appliances and spices….there are no toiletries so be prepared to bring those items immediately.
The garage is not a two car garage. It’s one car with space for bikes, etc. the garage door does not close so leaving the house was inconvenient as you had to lock the door from the inside and walk around the front to lock up completely.
The owner is responsive. Met us upon arrival and showed us around. If we are to stay in SD again, I don’t think we will stay here again. We paid a pretty penny for a higher expectation.

We make a few trips down to Mission Beach each year with family and friends. We love the area and weather and our chance to relax at the beach! Curtis has a very cozy and eclectic home. We enjoyed the location between Belmont and Pacific Beach. The accomodations were great for our large family and less than half of us were able to book time to travel to the area. We were able to settle in immediately and enjoy our time together. Thank you for the hospitality!

Curtis was awesome at check-in, gave us a tour of the house and some good food advice around the area. We've been coming to mission Beach for 15 years 2 to 3 times a year and this place is my favorite! We're actually staying there for a week in October.

This property is all about locatin which is phenomenal, especially having s couple young kids. The biggest issue with this property is the cleanliness. I honestly don't know why they charge a cleaning fee because the place was disgusting. The dishwasher doesn't clean anything and we had to hand wash everything and buy paper products. There is no pantry space which makes it difficult when you don't plan on going out to eat for every meal. We wound up buying Lysol wipes and cleaning heavily trafficked and touched areas because we were so grossed out. The wipes were black from the kitchen counter! I kept socks on myself and my kids the whole time because the floors were disgusting. Additionally is listed as a 5 bedroom but the 5th bedroom/ "Zen Den" doesn't have a 4th wall and you have to walk through it to get to bedroom #4. We would never stay there again and only recommend it for others if the single purpose for staying there is location

This house is situated smack dab in between PB, Belmont Park and Mission Bay. Definitely bring bikes with you if possible. The house has everything else (beach chairs, boogie boards, beach towels). We will definitely be coming back!

This property is perfectly situated halfway between Belmont Park and Crystal pier on Mission Beach. Within walking distance to so many great bars and restaurants. Fun people watching from the decks. It was exactly what we were looking for.

This property was absolutely filthy. The floors had not been swept or cleaned, the carpets hadn't been cleaned or washed in a very long time. our adult daughters refused to take showers due to the dirty shower stalls. One of our kids got into bed, the first night and discovered sand in the sheets! obviously, the place had not been thoroughly cleaned at all. All of the bedding was striped and washed, due to the disgusting Oder. Furniture was old and ratty, hasn't been replaced, or cleaned in years. No one walked around the house barefoot, shoes were mandatory. This perfect location with spectacular views, was ruined by the inappropriate sate of this property. During our stay, the garage door broke and we had to raise and lower by hand. Based on the cost of this property, the provided amenities in the kitchen and bathrooms were lacking. Listed as a luxury property, this is not at accurate.

The prior occupants caused a little disruption at check in but Curtis and his team handled the problems efficiently and professionally. Location was great, right on the beach, and we’ll located for travel to San Diego proper or points north. The weather was less cooperative.

House has lots of space and large beds. We used and enjoyed all the patios. Hot Tub was private and relaxing. Had a great stay and would come back. Owner is helpful and very accommodating.

If you want to watch and hear the waves or do some excellent people watching while lounging on your private second floor deck- stay here. This is a vibrant and funky area of San Diego that is a luxury version of the Jersey Shore or Santa Cruz and this home is directly on the water-you can't get any closer. Foodies will also be delighted by the location with many delicious meal and bar options within walking distance. This is not a secluded getaway --the first floor windows open directly onto the bustling boardwalk but noise was not an issue and the rooms can all be made totally private with the press of a button/shades slide down. Maybe not the best for toddlers due to the slightly precarious deck barriers but great for most families and groups as well as couples.

Second time staying at this property and we always have a blast. I love the location because it’s just a walk to the games , food, and beach is literally in your backyard. So many stunning views from the patio to the roof top even in the hot tub. Just fun in the sun !

The house was great for my family of 8. We had plenty of room and a large family room to gather in. We loved the hot tub and the views were fabulous. The two-car garage is very tight. We had a Camry and a Malibu; they were parked as closely together as we could fit them without hitting each other. The large front windows were great during the day, but they had no window coverings and people could look right into the house. The kitchen has four sets of pots and pans, which left no room to store the food that we brought. There is a variety of odd spices, so we were glad for the ones that we brought. The bathroom had plenty of towels and hand soap, but no shampoo or body wash. There were beach toys and chairs, but they are well-used and the chairs are pretty broken down. Overall, we enjoyed the area. It felt safe. The house met our needs but did not overwhelm us. The owner was quick to respond but did not always answer my questions. I also went to use the bathroom in our bedroom right after we got there and the toilet seat was up. When I put it down, there was pee on the seat. Definitely not as clean as I expected.
