What an amazing property, the view of the bay from all three levels was beautiful. Located next to the balboa fun zone, everything you need is within walking or biking distance, so once you arrive you never need to get in a car again until you leave. The setup was perfect for entertaining with a kitchen on the first and third floors. The master suite is located on the second floor along with the gym. The house was clean and everything was in working order. Definitely a 5 star experience

All was good. Everything was walking distance and it was the best. Celebrated Dad’s 77th birthday at the Harborside Restaurant and it was lovely. My Teen and college kids had a blast going to the beach and village. We were all able to park and fit on the property. The house was equipped for cooking and going to the beach. Everything is a 1 to 3 minute walk to grab, breakfast, lunch, dinner and cocktails. The Village was just a 1 minute walk. The beach is a 3 minute walk, more perfect it cannot be.

We spent our evenings on the patio, Barbecuing and sitting by the fire pit. Loved paddle boarding each day from the back of the property. The location is very convenient to the beach and an easy bike ride too many restaurants. The house was especially clean and well appointed. Our host was very responsive to any questions prior and during our visit. Looking forward to another visit in the future.

The home is very pretty and in a great spot. Todd was very quick to answer our questions. Master bed is super comfortable. Kitchen is well equipped. The home is very comfortable and relaxing. Great amount of parking is a big plus in this location. View from all three floors is amazing! Loved our four days there!

I have rented many high-end places in Newport Beach over the years. This one is by far my favorite, and I will be going back here. First, it is three stories. There is something fun on every story. Everything is very spacious and there is a beautiful Italian decor that is very beautiful. There is a hug spiral staircase that is just fun to walk up and down. The top floor I called "the Penthouse" because it has a huge kitchen (the bottom floor also has a kitchen), piano, pool table and TV area with a great balcony. Everything we needed was provided for. There is easy in and out parking which is key in Newport Beach. The sofas and beds were super comfortable and there is nothing like stairing at the boats/yachts as they go bay while you are waking up. Trust me on this one, you cannot go wrong. The neighbor is also very nice. There is also great privacy since you have no one on your left. Top it all off with a BBQ, firepit, and your own personal dock to walk down on, or relax on the couch and you have the PERFECT PLACE TO ENJOY! Had such a wonderful time at this property!! We celebrated a family and friends gathering for my son who graduated Chapman University. We had so many compliments from absolutely everyone on the house!! I most definitely will stay here again as it just doesn’t get better than this in Newport on the water! Thanks again to the owner who was such an amazing host, his home was a huge part of this successful graduation!!

Conveniently located property steps from the marina and beach! You get the best of both worlds. Fully stocked kitchens! Beautifully decorated. Everyone was in awe of the views. We decided to rent this house for my 50th birthday. Balboa has always been a special place, and I spent much of my childhood here. It was the perfect location and house for our group The house is amazing and literally does have everything. The views are non-stop and as good as you will find of the bay and the island and the Newport Coastline. The entertainment spaces are perfect with both a lower and upper kitchen and living area. The bedrooms are very good size and private from each other and most have en suite baths. The pool table, the piano and the bbq all got good use from our group, as did the bikes. The house is not only the perfect house for an incredible stay in Newport, but the location is right where you would want it to have access to everything the area has to offer. Right next to the Fun Zone and the restaurants, shops, and harbor activities. Balboa Pier on one side with the Pacific Ocean, and the ferry and the bay right outside your door. We even had a boat to enjoy the dock. And then made use of the firepit for the perfect finish to the evening. Todd and Tina, the hosts, were on it when we needed them, and they even had an air pump for an air mattress when I didn't have one. It was a very clean, well appointed villa and it offered us everything we needed to entertain our friends and family with the amazing beauty and culture of the Newport Peninsula and Balboa. Thanks to the hosts and the owners and to God for allowing us to stay there and for making this happen!

This house was great. Property manager was on point and communicative. Plenty of room for everyone. There were 9 of us. Location is fab with the marina out back and the beach a 2 minute walk out front.

This house is beautiful and the location is perfect. We also saw a sea lion from the boat deck. Our family had a wonderful stay. Todd is also super nice. We will definitely come back!

There were only four bedrooms and they were very small. The elevator wasn’t working when we there so our elderly parents couldn’t go up the stairs. All in all it was a great experience.

My family and I had a wonderful time at this beautiful home. My partner, son, sister and brother-in-law and their two kids (7 total) were able to comfortably enjoy ourselves with plenty of space including alone time. We loved the harbor views, spiral staircase, fire pit and quick walk to the beach and other activities. Our hosts, Todd and Tina were very attentive to our needs and checked-in with us throughout our stay to make sure everything was going well. It was certainly a vacation to remember!

This was the best vacation my family has ever had. The place is a gem! It is beautiful with amazing views. We especially loved how walkable this place was. There are so many fun things to do and great restaurants near by that you don’t have to use your car to go anywhere. Todd was very nice is showing us the place and we appreciate his care. This was the best family vacation I think we've ever been on. The host, Todd, is incredible, really he's the best! The house is in a PRIME location, walking distance to everything and a very short walk to the beach. There's a park and swings for the kids, and the Fun Zone is right outside the door where the water taxis and ferry's are to get to the island. The house was so beautiful and had everything we needed! I'd highly recommend this home for a family vacation with children and adults alike.!

From beginning to end this property exceeded all expectations. Todd and Tina were fabulous hosts who took care of every question I could come up with and they always responded immediately. The quality of craftsmanship of the home is 10/10. The furniture is plush and comfortable as well as the beds. The linens were also everything you wanted them to be. No expense has been spared on this property! You will not regret taking this trip. It is one to remember!
