House was in a great location - just a few blocks from beach and downtown. House was very clean and well furnished. There were beach towels and beach chairs for our use. Our group consisted of 9 people, but the house can sleep many more. The house had a large yard with a fire pit for outdoor activities.

The property was perfect for the groomsmen and their spouses. We had 12 people but could have had 16 easily. It is bigger than the pictures showed and nicely updated. Would love to rent for a family vacation in the future.

The house was everything we hoped it would be. 10 adults and 2 teenagers shared the house and there was plenty of room especially for getting ready for my daughters wedding. My son put it best when he said the house felt comfortable, like it was our own home. Walking to Lake Michigan and downtown Charlevoix was a 15 minute leisurely stroll, just perfect!! We are planning on making this an annual event. Thank you Jeff!

The house easily accommodated 17 adults with ease. The location was right by the beach and a walking distance to downtown. Jeff was very helpful and helped us fix the grill very quickly.

The house was beautiful. It has a very nice fenced in yard. It serves many people. I would definitely want to rent again another time. Jeff was great to work with and very easy to get ahold of if we had a question. I highly recommend this property!!!! It’s the nicest one we’ve been at. Close to town and Lake Michigan.

We stayed here with our dog following our wedding. We loved the location, huge fenced in back yard, and the house was perfect for our needs. Nice quiet neighborhood while also close to down town.

Great location in Charlevoix. Close to town, but far enough away that it is in a very peaceful neighborhood. Very nice porch and backyard.

The place was perfect for our family of 13, with five families. The bunk room was awesome for the adult children. Plenty of room to hang out inside and out to play games. We walked to the beach and downtown area and had a wonderful time! Thank you!

We rented this house for a family vacation with my husband's parents, 3 siblings, and their families. 16 of us all together, and the house worked great. Enough room for everyone to eat, cook, hang out together. It was stocked with everything we needed, plenty of kitchen stuff, linens, etc. As others have noted, if you plan to use the hobbit room (for kids only I would say) bring a few fans as it is not air conditioned. We enjoyed sitting on the deck and having campfires in the pit. The location close to downtown and the nearby beach was super, as well as a couple other beaches we found around town. It was our first time in Charlevoix and we loved exploring it!
The house did have a few quirks that made it seem like it could use a good handyman. Trim was missing in multiple places, a couple electrical outlets were loose and would come out of the wall, lots of walls had small holes in it from doorknobs opening into the wall (no door stops?!), one showerhead leaked and sprayed water all over the wall (so we kept a washcloth over it), one floor tile was broken, the sliding screen door would not open correctly and kept coming off the track but my FIL spent quite a bit of time fixing it so should be good now, there were some holes in the wall where it appeared a heat vent had been previously but never patched so you could see insulation, and other spots where the vent cover didn't fit the opening so it was just setting over the hole. We used the propane grill to cook, but it did not have a bottom... under the burners there was nothing, so all grease dripped right onto the deck (or foil/pan we put underneath- very messy). I was also surprised that there was no fire extinguisher in the house?? And I don't believe there were enough smoke detectors throughout either...?
Besides the smoke detectors and extinguisher (which I hope the owner improves) these things were mainly cosmetic so didn't bother us much. We did contact the owner when the internet went out, and he was very responsive in trying help so we appreciated that. I did not deal with the TV myself, others did, but it sounded like there is no cable/dish/etc., you have to connect via wifi to a digital account, so hopefully you have something. If you will want TV you should probably check the details ahead of time because we were unaware of this, and there were no instructions etc when we got there. Luckily someone in our group had roku and was able to connect as long as the wifi was working.

We had a family gathering at the beautiful home. Home was clean and roomer than the photos show. Communication with Jeff was the best any questions we had where quickly answered. The location was terrific walk to Lake MI, downtown Charlevoix and a quick 5 min drive to Lake Charlevoix. We would stay again!

We had an amazing stay. A large group of us traveled from Colorado for a wedding at Castle Farms in Charlevoix. This property was perfect! It was sprawled out so that even with our large group, it never felt crowded and each spot seemed private and enjoyable. You could easily walk to the beach in a clean and safe neighborhood. EVERYTHING you need is within walking distance. The home was perfect for indoor and outdoor fun and the three young ones loved the Hobbit room. Having onsight laundry and kitchen allowed us to enjoy the comforts of home and feed our crew on budget. We have all said that we will definitely return to one of the most charming and funfilled stays we have ever had.

House was perfect for a large group. The pictures don’t give of good impression of the space. There is a lot more room than it seems. Easy walking distance to Lake Michigan and downtown Charleviox. I recommend this place to others.

We spent New Years here , house was wonderful for our family and friends , skiing every day at Boyne Mountains , everyone had a great time.

For our group of 15, we were very happy with the spaciousness of the house and the proximity to the beach. The house was clean, stocked with dishes, towels, etc and well-maintained. The backyard had a huge deck with plenty of chairs and a large fire pit. We were very impressed when we got there as the pictures on the listing do not do the house justice. The walk to the beach was only a couple of blocks to the portion where the private beach meets the public beach - even on a busy weekend we didn't feel overcrowded at the beach. There are a lot of rocks right when you enter the water so we would recommend bringing water shoes or sandals. But once in, the water was crystal clear and all sand on the bottom. We would definitely recommend this place to anyone with a larger group.
