It did not feel like we stayed in a hosted vacation rental; more like a furnished apartment. There were listing anomalies. The pool was only open 5:00-8:00 pm and it was not heated (much colder than the ocean). We only saw one group use the pool during our 15 day stay. The grills needed charcoal/lighter that we would have needed to go buy, which was something that I wasn’t interested in pursuing while on vacation. There were no beach chairs. There was toilet paper and paper towels (but we had to request more during our stay). There was a good assortment of pans/plates/bowls/utensils to cook with, but the kitchen lacked items to prepare a meal (no salt/pepper, cooking spray, foil, sugar, creamer, etc). The cleanliness was lacking. Our room was not ready when the property manager took us up to the room. It appeared to have been started; there were cleaning supplies on the floor, but the bed was not made and no towels. We waited for 1.5 hours, but no one came to finish. We had to contact the property manager to remind him of our unfinished place. A person did come soon after and spent 20 minutes to finish the cleaning, but it was hardly worth the pricey cleaning fee. The entire complex was in some degree restoration giving off a depressed, haggard feeling. Seemed like it gave the owners an excuse to leave aspects of their place in need of some tlc (paint, patching, repair). It was a centralized place to explore beautiful Oahu, but not very welcoming/restful.

Comfortable and clean. Easy beach access. Perfect accommodation when visiting Kualoa Ranch and the Cultural Center.

The property has a great location, and a good beach. The only draw back was the building is undergoing much needed outside renovations. The noise was not a problem but the pool was closed until 5pm during the week and we were not informed. It was the only negative and will be no problem by mid March. The unit was clean and everything except a kettle was in the kitchen. Would certainly stay again.

Did not receive entry instructions, upon arrival had to contact VRBO to contact the host. Property manager came down to meet us, said the unit had been rented the day before, and was unavailable. In fact, he was wrong, though the apartment had not been cleaned, and was not cleaned until midway through the second day of our 3 day stay. . The property is under construction, and in not very good shape. Think lipstick on a pig. Would not recommend this place, until all refurbishment is done. Not sure why they rented this place, other than a money grab. Very disappointed. I feel like we should get a refund on at least a days rental, or at a minimum, the cleaning fee. Perhaps VRBO will consider this request.

Beautiful scenery, close to fun activities, and quiet unit. We would stay again!

The buildings was being renovated which caused a very noisy environment throughout the day...otherwise it was ok

Property was as advertised. One exception is the LR TV didn't work. No problem, I decided to not be glued to a TV with the beach right off the property. Paul the property manager was very nice and responsive. I ran in to him a number of times during the stay and he always greeted us. I would recommend this condo and will use it again if we ever return to Oahu.

We loved our stay at this clean, spacious, ocean-view condo! The bed in the large bedroom is huge, and if you prefer to sleep listening to the waves (like me), there is a pull down bed in the front room! The owners were so nice and accommodating which was another plus.

We enjoyed our stay in this condo unit, the view is spectacular and the unit was clean and well equipped. steps from a good snorkeling beach and short drives to beaches for boogie boarding. The area is calm and serene. Only issue was the construction that is being done on the exterior weekdays from 8:30 to about 4:00, and within a few months this should be away from this unit enough that it should not interfere. We would definitely consider staying here again, Mahalo.

This place does not disappoint. Beautiful view, clean and comfortable. The beach is quiet and relaxing. We will definitely stay here again.

We had a lovely stay. The beach was beautiful, the yard out front facing the ocean was beautiful. The condo had everything we needed and was very comfortable. It was fairly central on that side of the island so we were able to travel North and south of us and see a lot. The turtles that visited the beach were amazing to see! Swimming in the ocean right there was perfect! The only downside was the construction that was going on, it was right on the other side of our condo and because the weather wasn’t great the week we were there we probably spent a bit more time at the condo than we would have if it was sunny and the noise was frustrating after a while. The pool was closed during the week because of the construction, which didn’t affect us because we don’t spend much time at the pool when the ocean is right there, but it may affect someone if they thought they would have access to the pool. All in all it was a fabulous stay and if we get back to Oahu we would stay here again, hopefully by then the construction would be complete.

Our return to this rental was even better than our first trip! The amenities as listed were still in place and we found a bit more functionality in the kitchen's basic outfitting. While construction is ongoing, we found very little of it disturbed our stay and the workers were all very nice and professional. Our host was as amenable as ever and the other guests and residents were a delight to encounter. We'll be back again and hopefully soon!! Mahalo!!

While the inside of the condo was updated, clean and nice, the entire condo building was a construction zone and we were even informed upon arrival that construction would occur outside our condo, so we would either have to be out of the unit from 8:30am-3:30pm or we would be stuck inside all day. Additionally, there was a flyer in the elevator stating that all water would be shut off for one day and we would need to make sure we had sufficient drinking water on hand, would not be able to shower, flush the toilet, etc. NONE of this information was mentioned in the listing and this construction has been going on for months. The condo served it's purpose, but the owners definitely need to be more honest/transparent about what is going on at the property.

I became home less due to construction high level noise, I had to get out of my rental from 8am to 5pm daily. The owners not even share with me about the major construction going on from the many months after booking this mini vacation. At 61 years old I hoped to relax in peace enjoying the beach and my rental, but that did not happen,so sad.

Noisy construction lost water part of stay owner to refund half our stay

This was a wonderful place to stay for my husband and I! The unit was clean, well stocked, and matched the photos. The area felt very safe and secure. The building has a lovely common area with lots of shade, tables, and chairs plus recliners to relax in. It was so great to have a quiet, sandy beach with calm water just steps away. The beach was never crowded and the beach access was easy. The views from the lanai are beautiful and amazing! We watched whales spouting and saw an incredible moonrise one evening. There are two items to consider. First, if you are short like me (5’1”), you cannot see the ocean when sitting down either on the chairs on the lanai or the furniture in the living room. This is because the lanai wall facing the ocean is solid rather than having railings as the units above do. I would imagine if you are tall (6’+), this would not be an issue. If you have small kids, the solid wall might be just what you want. Second, the building is older and being renovated. There was a considerable amount of construction noise during the day, but none at night or on the weekend. We just headed to the beach or the common area when it was noisy. Neither of these items are dealbreakers for us and we are thinking about a return trip next year.

Nice location would have been nice to know in advance about renovations going on while there. Very loud could not have a conversation in the unit between 8 and 4.

Perfect beach getaway stay on the North Eastern Shore of Oahu! The location is wonderful, assuming you don't want to be in Waikiki. Having the ocean and very nice beach a few steps away and an incredible view off your balcony. However, it would have been great if the furniture in the balcony is “bar height” so you can still enjoy the view while sitting. Paul, the property manager is very easy to communicate with.

We stayed a full week in unit 315. The unit was very clean and comfortable for us (2 people). Working with Paul, the unit manager was also great. We chose this area because we planned our excursions at the Polynesian Cultural Center, North shore, and Waimea Canyon. We spent just one day in Honolulu at the Arizona Memorial. We would consider staying here again if we were to revisit the NE shores of Oahu.

Our family of 4 had an amazing time here. Great location to get to North Shore and Haleiwa and easy drive south to Honolulu. Very clean condo with well appointed kitchen and good layout for sleeping. We had one teenager on the murphy bed and one on the couch. We appreciated the blender and all of the kitchen wear. The lanai was a great place to enjoy coffee in the morning and eat dinner when we were there. We only needed to use the air conditioning a few times when we were there, the windows allow for a great breeze. The beach and grounds were amazing, we even spotted a turtle while swimming there! There were some beach items available and we enjoyed to body board so much we bought another one and left it there, they also had snorkel gear available to use. Location was perfect and peaceful, Kaya’s has lots of great items and we enjoyed eating locally as well. Manager and owner were responsive to all of our questions, and even provided a shopping card for the local grocery store. We would love to come back again and make more great memories! A hui hou.

We loved having the ocean mere steps from the property. It was clean, quiet and comfortable.

The property is a bit tired and the floors and oven could use a good cleaning. The rooms are a good size (except for the bathroom) and the bed was very comfortable. The kitchen and linen closet are well stocked. The property manager was very accommodating.

Refrigerator smelled like fish so bad, everything we put in it came out smelling. Ran out of garbage bags, coffee pot still had coffee in it from previous renters.

We had a great time staying at this condo! Wonderful views right on the beach. The location is really great. With the cool breezes when the balcony door is open, you really do not need the air conditioner on all of the time. Condo was well stocked and felt big. Nice sized master bedroom. Parking was not a problem for us. Only suggestion is to put drapes or blinds on the living room patio door. Although it is dark enough at night that sleeping in that room was really no problem. Paul is quick to respond if you have any issues. Beautiful condo and a great area to see the locals. Also it is located not far from either the Polynesian Cultural Center or the Kualoa Ranch. This is a wonderful peaceful retreat!

Older property but inline with other properties in the area. Would definitely return. Manager prompt and helpful.

Loved our extended Hawaii vacation at Pat's at Punaluu Unit #315. We extended our vacation after doing the Cruise around the islands. This was a great transition after being in a cruise cabin for a week! Large unit with updated kitchen and bath area, comfortable king size bed, and beautiful ocean views. Although the wall obstructed the view during breakfast coffee, the grassy area right by the water more than made up for it. Loved the closeness to all the activities of the North Shore! Even though there are not many restaurants close-by, the area does have options. And the beaches are absolutely awesome! Nothing like seeing mountains out your front door, and the ocean from the back balcony! One suggestion I would make would be to change the check-out time to 10:00. The main site shows it as 11:00, but the check-out directions state 10:00.

We really enjoyed our stay! Phillip’s place had everything we needed! The beds were super comfortable, the kitchen had lots of plates, glasses, silverware, and pots/pans. It was so nice to have the beach right at our doorstep! My only wish is that there was curtains in the living room to block the sun from coming in in the morning so we could have slept a little later. Other than that tiny hiccup, everything was lovely and we’d definitely come again! Aloha and mahalo Phillip! Also, Paul, the property manager, was there to greet us and let us in to the condo. He was very nice and a phone call away if we needed anything!

I've stayed at the property multiple times but this was the first time in this unit. I won't comment on the general location, building and beach/etc as there are many comments out there. Specific to this unit, the property manager was responsive and quick on arrival. The unit was clean, well furnished, and the kitchen well set-up for cooking. The Murphy bed was in good shape and the benefit over a hide-a-bed was the space and convenience. The property owner is quick with emails and questions. It made a great home-base for a week of outdoor fun for our family. If you are trying to decide between properties in the building, take a serious look at this one. We'd return without hesitation.

We had a peaceful, quiet stay in Hauula. Unit had all of the necessary beach items and comforts of home. Property manager was helpful and had good communication. We spent a lot of time driving around the island due to the location but the condo met our main goal of relaxing. The gym is small but we didn’t need it with the direct access to the beach. Like other reviewers, I would recommend some taller chairs on the lanai so ocean viewing is easier. Thank you for your hospitality!

The condo is beautiful. Separate bedroom & a Murphy bed for the kids. The beach was absolutely gorgeous. Ocean views while I prepared dinner in the kitchen. This side of the island is so green. The condo has everything we needed for a wonderful week stay. We would love to stay here again in the future. We enjoy the quiet side of the island. We could go visit busy Waikiki with about a 45 minute drive & then return to the condo for a quiet evening on the beach. Another short drive from the condo brought us to Laniakea. Beach where green turtle come on the beach to enjoy the sun. Three Table beach is also close by, if you enjoy snorkeling. We saw some turtles swimming in the ocean from the condo's beach. This was just perfect for what we were looking for. We give it 5 stars!

Overall I liked the location, nice and close to the beach and water of course! Nice inside including the cool bedroom. As I saw on here before I choose this place the 'cement wall' is a hindrance. Obviously, as you look at the pictures you should take that into consideration. Also it would have been nice to have a couple of comfortable lounge chairs to stretch out on. But Paul was helpful as was his sister.
