We had 27 people staying four nights, using both condos and basement. The condos are lovely and comfortable. We spent most of our time in the lower condo (middle floor), allowing the adults and older teens to play cards into the night while the younger children - ages 2-12 - slept in the basement. Another advantage was the two rooms in the basement are completely separate, so the children younger than 12 - who were in one basement room - could not wake early to bother the 15-18 year olds in the other basement room. We just locked the second floor door to the basement where the older children were sleeping. When the younger children came to the second floor hoping to play with the older children, they could not get into the stairway leading to the older children’s part of the basement. And because the door opened from the inside, the older children could join the family when they were ready.
This very large home, which can be rented in smaller parts, is in a great location with easy access to the beach and boardwalk where there were retail stores, food, arcades, food, miniature golf, food, amusement parks, food and more food; every possible dessert, sweet cake, candy, custard ice cream, and cookies were available. My favorite was a shop selling unique foods including many varieties of jerky, sauces, snacks, and other interesting choices. Each condo had a very large balcony to play, talk, read, and relax. We could hang with everyone or take some alone time when needed.

Tons of friends in one house, couldn’t have picked a better location and more beautiful property to fit such a high number of people. Neighbors are very nice and overall we had a great time but some things that were a bit concerning were the cleanliness of the house. We didn’t notice it right away but as time went on we kept finding more things that pointed towards poor cleaning of the house before we got there. Some examples are dirty dishes in cabinets that were allegedly cleaned already, extremely old food left in the oven that the cleaning staff failed to find and throw away. The house also didn’t have a mop and the microwaves, ovens, and dishes washers had very oddly disgusting smells on top off the top floor dishwasher not working. With 25 people no dishwasher is hell and was not a fun experience. However the property owner is very kind and understanding and provided us with tons of help and great communication. Overall the stay wasn’t perfect and the cleanliness needs to be improved, I would still come back here again because of the great location and beautiful property.

Wonderful Memorial Day weekend!
This property was perfect for our large extended family! The location was excellent, plenty of rooms, well furnished, and set up for lots of fun and great memories! We really appreciated the rooms downstairs with all of the bunk beds for the kids. Thank you! We loved this property!

The house is great. It is laid out well for a large group. It is nicely decorated and has a well supplied kitchen. Loved the gas fireplace and front porch.

Family celebration getaway
Julie's property is beautiful, modern and spacious and suited our needs perfectly. We had a family celebration with several elderly members and the elevator came in very handy for those who have difficulty with stairs. Everyone was very happy with the accommodations. The house is in a great location and very close to the beach and boardwalk. Parking on the property was available, which was a plus, since the OC Fall Block party took place while we were there. Julie and Missy were great to communicate with and very responsive. I would definitely stay here again!

Stayed here with our bridal party for our wedding. House was big, nice, well located, and as described. Definitely would recommend for a stay for a big group in OCNJ!

Meanwhile the two living rooms and porches provided great spaces for adults hanging out together or happy hour. The built in gate on the front porch allowed parents in early mornings or after a day at the beach to visit and relax there while little ones toddled around happily and safely. The two full kitchens provided lots of space for various families to cook, eat and store their perishables and although 2 kitchens was not on our original wish list we quickly saw the beauty of having that option as well as all eating all together for dinner meals. We were totally unprepared for all the equipment each kitchen contained from Keurigs to InstaPots as well as the absorbent bath mats in each bathroom, hand soap at every sink, beautiful dish towels and cloths, and other thoughtful details.. The inside stairway which connects the upstairs and downstairs condos gave convenient access for us to hang out easily together. We were able to fit 6 large cars in the garage or driveway which greatly simplified our lives. Ed and Missy, the property managers, were very responsive to our occasional question texts as was Julie the owner, when we texted with questions concernng the property.

Awesome place
Clean, spacious, great location, excellent layout, seating and outdoor spaces - and more! The few minor quibbles (uneven heating, no bathroom in bottom floor rooms) did not take away from us having an immensely enjoyable time, and worth the extra few dollars compared to other homes we have gone to.

Great time
This property was perfect for my families annual New Years get together. The rooms were comfortable, having multiple kitchens was useful and noise didn't carry much between the floors. The kids were able to stay in the two downstairs rooms that had lots of beds. Julie the property manager was responsive and very helpful. I would highly recommend this property!

We went with 5 other families for a short 3 night stay. It was the perfect place to stay. Great location. Plenty of room for everyone to hang out. We all had a great time and look forward to going back again.

This was the second year here, renting the entire house. We love the location, modern amenities, and there's SO much spaciousness. The common areas, deck and porch are wonderful for socializing. After watching the new roller coaster at Playland's from the upper deck, it inspired a few of us to ride it. The 12 bedrooms provide ample space to retreat. We rented linens and beach towels from the owner's recommended provider, so it was hassle free. The owner and property manager are very conscientious.

This house is immaculate, accommodating, and perfect for a large group. It had everything we needed. The porches and view were nice, and the close proximity to the boardwalk and beach were exactly as advertised. I would not hesitate to stay here again.
