This was our second stay in this home and we will continue to make it our GO TO property in the Orlando area. The house is perfect for our family (needing the handicap accessible features for my father in law and the 3 master suites). The game room is a hit with the kids, the house is clean with plenty of room. Is there a little wear and tear here and there, yes... but nothing that is a deal breaker. I was in touch with the property owner before our stay and inquired about the grill that a previous review indicated was broken... we like to grill so I wanted to make sure it was fixed. He made a special trip to check and it wasn't up to par so he replaced it completely in time for our arrival. We loved the hot tub and the pool - it's the perfect size for our kids (11 and 6) - fun for both aqes. The kitchen is well equipped with nearly everything you could ever need. The neighborhood/community is quiet and safe. We can't wait to plan our next trip and book this home!

The communication between the owner and property manager was lacking however the owner made it right by providing a refund (house was not cleaned after the family before us left, we had to leave the house for several hours so cleaning company could clean, etc. which was a big inconvenience ). The pool and spa were delightful, we enjoyed it very much. The grill was dirty, actually the grill should be replaced. The left burner didn’t work and right one was cracked which only left the middle which did work so it was a challenge therefore only grilled once all week since this was an issue. Great layout of the home. We all agreed most of the mattresses should be replaced and also the living room sectional.
Big ant issue too outside and some inside too found in bed and bathroom. Other than that we loved it

The property manager was very helpful when texting questions. She responded back fast with answers. Kids had a blast in the pool and house was plenty big enough for the family. If we come back to Florida, we will definitely stay there again and recommend to friends and family. Only things I would change is charging to have the pool and hot tub heated and having more accessories like having more toilet paper, dish soap and laundry soap. Not a big deal. we just went to the store and purchased it and left the rest for the next guest.

The property is fun, there are lots of nice things to say about it but the smaller details do matter and have fallen below the expectation this property description and photos lead you to believe. The cleaning was simply not acceptable (lollies in the carpet, dried custard/ ice cream on the kitchen tiled floor, thick dust on all ceiling fans and skirting) the cleanliness of laundry was also an issue, as we had to change some bedding and towels as soon a we arrived as they were stained, unfortunately the pool sun beds were a huge let down (the quality items in the photos are not what you get (instead cheap super flexible plastic beds with thin uncomfortable cushions that had mild and stains all over), the air hockey set is broken so there’s only one isn’t in pieces and the puck is misshaped. The outside pool sound system/speakers do not work, the bbq is not cleaned at all, the pool lights also don’t work as described. The property once was great and had fantastic potential but it has been allowed to fall into disrepair and now doesn’t get the funding to deliver as it is described in the photos and description. The management company on hand were very friendly and on day one did attend to do what they could in terms of extra cleaning and changing remote control batteries.

Amazing villa, very spacious and on a quiet estate.Pool is EXCELLENT, BBQ/Grill is not new as stated on the initial description and was not very clean at all when we arrived. Disappointing to find that BBQ gas bottle completely empty on arrival and apparently down to us to replace. Not what we were expecting `as not detailed on the paperwork received, however, can take to nearby garage and purchase for $24. After reading the reviews we took dishwasher, washing tablets etc. as not enough supplied. I would recommend taking some bin liners as only one provided spare which was totally insufficient. We also took BBQ mats as you can be charged if BBQ not clean. A few niggles around the housekeeping but we had the best time and I would definitely return to this villa, superb

We rent a house ever year in the Davenport area. This house was one of the best stocked kitchen’s we have had, which made cooking for the family easy. Great pool area and great location.

Overall we enjoyed our stay in the property. There a few issues at the start of our rental which were quickly sorted out by the property maintenance company. We felt the property was deficient in a few areas:
1. There was no extra stock of bedding and when you are staying for four weeks this meant we had to wash and dry the bedding in the same day in order to replace it in time for the evening.
2. The particulars on the property said new bbq/grill but this was not the case and it was very dirty so we were unable to use it.
3. The plates and dishes in the kitchen were badly marked and in some cases chipped - probably time for some new ones and we also had to go out and purchase some scissors as we could not open food packets.
4. More mugs would have been helpful.

The only negative comment is that there was no dishshoap, dish washer pods as well as a bit of liquid soap to wash the towels.

This villa was absolutely amazing. Loved our stay. Contacting the property manager was super easy when needed. Pool and house was clean. Check in was so easy. I felt safe staying here as well. Favorite part by far was the pool and game tables. A great place for a family stay.

Day one temp. was cold 59-62 had to wear winter clothes. (Told owner set controls) Also had many ants in bathroom; Exterminator came sprayed and left dead ants all over. Day two, still ants so we sprayed and got rid of them. Went out for the day and upon return in evening told A/C came and found
compressor bad; owner would need calling . (This day even colder!) Day three another A/C came in the evening and found thermostat not wired properly; he corrected problem. The next three days we enjoyed. (However could not use the outside Grill as it was filthy ) Otherwise, a very lovely home and it did accommodate our entire family. It's ashamed our stay was less than was expected with the issues we experienced. (and of course, the temp. had to be the coldest in Florida .) In the past, we have had great experiences with VRBO.

The size of this home was great for our large group. Home is close to Disney and other attractions around town. Quiet and beautiful neighborhood. A little disappointed that there was hardly any toilet paper (when we arrived most bathrooms had half rolls and that’s it), no hand soap in all bathrooms except one and no trash bags. For such a large group these are items we assumed would be provided but had to go out and purchase. We also paid the extra fee to heat the pool for the week and spent two days without it due to the owner being out of town and getting no reply. Overall, the stay was great but the communication and basic amenities were lacking.

Our family of 6 loved all the space this property provides!! We were in town for the week for our daughters 16th birthday at Disney. Having all “older kids”, ages 16-22, it was well worth the bit of drive (30-45 minutes depending on traffic) and paying to park at Disney just so everyone didn’t feel like they were right on top of each other. The kids thoroughly enjoyed the game room and pool/jacuzzi. Property was very clean and had plenty of towels, bed linens, and the kitchen was well equipped. Would definitely recommend renting from Nick!

OMG! Talk abt an AWESOME rental! This home by far is in my Top 3 Best rentals in the "Orlando" FL area! It suited our vaca perfectly, 3 King Suites, Big Comfy Livingroom Sofa & Dining to fit group, Outside entertainment, Grill & spacious seating (for All 6 @ the same time) & Pool Table & Air Hockey! Home was even better than described.
We hv a Caterer, Chef & Grill Master in our group & we were very satisfied with kitchen & appliances. We went to Rest & Relax & Mission was accomplished! Beds are COMFY, home was Very Clean (even for my OCD), extra fans, linen & even baby furniture were provided.
1 Thing... "heated" Hot Tub gets Extremely HOT & heats the pool significantly, above warm water temp

Needs some updates
Lovely home.Unfortunately the couch is old and sags,Patio couch has no life left in the cushions,The lounge chairs around the pool are terribly hard plastic and only one was a full cushion on it that’s very thin and worn out.One kitchen towel and no pot holders.Living room carpet is very stained.No hooks in the bathroom to hang up things.No clothes drying rack..had to buy at target as some things are not appropriate for the dryer.Never could find how to operate those awesome pool lights that change colors at night.On a positive note the home layout was perfect for our family and the location was great to all we planned to do.The guard at the gate was always so kind to chat with.

Amazing place
Our son's HS baseball team from Ct came down April 9th to the 15th for games and stayed in Orlando. We wanted to be alittle farther away from traffic and 2 other couples decided to rent house with us for the week instead of staying at a resort. If thats what your looking for then this is the place. Pictures on website doesn't do it justice. Absolutely beautiful.. It has everything you will need for your stay. huge rooms, large kitchen, every appliance and utensil you will need. Bedrooms our huge. Pool and hot tub is wonderful.. Management was very quick to fix an A/C issue. The host, Nick, responds fast to any questions you may have. Close to all sorts of shopping and grocery stores without all the traffic. You will love it!!!!

Great Stay!
Our family of seven had a wonderful time at this beautiful villa. No problem checking in. Security at the front gate are so nice! Kitchen was stocked and house was clean. Pedestal beds were very comfy! After spending the day at the parks, evenings by the poolside and hot tub were very relaxing. We will definitely go back and highly recommend this property.

Wonderful Home Away from Home!
Stayed with 7 others, we are parents of collegiate softball players. The house was incredibly comfortable for our group - perfect layout and size. The only downside and this is very minor, the outside grill - we only used the outside grill once during our visit. The grill was completely out of gas and only partially worked, again very minor when we look back on the wonderful space and comfort we had during our 7 day stay.

Beautiful house
After a 14 hour drive, our names were NOT on list to enter property. However, this was quickly rectified by the house manager, Lynn. There were a few minor issues with the house such as broken toilet seat and unusable Kuerig coffee pot. Nothing major. We thoroughly enjoyed our stay and would recommend this spot for families. Check-in problem is the only reason for 4 star rating instead of 5.

Amazing home - will stay again!
This home was perfect for our FL vacation. It’s exactly as pictured. The pool/spa were a highlight (we paid to have it heated) even in the cooler than normal FL weather. It’s 5ft deep on one end and 3ft on the other - allowing both my kids (4 and 9) to fully enjoy at their swim levels. We took advantage of the large living room and indoor game space. The main floor master with no lip shower entrance was also wonderful for my elderly FIL who uses a walker. The beds were some of the comfortable beds that I have slept on while on vacation- EVER. The home provided all sorts of extras (tucked away in closets) if needed (shower chair, pac n play, fans, extra lamps, etc.). The kitchen was well stocked with everything you could need. We had a couple questions during our stay - Nick and the home manager both were quick to respond. The gated community is quiet, clean and felt very safe. We will definitely stay here again!

Gated community, plenty of space, great pool and hot tub
The house was clean and check in was smooth. We appreciated the little touches such as a box fan in most of the bedrooms, labels on the items that might need a little explanation (light switches, power switch on the keurig). There was a separate thermostat for upstairs which led us to think there might be an upstairs air conditioner which is wonderful in the Florida heat. The kitchen was well stocked with utensils and cooking equipment. The hot tub was wonderful and functioned smoothly. We have had issues with other hot tubs in other rental properties, but this one was easy and functioned well. We spent three days of our stay visiting theme parks and traveling took some time on those days mainly due to traffic on I-4. The house was very clean and the games room was a lot of fun. We had two teenagers with us and they were able to enjoy time together and also have their own space which was very welcome. If there were any drawbacks to the property it could be that the beds were on pedestals rather than frames and the support was provided by OSV board that get to my husband at times like he was slipping off the side of the bed. We were also under the impression that there might have been property management in the house when we weren’t at home which was unusual. On the last day of our stay the property had the thermometer locked at 72 which was a bit of a disappointment as we like it cool when we sleep!

Rental process was easy. Communication was great. The carpet in some rooms needs to be deep cleaned. The outside TV did not work - no stereo outside like pics suggested. But the house has so much room we were never on top of each other. Kitchen was very well stocked. Def would recommend.

Wonderful
The house is beautiful and huge. Plenty of space for everyone. Quite neighborhood. It is a very up to date home with roku tvs, light switches and appliances. Beds were very comfortable. The only things we saw were the outlets in 2 bathrooms did not work and the outside patio furniture Cushions were dirty and worn. Just needs to be replaced. But overall we were very pleased and would love to rent again in the future.

House was nice
The house was exceptionally clean. The kitchen had everything you would need. The bedrooms and bathrooms were nice. Plenty of towels. This is the first house I’ve every rented were we kept the A/C on 78 and felt very comfortable. The remotes for the pool lights, pool table lights or led lights in kids bedrooms didn’t exist. The cushions for the outdoor furniture ( table chairs cushions and couch seating cushions) were disgusting. However we would rent the house again in the future. Nick always answered me back quickly.

Worst experience ever renting a house.
We booked the house month and half early. My family arrived 30 mins after check in after driving 20 hours from NJ and the cleaning lady had just arrived .They owner forgot to tell the property manager about our stay. We had to wait in the car for 31/2 hours while they cleaned. The owner didn’t care and refused to give us the day back. We had to wash our own sheets and couldn’t use the grill the whole trip because it was disgusting! The A/c wouldn’t get cooler then 78/80 and on the 3rd day shut off completely. The kitchen had roaches we killed 4 while there. Do not stay here! Owner doesn’t care about this place anymore lives in Uk and doesn’t maintain property. Just wants your money so many better places to stay and they aren’t surrounded by the ghetto.

Family vacation
This house felt just like home 10 out of 10 would recommend it’s perfect. Did not like that they make you clean the bed sheets though. But overall perfect !!!

Close enough, but far enough away....
The property is well-located to Disney & Universal (our destinations for this family trip). The house was clean and ready for us on check in day. Since we were in Florida in mid-June, the pool was an ABSOLUTELY FANTASTIC amenity.
I HIGHLY recommend this vrbo listing and, if our future travel plans include our family, would rent from Nick Wells again!
