We really enjoyed the stay at the property. The home was well stocked with lots of amenities. One thing to be aware of is in Winter conditions, it doesn't appear they have any snow removal. We did all of our own shoveling to make sure we could get vehicles in and out.

The property is great. we've stayed here twice but won't be back. the management we dealt with made it unpleasant.

This is our third stay at this owner’s homes (we have stayed twice at this house and once at his other). It works well for our large group, and the owner is wonderful to work with; accommodating . Beautiful home, beautiful country!!

Wonderful comfortable home! Everything you could possibly need is here. The location is great and it is extra special seeing the wild turkeys and deer cross the property all day. The street is paved which is nice for the strollers. Can’t wait to go back!

Beautiful home. Beautiful views. Beautiful weather. Perfect house for larger families. It was just pretty much perfect!

It's difficult to say whether the daily visits from the small herd of deer, the flock of wild turkeys, the cattle on the adjacent BLM land, or the hikes onto the nearby mountains were the highlight or the wonderful home with all the amenities needed to keep our group happy, well fed, well rested, and comfortable day and night were the highlight of our stay.

We had a wonderful time on our family vacation. We loved the house, the views, the nature. Would love to stay again.

We spent a weekend in mid July with 16 family members, aged 18 to 80, from IA, IN, TX, NJ, and NC. We enjoyed a visit to Zion National Park, biking Snow Canyon, and eating Veyo pies, but otherwise spent our time in Pine Valley at Frank’s Dream. The house was spacious, very clean, and comfortable, and we appreciated meeting the owners who happened to be spending the weekend in their other VRBO property (Grandma Chelle’s) next door. We’d gladly return for another weekend if Pine Valley weren’t so far from home. Thank you, Roland and Michelle, for hosting us!!

Great experience the house had everything we needed and was very comfortable. The only inconvenience was having to take garbage to city dump.

We stayed here for our church’s Young Women’s girls camp. It was PERFECT. Lovely location, lots of room and very comfortable. It had all we needed and more! The owner was in communication and very responsive and friendly. Highly recommend! Would LOVE to stay again!

We had a great time with the exception of some very friendly mice. We had mice climb on 2 beds at night. Which was really not good. You need to address and get some traps or exterminator come and put traps out. We loved everything else about about your place.

Pine Valley and Frank’s Dream was the perfect reunion spot for our family reunion. We had 10 adults and 12 children. The kids loved the bunk room and the bedrooms are very spacious with plenty of space for pack n plays for the two babies. Overall, it was a great place to stay and we plan on returning again!

We absolutely loved staying here! The rooms were nice and big for families with kids and the yard had plenty of space for them to run around. It was clean and comfy and just what we needed for a vacation.

Franks Place is such an awesome place for a fun family weekend.The cottage has plenty of space. Plenty of spacious bedrooms and beds, and bathrooms. The kitchen/great room has seating for at least 20 comfortably. We had 8 adults and 8 children (ranging from ages 3 to 13) and it never felt the least bit crowded. We LOVE the space and being able to spend the time together. Out back we had plenty of room to play corn hole, baseball, etc. My husband took the grandkids on a hike up the mountain that is just through the field behind the cottage. The outdoor patio has a large nice grill and large table, plenty of chairs for sitting and visiting. There is a firepit that we sat around and roasted marshmallows and made smores. The house is fully furnished with just about anything you would need, dishes, pots, pans, silverware etc. (We did bring paper plates, cups and plasticware just to cut down on any work) We enjoyed riding the side x sides around the beautiful and friendly little community of Pine Valley Utah., you will see plenty of deer, turkeys and wildlife. We went to the lake and fished and all the kids caught at least one fish. We really had a great time. I would recommend taking your family ( friends) to Pine Valley and I would highly recommend renting Franks Place for your stay. I had the opportunity to speak to the host "Roland" and he was so great to communicate with . He was helpful and such a congenial person. All and all it was Wonderful.

Awesome little town great surrounding trees and mountains We enjoyed our stay. The environment is beautiful.

It would have been nice to know there was a fire pit and grill in the back. We would have liked to use them if we had know and planned on it.

We were excited to have a mini family getaway, but when we entered the house we were welcomed with a strong smell of the septic tank and a musty unpleasant scent! The fridge wasn't cleaned and it had food spills, crumbs and a hair in the freezer! The microwave and dishwasher weren't clean either. We ended up going through the house with Clorox wipes to wipe down dirty light switches, banisters, counters and knobs. There were a few beds that had a few hairs in the sheets and a shower that had hair on the wall!!! The carpet, towels, area rugs and bath mats need to be retired and replaced. The sponges left at the kitchen sink are very old and unsightly. It would have been nice to have full bottles of handsoap in the bathrooms! We definitely had to mind over matter the situation and make the most of it. I stayed at Frank's Dream about 4 years ago and it was in much better condition then. It smelled a lot better then and it wasn't as run down. I would think during times like these, the pandemic, cleanliness would be a top priority.

Beautiful area. Really enjoyed our stay, and look forward to coming back. SO MANY upsides. The ONLY slight hiccup was a bit of that sulfur smell coming from the natural spring in the backyard where the water collects. It made it less enjoyable to hangout in the backyard.

This was a perfect place to relax and enjoy a long weekend! Quiet and spacious! Fabulous, well stocked kitchen. Clean and great for a group! A little out of the way, but well worth it! We will certainly stay here again and recommend to friends!

We loved the house and surrounding property. The house is super nice and roomy. We enjoyed the big kitchen and loved the cook stove! The adults voted the big beds - the most comfortable -ever! The morning turkey parade was very entertaining.... My grandkids were delighted with the bunkbed room. Our vote is to definetly come back and visit again.

Excellent location, beautiful cabin and wonderful host! We absolutely loved this small town located not far from St. George. And the cabin was perfect for our group of 3 families. The bunk room was a big hit and all of the couples had a big room with a king size bed to stay in, with 2 extra king sized bed rooms left for the kids to share. The large table and kitchen was great and had every appliance and gadget you can think of, 2 sinks, huge island with lots of seating, and it was also really nice that they have a large grill on the patio ready to go. We were able to stay right after a big snow storm and were lucky enough to have snow all over for our visit which everyone enjoyed playing in. The cabin even has the perfect little hill to sled on where the kids spent hours going up and down. The little town is incredibly beautiful and we all fell in love with it! We hope to stay here again soon.

We came to the area for a soccer tournament. While the property wasn’t close to the action of St George. It was perfect. No crowds, no hassles, no worries. The home was just that. A home. So much more than just a rental or place to sleep. Pine Valley is beautiful and we hope to return in late spring summer or fall to enjoy the area even more. We would highly recommend this to anyone looking for a nice quiet get away. Plenty of room for the whole family. Thank you so much for sharing your home with us

We got there Friday and left Sunday it was so nice and calm and just amazing. The cabinet is upgraded and has everything you need in the kitchen to blankets to Wi-Fi. All the beds were comfortable. We definitely loved the bunkbeds room that was the main reason why I chose this one so we could put all the kids in there. 🥰 It was just a overall great experience for 3 families. Thank you Roland.

It was clean, warm, and spacious. It felt so much like home. We loved and plan to come back next year if it is available

The place was cozy and clean. That was a second time for us to rent this property. I definitely recommend it.
