Our family walked into town several times a day, to hot springs + coffee, shopping + dinner. The road was busy, but we were careful. It's only a couple blocks to everything you'd need, including Natural Grocer. Everything was super clean + they covered all the basics.

We enjoyed our stay very much! Very spacious rooms! we love playing games and eating together. The large table sat 6 of us comfortably.

The owner went OUT OF HIS WAY, to see to it that we had a wonderful trip. We had to go up a day early (a snow storm was headed to Wolf Creek Pass), and not only did he accommodate us with the extra night, he gave us a big discount for the extra night. When does that ever happen? Pretty much, NEVER. We got a QUICK response when we needed to ask a question or 2. The house is very big, and the kitchen has everything you need. Lots of parking, comfortable beds, and the home is very well heated. WE HOPE TO GO BACK next year.

We had an amazing stay. Brad the owner was amazing and helpful. There was so much to do within walking distance. It was perfect for our family.

House was everything we needed! Was the most stocked house I’ve ever stayed. Out of the 10 of us, we all had plenty of space. Everything was clean, nice and cozy. Would definitely stay here again!

House had sufficient play areas for young children to play and quiet spaces for those who didn't want to play. Kitchen was fully furnished and the on demand hot water heater was wonderful for 10 persons all requiring showers.

Had a great time escaping the TX for a cool getaway in Pagosa. Brad was incredible at communicating and the house had plenty of space for our family! Can’t wait to come back!

We loved it! We were able to walk down to the river for floating/soaking in the springs, walk to restaurants, carry food home, eat on the wraparound deck, and walk to the spa's for relaxation. Rooms got a little warm in the evening, but the provided fans quickly cooled everything off once the sun went down.

Roomy kitchen. Nice wrap around porch. Nice large table everybody can gather around. Large enough for four adults and four kids. Our second stay.

Loved the house there was so much space!

We have 4 couples that wanted at least a queen bed and this house was perfect for us. A very large table to fit all 8 of us, 2 living rooms with couches and chairs. It had everything we needed, even condiments, coffee filters, laundry detergent, games to play and a high chair for the baby. We seen lots of turkeys daily and a few mule deer a few times. Highly recommend this cute house.

If you are looking for the perfect setup for a friends ski trip, look no further. Plenty of beds and bathrooms and room to stretch out. Driveway was cleared twice will we stayed. Also close to downtown for easy access to anywhere. We will be back!

We brought my mother and our two adult kids + their partners to ski, board, shop and enjoy the hot springs. It was a wonderful vacation with lots of memories made! What we loved: the property is very roomy, the beds are comfortable and all 7 adults fit easily around the dining table for meals. The kitchen is well-supplied (we prepared some meals during our stay) and the entire house was very clean. Having hooks and shelving in the rooms without closets was great. Proximity to shopping and dining and hot springs - and to the ski resort - was perfect! Having a washer/dryer was so helpful, too. The living area furniture was comfortable for our big group. The turkeys that hang around in the neighborhood were fun to watch! What we didn’t love: the downstairs is very cold - especially compared to the upstairs. The supplied space heaters were a lifesaver, but it was 64 deg when we arrived and the thermostat was set on 56. It would randomly reset itself to 56 throughout our stay, which was annoying, since the outside lows were in the single digits at night. Brrr! There were no throws or blankets we could locate on the main floor so we bought a couple to be comfortable to cuddle up in the living areas in the mornings and evenings.

Rental location was perfect for the hot springs (walking distance) and the space was exactly what we needed for a group of friends to play games and chill after skiing! Very comfortable and clean

The house was large enough and appropriate for our family. We had all we needed in the kitchen. The TV was easy to work.

Our group of seven thoroughly enjoyed ourselves while staying in this property. The location was ideal for numerous walks through the beautiful town of Pagosa Springs. The house does not have a/c but we were all pretty comfortable during the unusually warmer weather we experienced while there. The ceiling fans and having some of the windows open seemed to handle the heat quite well. We would definitely use this property again while staying in this area.

This was a great home to enjoy a much needed family vacation. It was tucked away from the traffic yet was close enough to town to be able to enjoy everything quickly. This home was spacious and accommodate 3 individual families very well. Made lots of memories and laugh until we cried.

Great front porch to watch the thunderstorms rolling through valley. Walkable to all the bars and restaurants downtown. Sure it's a bit dated (it's an older beautiful place!) But everything worked great I would recommend to anyone and stay here everytime!

The location of this property was perfect! Super close to downtown. Overall a really good stay!
