We rented Tush in the Sand, which turned out to be perfect for us. The cottage was clean and ready to use the moment we walked in the door. What I really liked about it was the three minute walk to the beach and the five minute (or less) walk to the food trucks. The location is far enough from 30A that you don't hear the traffic or get caught in it, but close enough to everything. We just parked our car and walked everywhere. The include rental bikes were also a nice touch. And I can't say enough about the attentiveness and assistance of the Homeowners Collection team, as they quickly responded to my many questions and provided helpful advice from the beginning of the booking through the end of our stay. I will not hesitate to use them for future visits to Seaside (of which I think there will be many!).

I would highly recommend staying with this vacation rental company. Four girlfriends that turned 50 stayed in tush in the sand. We had an overall great stay. The management staff was so helpful. The home was clean and in great shape, and the location was phenomenal! Walking distance to the beach and to the pool, two of our favorite spots. Biking and walking is a must in this town! Food shopping and fun is everything you will get! We had the concierge service of Tia Glenn and she was amazing! Helpful, attentive, and quick we were able to grab reservations, car service, Grocery delivery, and anything else our hearts desired! Hope to be back again sometime soon this was a memorable vacation to save the least!

Loved this house! Super cozy feel to the house. Enjoyed 5 nights with my husband and daughters. The second level screened in porch was a great hangout spot in the evening and the first floor porch with rockers was perfect for coffees in the morning. Homeowner's Collection is always great to work with. This property could definitely use some updates. We've stayed at many other Seaside properties and this one is just average. It was not particularly clean this time either, which was disappointing. However,location is great and Homeowner's Collection has always been great to work with, so Seaside will still be high on our list of destinations.

This is the 3rd time we’ve rented the Tush in the sand cottage, and our stay was excellent, as usual. There were a couple instances where we needed assistance from the Homeowner’s Collection staff, and the help was prompt and friendly. This cottage is a couple short blocks from 30A, so it is very quiet, yet it is easy walking to everything within Seaside. We look forward to staying here again!

Perfect size for my and my 2 teens! The 2 free rental bikes, and access to the pool and fitness center were a fantastic perk, and everything we needed was a quick walk or bikeride away. The property was clean and well stocked with kitchen equipment. And whenever we needed an "extra something" Homeowner's Collection staff were quick to bring it to us. Onsite laundry is a convenience. We loved the welcome gift! And we really didn't want to leave.

Porch chair almost broken , Small bedrooms, one no closet, one no dresser or night stands, paint peeling off walls, filthy baseboards. Pillow shams that match bedspreads are filthy and should be washed with bedspreads, one shower curtain filthy. door to washing machines won’t open as it gets stuck on wood floor, upstairs must be kept freezing to cool the downstairs bedrooms, upstairs balcony table rotted and propped up against wall, gutter super loud and splashes water onto balcony so unusable while raining and it rains often, chair in family room needs cover washed, couch needs to be replaced, second balcony has water dripping from somewhere so can’t use because floor is slippery from slime, that water is a constant drip even when hasn’t rained in days. This drip is heard in bedroom directly below. Kitchen appliances very old, nonstick pans completely scratched up because no plastic utensils . I requested a large fry pan and plastic pancake spatula so they borrowed a pan from house next door but no pancake spatula. upper kitchen cabinets have so much dust you can see it when you glance up, garbage can area needs to be repainted as it’s gross looking. ALL rugs in house filthy and probably just need replaced. Ladder leading up to upper balcony not up to code so not safe for little children. TV in one room tiny outdated so I requested to borrow one for my stay, no possible so I bought one to use for my stay.

We had a wonderful time and Leeward assisted in that happiness!The house was very convenient to Seasides’s main square, the lap pool as well as a wonderful location for connection to various paths to walk, run, and bike.The house was very clean and well furnished. The beds were comfortable as well as the furniture. The kitchen was appropriately stocked for all our cooking and their is a wonderful screened in porch for eating and relaxing. We have been coming to Seaside for years and this was one of our best!

Overall this property worked well for our family. The biggest plus was it being dog friendly as the pet fee was more reasonable than boarding. The bathrooms are dated, but were overall clean. It did seem they weren't swept well before being mopped as there was a good bit of hair pushed in to corners from mopping. The kitchen was well stocked with cooking utensils and plenty of dishes. This is not a large property. It was a bit snug for two adults, a child, and a dog. The beds were not comfortable at all. The mattresses have seen better days. The beds would be very uncomfortable for a longer stay than just a few nights. Homeowner's Collection is a delight to work with and we will definitely use them again in the future.

Good location, close to West pool and walking distance to town and beach, just enough space for 3, nicely decorated. Bathrooms need an update and screened porch needs work (rotten wood, soft spot in floor, dirty cushions and wood table), mattresses need to be replaced. Not an inexpensive place to stay, so I feel this review is fair. Regardless, fantastic vacation, love Seaside and 30A! Will be back!

we enjoyed the stay but there were a few things that need attention. The doors to the decks were hard to open and close. The outdoor cushions were mildewed as was the master bath shower.The ceiling fan made a very loud noise in the master.

Brought my 3 boys down to the beach for a last minute getaway before school. The 2 queen beds are right when u walk in so that made it really easy to load and unload the car. Tastefully decorated, lots of outdoor seating, porches and decks-- parking was easy!

Positives: Seaside is wonderful, great location, pet friendly, all the appliances & AC worked well
Negatives: very cramped and extraordinarily expensive ($1000 a night for us) for what you get. The kitchen does not fit more than two people comfortably. The house is poorly designed and there is no central gathering area. One bedroom was significantly hotter than the rest of the house and had a terrible old, sunken spring mattress.

Because of the post-COVID surge in demand for vacation rentals, we had to switch cottages in the middle of our stay at Seaside. The people at Homeowners Collection were very helpful in minimizing the time we spent between vacating one cottage and gaining access to the second one. Both cottages (Tush in the Sand and Pitter Patter) were very well appointed, clean and well-furnished. We were very happy with both properties.

Neither bathtub drained well. You shower with water up to your ankles. The mattresses are very soft and pillows were not really comfortable. The downstairs bedrooms were hot at night and the upstairs cold (maybe close some of the ceiling vents above the dining room. Not sure if they need another AC unit?
The TV area furniture is not comfortable, they need a sectional or something you can relax on. And finally the porch dining furniture is too big for the space, you cannot move around the table when others are seated! Outdoor areas/furniture need a good cleaning. Great location and responsive property management.

Was not sure what to expect with this rental. The “owners fees” added up to be more then the rental itself, somewhat misleading.
Very very small, no place to store luggage bathtubs clogged up and barely drain. 1 of the beds was in “ok” condition and the other was very poor and needs replaced. The management company did provide everything needed along with gifts. The owner of the property needs to invest in the property a bit.

A wonderful home away from home for us and our dog, which was much needed during the pandemic. Perfect location; just walk down the street to the beach or town center.The staff at Homeowners Collection provided the best customer care and peace of mind. Can't wait to return! Everyone is so friendly there! Beautiful/magical place.

Overall this property worked well for our family. The biggest plus was it being dog friendly as the pet fee was more reasonable than boarding. The bathrooms are dated, but were overall clean. It did seem they weren't swept well before being mopped as there was a good bit of hair pushed in to corners from mopping. The kitchen was well stocked with cooking utensils and plenty of dishes. This is not a large property. It was a bit snug for two adults, a child, and a dog. The beds were not comfortable at all. The mattresses have seen better days. The beds would be very uncomfortable for a longer stay than just a few nights. Homeowner's Collection is a delight to work with and we will definitely use them again in the future.

The house and location was perfect. The management was so nice, and check in went very smoothly. It was so nice to bring the pets. We so appreciate the owners for allowing them.
