The property is fantastic and the condo was well appointed. Plenty of size to spread out and enjoy family or get away for some time to yourself. Weather was great and water was calm and crystal clear. We enjoyed the pool for a few days before it was drained and closed the remainder of the trip which was a little disappointing. There was a good deal of construction during our stay. The condo owners had a gutter crew installing gutters on the building as well as a painting crew that was paiting the entire building. Overall a great stay. There are a few restaurants within walking distance of the condo. White Elephant and The Sand Bar were our favorites. Already daydreaming of our next trip to Manasota Key.... ♡

Very large unit that shares the top floor of a four story, plus covered parking building on the oceanfront. Unit has ocean view. Each of the three bedrooms has a private bathroom, which is a very nice feature, as well as the lovely washer and dryer. Too bad the large main bedroom did not have some seating. Walking distance to several restaurants. Quiet. Short walk to the beach. Lovely pool. Lengthy paperwork to complete with some difficulty. Elevator was making very scary sounds and we stopped using it. Hopefully, is repaired for the next guests. Bedrooms get stuffy when the doors are closed at night. Main bedroom has ceiling fan, which was very helpful. Lots of beach gear, chairs umbrellas, sand shifters, etc.

Took a family trip for the first time to Manasota Key. Yes, it had tons of sharks teeth. The unit was spacious and comfortable. We had 5 adults in our group and it accommodated us easily. The unit was clean, well appointed and very close to the beach. Maria made the booking and check in process very easy. We loved the dedicated covered parking space as well. Ideal unit and location if you really enjoy time on the beach. Looking forward to returning in the future.

This is our second time staying in this property. The layout of the condo with the three ensuite works perfect for our family. Being able to see the ocean from the couch when there’s bad weather is great. The views are amazing. We love the fact that we can walk to restaurants. We saw dolphins, rays, and manatees.

Our stay at the palms was excellent! We love the location and the views from the balconies are amazing! The sunrises are breathtaking. We love sitting outside every night to watch the stars and enjoy the sounds of the surf!

The property was very comfortable and had everything we needed. It had the most amazing views! It was close for my kids and grandkids to walk everywhere, including the beach, restaurants and playgrounds. We liked all the bathrooms and the great room. I highly recommend this property.

The condo was in a great location. The beach was walkable and not very crowded. The kitchen could have used some better utensils and outdoor glassware, but overall it was very nice.

Fantastic quiet location and the views are amazing! Parking is great as well. The beds and furniture are comfortable. The fact that the bedrooms are down a long hallway away from the living area was great, too. We appreciated the owners quick response when we walked in and realized the maintenance man got our check-in dates confused and his tools were still in the condo. Everything was promptly addressed. The elevator had to be shut down for four days of our stay because of maintenance needed after the hurricane. The owner informed us of this, and was not hesitant to credit us $250 for the inconvenience. We’ll be back!

This condo was perfect for our Girls Trip. Beautiful water view; even though it is out the side instead of straight out overlooking the ocean! There are two balcony’s to sit on. The kitchen had everything and plenty of seating for everyone with actually 2 living rooms! The bedrooms had comfortable beds, just too bad all rooms did not have ceiling fans, but room fans were provided. Also every bedroom had an ensuite bathroom! Outdoors they had the perfect pool in the front of the building and the sandy beach just steps away in the back of the building. The drawback of only 1 parking spot really isn’t an issue. We just parked our extra vehicle on the quiet street right next to the condo. We will definitely rent here again!

Very nice condo. Clean and comfortable. Owner was very responsive when we had any questions. Would have been nice to have a starter pack (trash bags and dishwasher tabs) initially to start out with. Would recommend this condo to others.

The unit offered plenty of space for 6 adults and was well equipped with everything you need for a beach week. Decor had a very beachy vibe and unit was clean. the only complaint was a very strong fish odor in the refrigerator-not like someone stored fish in there but it had been there too long. We couldn’t even use the ice despite dumping all the ice and the ice trays through the dishwasher. It still smelled and made some of our food taste fishy. Definitely didn’t ruin our week but it was a little gross

We loved our stay. Once we figured out that Englewood is NOT a tourist trap, we loved it even more. Beautiful condo. Beautiful beach. Lots of shark teeth. Some great restaurants! It was better than great!

Everything was clean, well maintained, views and location were perfect, beach was excellent, pool was heated and clean and the kitchen was well stocked. Beach equipment is an added plus. No grill on site, but everything else was as good or better than expected. We would stay again.

Amazing view. We had a couple of days of cold weather, but we could see the beautiful beach from the couch. Being able to see both the bay and the ocean from the balcony was terrific. We had plenty of room for our family. We especially loved that each bedroom had its own bathroom. Enjoyed walking to restaurants. We will book again for next year! The only negative thing was my husband getting stuck in the elevator then having to take all our luggage down the steps at check out. If you read other reviews, the elevator has been an ongoing problem. Hopefully they will get that fixed soon. I also agree with other reviewers that the floors need a deep clean. The positives out weighed any negatives. Would recommend!!

We thoroughly enjoyed our time at Palms 12. It was very spacious with 3 bedrooms and 3 and 1/2 bedrooms the location was excellent. There were 3 restaurants within walking distance as well as nightly entertainment. We were also close to the public beach with yoga every morning. We would rent there again. Also the view from the balconies was great. We could both see the gulf and Lemon bay.

We had a great vacation. We loved that you could leave chairs etc. in the garage near your car and not worry. The only thing we were nervous about was parking on the small side street. We were unsure where to park our 2nd car at first and then figured that out when we saw locals parking there. Wonderful condo and GREAT location on the beach!

Manasota Key is our favorite!
Since finding Manasota key, we have only stayed at this condo. Manasota key is absolutely the best beach I’ve ever visited. The beach is clean, amazing shells, lots of sharks teeth. We did get frustrated watching people not follow the light rules for sea turtles. There should be an evening patrol that wants people using lights! Parking, check in, and communication was a breeze. The elevator is a huge perk! It makes getting to the 4th floor so simple with my parents and my younger kids who don’t want to walk a bunch of steps. We stayed here just 10 months ago and I will say the kitchen stock has dwindled. We are a family who likes to cook a lot and it was a struggle to find what we needed. The pans are mostly skillets and hardly any lids match the pots. Also, the blender was gone since the last time we were there.
My only actual complaint was the cleanliness. I’m sure it’s whatever cleaning service is used, but as someone who owns a cleaning business, they should be fired! The doors to bedrooms and bathrooms were covered in grime and black handprints. The toilets were dirty. And the baseboards and fronts of cabinets hadn’t been wiped clean in a long time. The cooktop was also very dirty with black rings on the burners. All things that shouldn’t be missed when cleaning, in my opinion. Regardless of the cleanliness, we do really love the Palms 4 and hope to return again next year!

Family Vacation
We love Manasota Key and have been here several times. This condo was very spacious and came with everything indicated in the listing. Of course we did have some issues with weather which is outside of anyone’s control and we only had two days of calm/clear water but we thoroughly enjoyed the pool, shelling, and searching for sharks teeth. Unfortunately during our say we did have problems with the automatic lock and the air-conditioning unit however the manager of the unit and the owner were very quick to respond and got all of our problems resolved expeditiously. Overall we loved the rental and would definitely stay here again in the future.

Very Spacious Unit
This unit was surprisingly big upon entry. Plenty of room for our family and friends to enjoy. Although we typically look for units with beach front and ocean front views, we were pleased with the side balconys, still being able to see both. This is the first unit also, where the air conditioning kept up and stayed cool the entire visit. Only area I think could use improvement would be the cleanliness upon arrival. It wasnt a disaster or anything, but the floors were definitely left a little dirty from past visits. I swept the hard floor areas when we arrived, as the sand and dirt left around garbage cans was fairly significant. I would highly recommend this unit, and will keep in mind for future visits.

A wonderful week away
The condo was perfect as it always it. This is the 4th consecutive year we’ve stayed here. The weather also cooperated until the last day. It’s hard to ask for more. I think there’s a time warp there though. The days absolutely fly by!! 😊

Wonderful week
This property had everything and more for a great week….VERY spacious, well-stocked kitchen as well as beach equipment. Loved being right on the beach and the shark tooth seekers in my group found hundreds of teeth right there. The complex is small so we had the pool to ourselves except for one day and the beach was never crowded. The bedrooms were a little warm even though the rest of the condo was cool. Our only issue was arriving and finding out an earlier storm knocked out the elevator. Later in the week the elevator went down again ( no storm this time. Not sure the cause)and we were told that even though the elevator is only about a year and a half old this happens often. The elevator made scary sounds when it did work. Overall, this was a wonderful

Beautiful condo in a perfect location
This was our second year in a row staying at this lovely condo. The views are spectacular. We had one issue with the king size mattress that the owner quickly remedied by ordering and having delivered a brand new mattress during our stay. I would highly recommend this place to anyone who wants some room to stretch out in and be steps away from the beach.

Condo kitchen and entire tile floor area was dirty -- cupboards from counter top to floor had food particles and liquid food stain drippings; area of trash receptacle had food splashed on walls; Venetian blinds in all rooms were layered with dust; entire tile floor (kitchen, dining, great room, entryway) had to be wiped down; lock to pool gate had been changed ... however new key had not been replaced on key ring to condo. Storage closet in 1/2 bath had sand all over floor.
