Good sized room and shower, handy location to other facilities, 5 minute walk from train and bus stations. All contact with host is done remotely.
Carrying two large luggage bags up four flights of stairs.

What l did NOT like:
Nothing in this facility should be referred to as "de luxe" or "luxury" (e.g., rusted shower doors). Yet, that is how it is described on booking.com. The b.c. rating of 8.7 is totally inappropriate.
Also, the price on the website does not include some crazy 'Pulizie tax' of €10 and another €14.80 for its location on Piazza Cairoli. So instead of paying 59.20 +2+2, I ended up being charged €88.
I think this place is a scam and should be removed from your website.

so central location, easy to reach all places, cafes, restaurants and monuments. Also variety of coffee and coffee machine in the room were so good!

Perfect for a one night stay. Close to the ferry terminal and all amenities. Excellent restaurants and cafes for breakfast nearby. Very comfortable and excellent value. The owner was extremely helpful with arranging parking and help with luggage. We would certainly stay again.

Carlo is an outstanding host and has a lovely apartment with everything you need for a comfortable stay. Nice bed, good shower, excellent wifi. Most especially, communications with Carlo were very easier and he gave us excellent information so we could enjoy our short stay in his very interesting city.
While the location of the apartment is very convenient, it is also near to a bar or music venue that played loud music until about 0:30. If you are a light sleeper like I am, it can be very annoying. Thankful, when the music stopped, all was fine. We would have rated the apartment a "10" other than this.

Everything- Carlos was super helpful and accommodating. The room was spacious, clean and at a great location. Would highly recommend this property for anyone looking to stay in Messina.

Friendly and Helpful staff, close to piazza
Due to the amount of stairs I think if you have mobility concerns this is something you need to consider. The staff are super helpful and friendly and assist anyway possible but still something to consider

The owner was very welcoming and so kind. The facilities were excellent, clean, cozy. The location is perfect near to everything in Messina. The owner gave us so useful information about bars, restaurants and places to visit. We would definitely stay again in this property and I highly recommend this place!

Carlos waited for my arrival and was helpful in providing detailed info if applicable about the city and surrounding points of interest.

The Residencia is located on the 4th floor without a lift. Unfortunately the building is covered with scaffolding and the entrance is not easy to find. The location is good for those traveling by train as the station is in walking distance. In general the building and its interior are old and lacks care and attention.

the staff went above and beyond in hospitality. the staff waited for us outside the building, that made us very easy to identify the exact location and check in. the room is high ceiling, modern and spacious. location is very good, close to the shopping, restaurants area and not far from train station. I highly recommend this hotel and have no hesitation to stay here again.

It has an excellent location. The room is very well equipped, with all facilities and it has a nice design. The night was very quite, we could have a good sleep.

The room and it’s bath were beautiful appointed and very spacious and comfortable. A coffee machine with the ability to make a very good cappuccino for breakfast. Plus not only did Carlo place a couple of bottles of water in the refrigerator but also two cans of Coca Cola. The bathroom had nice small bottles of shampoo, shower gel and so on. A terrific and big shower. Couldn’t ask for better.
We needed a location near the main train station and this was ideal. Definitely a great value. Grazie Carlo!
The hotel is on the second floor of a building that houses other people or offices so the entry to the building itself isn’t under the control of Carlo. Just be prepared for when you first walk inside the building it’s a little dark. But once you’re inside the hotel itself you feel transported to a luxury space.

FInally a good internet in an apartment. Could even see a movie without problems.
The shower pressure was nice. The bed was very comfy.
Perfect location - 10min to train station by foot, next to tram station, next to shopping street.
There is a keyless system. It needs improving, but it's a nice innovation, that you don't need to carry keys around.
The mini fridge was useful.

City trams are not reliable, regarding the schedule.
The beaches are not very people friendly - boats and their parts everywhere. Although we where near the port.
There is no elevator and for some people going to the 3rd floor would be an inconvenience.

Covid issues meant we had a pre-pack breakfast box. That was fine, but it wasn't replaced for our second morning.

The hotel room was really clean and there were tea and coffee making facilities in the room. The hotel room was very close to public transport and the main railway station. The hotel is also within walking distance of shops, restaurants and the main tourist attractions in the city.
There was no lift in the hotel to the upper floors. The shower in the room is not very private because It just has a glass wall and the hotel staff were not always at the property to attend to the customer's needs.
