This property is super cute inside and out. It comfortably fit my group of 4 but could easily fit several more people in the 3rd bedroom and bonus loft. The back yard is very charming as well.

Jan was super nice and responsive. The cottage is small but extremely clean and well appointed. The house is on a busy road but we couldn't hear it inside. There are lots of interesting places nearby. We went to the Indiana Dunes parks and a few of the area wineries. We packed in 4 adults one kid and a baby. I feel like we got good value for the price. We had a great friends weekend at this house. Jan was a wonderful host and made sure we had all the information we needed including transportation options in the area. The house itself had everything we needed (multiple parking spots, coffee pot, wifi, comfy chairs) and a very nice sitting area outside. The neighbor cat even came and joined us for coffee on the patio on morning. Would definitely stay again.

My husband and I came with two of our grandchildren, ages 3 and 4 to play at the beach. We were hoping to hang out at New Buffalo Beach, but it was very small with limited parking. We went to Warren Dunes State Park instead-a bit further to drive, but more spacious beach. Unfortunately due to weather, we only had part of 2 days at the beach. Our hosts had made suggestions of other activities to do with the kids, which we really appreciated (and needed)! The kids loved the Heston Steam train and the smaller gauge train in Indiana, Oink’s and the Galien River Trail and Lookout!
Our cottage was very clean and comfortable-Jan’s flowers around all the properties and gorgeous! Den’s concrete work is cute and creative. The business next door has a huge grey tabby cat that came to visit one morning and made himself right at home on laps! The kids thought he was cute!
I appreciated Jan making suggestions for groceries-very helpful and not too far of a drive.
Just a suggestion: a pair of kitchen shears and sharp knife in the kitchen and a new dustpan.
Beds were comfortable; we enjoyed the deck, fire pit area and the hammock!
Truly appreciated Jan and Den’s property and will return.

We had two families of four staying at Sleeping Willows, and although it was a little tight, it was an excellent stay. The loft area was perfect for the kids to play in (aged 4-8) and there was some space in the backyard to play. The kids loved watching for the train every time it came by. It's both convenient and dangerous to be right off the main highway, but the kids were old enough to know not to wander near the road. The garden was beautiful, well-kept, and almost magical! The fire pit and deck were great places to gather. Overall we had a lovely time and would recommend it to anyone with kids. Thanks to Jan, our host, who made the process really easy and was always within reach!

Jan was a great host! The house was clean and inviting. We loved the backyard and patio space with the grill and firepit. The location is a short drive from Chicago and a few minutes down the road to downtown New Buffalo. We had everything we needed during our stay and Jan was very helpful in giving recommendations. Convenient location between Indiana and Warren State Dunes parks with easy access to local beaches. House is small but charming with enough space and very clean. We changed our vacation plans and were able to book last minute. It is right off Michigan Ave and train tracks are across the street so it can be noisy outside and there's a business next door.
The garden was cute I would have liked a bench or swing amongst the flowers. There were some very nice wooded walking paths to the rear of the property we enjoyed. My kids enjoyed the hammock and it was pleasant to enjoy a bonfire one night.
My kids loved the bunkbeds and loft area and my son did not want to leave. It was a good rest after long days at the beach and dune climbing. Jan was a wonderful host and very easy to reach with any questions.

Relaxing, comfortable home away from home!!
We checked into the sleeping willow cottage for a quick 4 day getaway and this place was perfect!! Jan was wonderful at check in and gave us lots of ideas of things to do near by with the kids. The outside of the home was beautiful. Lots of lovely scenery with the willow trees, flowers, and plants beautifully decorated throughout. We all enjoyed the hammock and the fire pit was perfect for making s'mores! Overall we had a great time and we are already talking about plans to go back next year!!!!

We loved everything about this house. It was perfect for our little getaway with the kids. We enjoyed the fireplace and hammock. The kids loved climbing up to the loft. We enjoyed our stay! It was close to downtown New Buffalo which had nice shops lining a walk down to the beach. The backyard was like an English garden with flowers everywhere. The kids liked the loft, the cat and playing board games. Highlights: Blueberry farm in South Haven, Warren Dunes. On a busy street.

Cute little property with great host!
This place was adorable, perfect for groups of 6 or less. The property is off the highway but tucked away nicely and when you’re out back it feels very private. The outdoor space was great (loved the hammock!) and the house was very clean. It was a quick drive to a lot of local breweries and there are a few different beach options close by. Jan was responsive, friendly and very accommodating. I would rent from her again for sure!

Great cottage for family
We had a group of 5 teenage girls and 3 moms. The house was very clean and the garden area was beautiful. We took many pictures in the garden area. Three of the girls slept with sleeping bags and 2 blow up air mattresses in the loft area. We had plenty of hot water for showers, but needed a couple of extra towels for showering purposes. We utilized the golf cart for the beach area. We drove down close to the beach and parked the golf cart at the beach location. There was no one else near the area on the beach since it was later in the day. You could walk to the beach, but we recommend driving down and parking closer since you have to pass a busy street and it is a bit of a distance. We utilized the back porch for our morning breakfast and chatting area. Jan was very helpful with providing us with several suggestions on where to eat. We were attending a concert in South Bend and visited Bob's 19th Hole. We had an excellent stay and we highly recommend to other. There is a Dollar General store close to purchase items you forget. The WiFi was a little spotty at times, but all the kids were trying to use it at one time. There were plenty of dishes and cookware to utilize. The only thing missing was an iron and ironing board. We would highly recommend for a family or group to stay in the cottage. We are planning on a return visit next year, but may need to rent another property of Jan's due to size of group.

Charming Cottage
This charming cottage was the perfect place for a fun weekend getaway. We rented this house for a wedding we were attending in New Buffalo over the weekend. The location was perfect, we were able to get to and from all of the wedding events very easily and quickly. The owners of the property were so nice and accommodating! The house had everything we needed and the backyard is so cute and peaceful. This is a great place for a family to stay or a few friends looking for a weekend escape. We will be back, we loved New Buffalo and what it had to offer.

Great property, but too close to a busy highway
This property would be a perfect place to stay in New Buffalo if it was not right next to a busy highway. Upon our request, the owners brought over two window fans we used to block out the highway noise so we slept better the rest of our stay. The backyard is gorgeous with amazing landscaping and a fire pit perfect for roasting marshmallows. The home itself is clean and well maintained. The kids loved the loft and we were able to make them a bed with some lawn chair cushions. Bring an air mattress and it is a perfect place for kids to sleep. The beds were comfortable and everything (including the air conditioning) worked well. We had no trouble with the Wi-Fi service and there was always a good connection. The private beach access is a nice touch, but the beach itself was a bit rocky instead of sandy. However the kids loved playing in the waves and finding cool rocks. The New Buffalo public beach is $12 admission and can get pretty crowded on the weekends, but if you get there by 11am you are sure to get a parking spot. One the best days there was spent at Warren Dunes Park/beach about 20 minutes east of the property. White sand beaches and blue water. We kept forgetting we were by a lake because it felt like we were by an ocean. We also found a really cool park nearby called Galien River County Park with easy trails and a cool overlook tower. We enjoyed BBQ at New Buffalo Bills and ice cream at Oink's. Overall a great 4 days in Michigan with lots of fun memories. Thanks to Jan and her husband for their responsiveness to our questions and requests for recommendations.

The cabin was adorable! The backyard was our favorite with the beautiful willow tree! This was the perfect vacation for our family. The use of the golf cart was so appreciated and we loved the private beach access. The whole town was just so perfect. We will definitely come back!

Beautiful outdoor space and clean home
My family only had 2 nights to spend in New Buffalo and I was able to book this home on short notice . Perfect size for my husband and 2 kids. The gardens around the house are amazing . It is on Hwy 12 and the train track . I knew that when I read past reviews so I was not surprised, but definitely hwy noise and some train. Access to beach was great. We rode bikes there and you can drive your car to their house and take the golf cart.

Too much work
For a girls weekend this seemed like a great spot but for as much money as we paid I didn't expect to have to do all of the laundry before leaving. The online listing also made it seem like you could walk to the beach from the house which was not really the case uness you crossed the main highway and it wasn't close. Also the house could use some fans to helo circulate the air, and maybe some doors that locked. Overall we enjoyed ourselves but wouldn't return.

Had a wonderful weekend, thanks to Jan's beautiful properties. We had a group of 12 and split between this house and the one next door, just a few steps away. Both houses were very clean and well stocked with everything we needed. We especially enjoyed the beautifully landscaped backyard spaces. It made a great backdrop for some group photos! Overall I would definitely recommend! Jan was so sweet and offered countless times to call if we needed anything at all. Will definitely go back one day!

Clean and cozy
My husband, four young children, and I very much enjoyed our stay in New Buffalo. The Sleeping Willow Cottage is very clean and cozy. The owner Jan was very friendly and helpful. We enjoyed sitting under the giant willow tree in the beautifully landscaped backyard. The private beach is only a 5 minute drive away and very pretty. The kids loved searching for beach glass in the rocks. If you are tender footed you may consider some water shoes for the rocks. The cottage is rather close to a very busy highway, however the noise is kept to a minimum by the surroundings. My only complaint would be that both queen size mattresses are rather uncomfortably firm. We were not disappointed in our stay.

The house was very clean. Beds are rough. TV has only 1 channel. No internet. No cell service. Perfect little cottage to read a book in. The house itself is great, but the lack of 2016 technology isn't.

Magical Haven
We booked this property looking for a relaxing, easy and restful way to spend Labor Day weekend with friends. This quaint, magical home was more than we expected. It's clean and cozy and cute, very easy to move into for the weekend. It has all the right ammenities to make for a relaxing restful weekend: coffee pot, great porch, fire pit, beautiful gardens, a hammock and easy access to the beach.

OK location. Great amenities
As noted, the location on US 12 is not ideal but all the amenities it has more than made up for this. The access to the private beach which sets on a nice sandy shelf was ideal for those looking for privacy. On multiple trips we were the only ones on the beach. The cottage is in great shape and very well maintained by hands on owners. If there is anything needed the owners are very prompt with taking care of any issues. They were so accommodating that gave us access to their personal bikes and golf cart. We would go there again for sure.
