We had 19 members of our family meet here from around the country & this house was more than adequate! So much space to spread out and enjoy and not be on top of one another! The hot tub was a hit along with the canoes and swimming in the lake was a highlight! Easy to book, easy to communicate w owner/manager. I would recommend and if we are ever in the area again I would book again! Thank you!

Everything was perfect and outstanding

This was a great stay for me and my family! The property was more than we imagine...great layout that provided a spacious and warm setting. The Owner and Care Taker went above reproach to address any issues we had...I truly can't say enough about them...super nice!! Definitely arranging plans to return to this property. The lake setting was immaculate along with the beautiful views and screened in sitting areas...no bugs are insects!! Great dock for fishing or just relaxing on/near the water. I've stayed in several vacation rentals...this is 5 Stars!

This property manager thought of everything. All we needed to do was by the food. The house had everything else from plates to glasses right down to soap to clean dishes. If you are looking for an all inclusive rental this is you choice. This property was simply amazing. !!!!!!!!!!!

The owner was generous to let me have a small family wedding on the property. The house is beautiful and has everything you need and the property has gorgeous views. Highly recommend this house and May rent again for a family reunion.

The house is amazing! And so well stocked with items you might need as well as things you might want to do (e.g. games). The views of the lake are breathtaking. Our only regret is that it was too cold to really appreciate the outdoor spaces and the lake itself. We plan to return again soon.

The property is amazing, 7 King Size Beds were amazing for large groups of adults who wanted to hang out, enjoy the hot tub, cook food, and play board games. Only very minor quirks - neighborhood skunk who made his presence known. The nearest grocery stores are a bit away, but if you're looking to get away, this place is a complete GEM.

We stayed here with friends and family during the holidays. The place was exactly as it was described. We had such a great time and plenty of space for all.

Everything from the greeting to the departure was near perfect! Words can’t describe how beautiful and CLEAN this place was! Oh, and the place was stocked with EVERYTHING! If there was one thing that would have made it 100% perfect, it would be adding TVs to each of the bedrooms on the top level☺️ Definitely looking to book here again next year!

Great for our leadership retreat.

The photos are wonderful. but actually being there is breathtaking. To start Steve and Ted excellent with communication and hospitality. The home has everything you need, to include spices for cooking. Very clean upscale Lake House. I would recommend and would stay again. This retreat away from home was absolute Tranquility.....just Perfect

You're not going to find a better house for a group gathering than this one. Amazing location plenty of room for 15 cars in the driveway Very clean very well done. We had a storm come through Friday night and they had people out there blowing off the decks first thing Saturday morning they take very good care of this property! Will absolutely go here again.

This place was exceptional. Exactly the way it was described on VRBO and accommodated our family of 18 perfect. The screened in patio was awesome as we had some rain this weekend and we still got to enjoy the outdoors. The bedrooms are some of the nicest we have ever experienced. King size beds in everyone and bathrooms with all of them. Mattresses were great as well. Fully equipped with cooking utensils, plates, cups, etc. We highly recommend this house if you are looking for a great place to stay. Thank you Steve for allowing us to enjoy your awesome place.

All the 5-star ratings for Hartwell Manor seemed too good to be true, but you know what: If anything they are too low! Our group of 10 old friends got together for a reunion in early May and had a blast. Home is exactly as pictured on the website, but the site and pictures don't capture all the place has to offer. Huge deck, spacious screened-in porch, large hot tub in a separate screened area, 2 canoes and a 4-person paddle boat down on the dock, 2 kitchens, large Weber grill (hooked up to natural gas) ... I could go on. And some surprise extra touches -- a filled candy jar, Keurig coffee maker with dozens of K-cups provided (even though there were two other regular coffee makers!), small drink fridge filled with bottled water, even a cornhole game that we set up on the deck.. Our group had a great time; we rented a pontoon boat one day and were able to sail it right up to the dock at the house to pick up passengers. We also took a day trip to Helen, GA, about an hour away; it's a small town in the foothills that was patterned after a Bavarian village with German shops and restaurants galore. The town of Livonia, GA is about 10 minutes away; not much there except a big antiques mall, but it does have a large grocery store with anything you forgot to bring with you. One suggestion: there's a wide staircase leading from the entrance level (where most of the bedrooms are) to the great room below, which is perfect for wedding entrances and photos, but it's kind of treacherous for us old-timers (we were mostly over 70). Looks like there's room for a small elevator between those levels, which would be another great extra. But that would be about the only way to improve on perfection!

Renting this property was a great experience and a wonderful ideal.. And it was all that and more

This house is stunning! The kitchen and the dining area easily accommodated our group of 14 ladies. It was awesome to find a place with so many regular beds (not cribs or futons) and plenty of bathrooms. The only suggestion I have would be to add more seating in the living room. The owner was very responsive and the house was well-stocked. Would definitely stay again.

The property was as advertised, it was beautiful overlooking the lake. Steve and Ted were very responsive and gracious hosts. The whole stay was simply amazing and wonderful!

We had our annual staff retreat here for the first time but it won’t be the last! We had such a great time!

This property was perfect for our large family’s get-away! (Ages: infant-52) We spent 3 days/nights at this peaceful, luxurious location. Upon arrival we were greeted by a very helpful gentleman. As he gave us a tour of the place we were awed by all the beautiful features of the property: the 7 bedrooms (plus 2 loft areas) and 7 1/2 bathrooms, the comfortable king sized beds, the 2 convenient well-equipped kitchens, the great room with a gorgeous view of the lake, the quiet relaxing screened porch, the dock with a unique paddle boat…the list could go on. We spent many hours by/in the water on floats, etc. We spent our evenings playing games in the great room. Mealtimes were pleasant and relaxed with plenty of space in the dining room and screened porch for everyone to eat. We were able to use the washer and dryer there to launder towels when we ran low. There are convenience stores not far away for emergency needs. We’re so happy we found this rare gem…it was literally perfect for a large family like ours. We hope to be back!
