This house was perfect for our family of 5. The rooftop was amazing! House very clean with lots of amenities(beach chairs, towels etc) Prior to our stay, the host provided us with very thorough checkin instructions and detailed beach/restaurant recommendations! The property manager was also very helpful!
This house def gave us a true puerto rica experience unlike the typical resort hotels in the east! Loved the uncrowded beaches and the topography!

This condo exceeded my expectations. It was very clean and well appointed. The pictures don’t do it justice. Our family of 2 adults and 3 teens had plenty of room. Ines was helpful and accommodating. Rooftop deck, nice pool and very short walk to restaurants and Sandy Beach were some of the highlights. We would stay here again.

It’s a truly fantastic rental. The location in Rincón is superb for beaches, surfing and restaurants. The penthouse suite rooftop is utterly breathtaking and the home is sparkly clean with very comfortable beds. Ines, the property manager, goes above and beyond. Her local knowledge, surf wisdom and genuine kindness make her a gem. Adam is very responsive and my husband and teens loved his quiver of surfboards and body boards. I loved the comfy beach chairs, extra sun hats and amenities. It’s very safe, the pool is clean with a great temperature and parking is secure. You’ll thank your lucky stars when you select this one.

We had an amazing stay at the sandy beach condo. It looked just like the pictures and the views honestly took our breath away. It is a very short walk to the beach, which we all loved. 3 people of the 5 in our party surf, so it was also a short drive to Maria’s and domes beach, which were gorgeous surf breaks and they had a great swell, so everyone had a wonderful time. My teenagers loved meeting people at the restaurant big kahuna right next door and there was even some night life within walking distance. The restaurants within walking distance were yummy and everything was super accessible to Rincón. The beds were comfortable, the ac units worked great and the front porch was a good surprise with pretty morning views and comfortable furniture. The rooftop is a huge highlight and we chose to spend a lot of time up there lounging, eating dinner and having a drink at the end of the day. Ines was lovely and super responsive. As a fellow surfer, she also took the time to give us advice about surf spots, which really went above and beyond. All in all, great spot. We would absolutely come back and stay again. Thanks to the owners!

We had a wonderful time exploring the island and Adam's home proved to be a great home base. The condo was just as described. It was furnished with everything we needed to make our vacation comfortable and fun. We had plenty of room to spread out and LOVED the roof top area. The view from the roof was made for a peaceful spot to begin our day and unwind at the end of the day while dinner cooked on the grill. I also want to mention Ines, the property manager, was a delight. She was generous with her knowledge of the local area and so kind to check in with us to make sure we had everything we needed. Our surf vacation was one we will cherish.

We had a fabulous stay in this penthouse. We've stayed in Rincon before but with a group of 5 of us, we needed a larger place. We knew the location would be perfect but the actual rental was perfect too. Good kitchen, amazing upper level, good beds and bathrooms. We will return!!

We booked Adam's place for our first trip to PR for a last minute surf trip. Entire experience was by far one of the most pleasant I have had - especially traveling to a destination for the first time. Adam was easy to deal with and and was very responsive to all of our questions. The property manager was over the top helpful and kind to my family and me. Cant say enough about how much she helped set the positive tone for our stay with her kindness and abundance of local knowledge - from where to eat, where to surf and a BUNCH of other things. She was so accommodating - she was even able to secure a guitar for us to use during our stay. Adam's quiver of boards has all the bases covered... the ability to rent boards from the owner was just one of the things that these folks do to make the experience that much more enjoyable.. they have plenty of beach chairs and other beachy stuff available to utilize which was also very convenient. The house is perfect - everything you need for a comfortable stay... We spent most of our time while at the house up on the roof top patio... its like have a huge rooftop living room - with a bathroom and kitchen up there... amazing views during the day and at night.
Really cant say enough about how grateful we are to have found this property and the people who own/manage it. We will definitely be back! Thank you both for making this a perfect experience!!!! Sending a shout out to Momma T.. please thank her as well ;-).

From the minute we started researching the West Coast of PR, Adam was open and honest about the best places to vacation, best access to beaches, best family spots, etc. He didn’t promote his place above others or sabotage other spots and really helped us make the most of our trip. Upon arrival, Ines was fantastic and gave us updates until the villa was ready, hooked us up with rental boards and racks from the on-site quiver, and gave us more fun tips about good spots along the coast. Trip was amazing, locals and business owners were all super friendly, and villa was perfect with pool, outdoor showers, and complete rooftop outdoor living space. We’ll be back, for sure.

Hidden gem!
Family of 5 (3 boys age 8-16) enjoyed all this condo had to offer! We arrived late and check in instructions were clear and easy-Ines kept in touch leading up to and during our trip, grocery shopping for us, recommending restaurants and making sure we had a great time! The generator power and Wifi kept us well connected; kitchen and linens well stocked. Washer & dryer worked great and we really had no complaints. Location is ideal-close enough to town, but just across from the prettiest and quiet beach. We had days with big waves, others with calm waters. Convenience store and Big Kahuna were perfect for a snack or cold rum punch. Jake's Java was great for morning coffee and delicious acai bowls. Would recommend to anyone who loves the beach, laid back vibe. Pool was also a big hit with the kids.

Very relaxing beach vacation
We had a wonderful time at Adams house in Rincon. It was more than enough space for the three of us and I appreciate it having a bathroom off the master bedroom. The kitchen was very well equipped including the best selection of spices I have ever seen in a rental. To me the best feature of the house was the spacious rooftop deck with its high-quality furniture. Unfortunately, there was very little shade making it difficult to enjoy the space for much of the day.
We would love to stay at this property again!

Amazing overall experience!
Couldn’t have had a better experience! The place is in right spot with spectacular views from the rooftop living space with skies to die for at night! The rooms are comfy and clean and whole place immaculate! Close to all the great surf spots and places to eat! The owner and manager are spectacular to deal with even brought crutches when my husband got injured!❤️ Cannot rave enough about the place and all that it entails! Can also rent great boards to surf the waves only a block away!

Amazing place
This property was beautiful. The private 4th floor terrace was perfect for enjoying the views, including the stars at night. It was very clean and had everything we needed to enjoy our stay. It was so close to the beach and could easily walk back and forth with a short 3 minute walk.

Perfect Spring Break getaway
I was bummed that I couldn’t find a place right on the water.... but after staying here I am so glad this is what we were “stuck” with! A quick walk to the beach while enjoying the area around us made this a perfect spot. The rooftop deck was amazing! We couldn’t have asked for a better location or amenities. Sandy Beach was our favorite beach- and we tried almost all of them around Rincon. The condo came stocked with everything we needed and we could just sit back and relax.

Amazing location & views!
Loved being right in the heart of Sandy Beach! Amazing view of the stars at night on the deck. Loved having Thanksgiving dinner up there. Can’t say enough nice things about the property, very clean & well maintained, and Ines was a great Property Manager. Also loved having extras for the baby (crib, swing, and high chair!), as well as Netflix for the kids before bedtime. This is a fantastic rental, we would absolutely stay here again.

Another great trip!
Stayed here for 2 weeks, there were 8 of us and we were comfortable. We had plenty of space and did not feel like we were on top of each other. The local restaurants are with in walking distance and are all delicious! The tenants in the other condos were all very friendly and my kids made some new friends I the pool. Over all we really enjoyed our stay!

AWESOME PLACE TO STAY
We really enjoy our stay at Adam's property ! The facility was just amazing .. the Penthouse was very clean and neat and the view was just breath taking ! everything you need to have a great vacation was there . The apartment was very spacious and beautiful furnished , the kitchen was well equipped and the view from the terrace was just amazing . Mike , the administrator was excellent .. he was always available for us . Thank you again for having us and I m sure we will talk again soon .. I would not stay anywhere else in Rincon .

Awesome Vacation: Rincon Delivers
First off, there are a lot of questions / concerns Stateside still about Puerto Rico travel, and we can say unequivocally, everything was perfect, and just as it was the last time we were in Rincon, if not better. The accommodations were excellent, clean, and everything was as promised. The roof deck and views were unparalleled. Coffee surf checks at dawn, and cocktails at sunset before dinner can't be beat while the kids romp in the pool. The conveniences were also amazing: gated parking, a pool for the kids, a shed full of boards, beach towels, snorkel gear, laundry, WiFi, air conditioning and a smart TV. The location is prime in Rincon, just minutes by foot to the beach, and many of the local restaurants. We were able to catch the Thursday Art Walk downtown, some great swell out front, some amazing eats, and also some fun excursions to the waterfalls and the bioluminescent bay. Our only negative would be that Saturday night, it got quite busy (read: Loud) at two of the local hot spots. Luckily the AC drowned it all out when it was time for us to go to sleep. Since we've been back, a few friends have asked "is Rincon back?" We tell them, the more important question is "when are we going back?"

Great location, clean and comfortable
I recently returned from a great trip to Rincon. The apartment and location were great. It’s a short walk to sandy beach and pools. Some of the best restaurants are within walking distance. The apartment is clean and has all the comforts needed. The rooftop has incredible views during the day and can be used for star gazing at night. Rincon is up and running, go and support the local economy. Look forward to returning!

Best 3 bedroom rental in Puntas!
I was a little nervous about going after Maria, but I am so glad we did. The penthouse was exactly the way it was since the last time I was here in February, but the views are even better. The unbelievable reseller people who lived through are happier everyday more power and internet come on. As for the penthouse, it had electricity (not fro. The generator) and water and we downloaded movies before arriving so we watched them on the big new TV (which was not here last time). Also said internet will be back on the 4th. All regular Puntas restaurants were open (pools, Tamboo, casaverde) except Saltairre. The waves were great and it felt good to support the local community who is thrilled to have tourists returning.

301 ocean terrace is my happy place
Rincon is one of my favorite places to go and we have stayed in this condo several times. It's perfect. Right in the heart of Puntas, 1 minute from sandy beach, great pool, beautiful art, the mattresses and cookware always seem to be new and spot on, and the huge private roof deck makes the place. Last visit there was brand new wicker furniture on the balcony, in the living room, and up on the deck. Every time we go, we never want to leave. Best 3 bedroom 3 bath in rincon!!!

Perfection in Paradise
This is my fourth straight year returning back to the little piece of paradise known as Rincon. Of all the various properties I've stayed at, this may be the best. It's central location to all the bars and restaurants on that side of 413 is great. Also walking distance from 3 of the best morning surf breaks. Speaking of surf breaks, what better way to check the surf than to walk up to the roof top balcony and see where the best break is.
I also have to give a HUGE shout out to Michael. This guy did everything to make sure that our stay was exceptional and that the unit was in perfect condition. It is the little things that go a long way, and they made sure to do them all right.
I plan on booking this unit for many years to come and you should too!

LOVED LOVED LOVED!
Our stay in the Condo was STELLAR! We are a family of four (two adult kids). We loved being able to walk to Sandy Beach and Pools Beach, and we drove to a number of other beaches in the area, some for snorkeling, some for surfing. It's also great that there are plenty of restaurants you can walk to in the neighborhood. You need to drive for groceries, so if/when we go back we'll stop on the way to pick up supplies. The accommodations were clean and well maintained, and the manager, Mike, was very responsive to any questions we had. We really appreciated that there were some condiments and spices in the cabinets, and shampoo in the showers. We hope to go back soon!

Great location and magnificently maintained!
We can't say enough about this condo rental. It is clean, well laid out and warmly kept. Adam, Mike and Sandy provide all of the amenities necessary for nothing shy of an awesome stay. We surf and explore a lot. And this location was key because we had access to all of our favorite breaks. Not to mention, we also did a day trip to old San Juan where it was great to return to our conveniently located rental. Even during our week, Mike and Sandy checked in with us to make sure we had everything we needed. Thank you guys for an amazing experience! See you next time.

Great Rental!
My friends and I booked the penthouse for a week and it was fantastic. Right next to pools/sandy beach which has really fun waves. There are bars/restaurants right next door so you don't have to drive to far for anything. The roof deck is great and gives you fantastic views of the surrounding area. Would definitely book again!

A group of New Englanders (VT, ME, RI) needing a break from the winter of '15 found this place to be perfect. Surf beaches within easy walking distance, nearby snorkel spot (we followed a giant sea turtle for an hour!) cool cafe restaurants nearby, and picturesque vistas from the condo's sizable rooftop terrace. Funky bars with DJ's and live bands at night-- It was like July on the coast of Maine except for warm water (80 degree temps) and no bugs! Sunsets over the water with a Corona in hand-- A+. We will be trekking back here often for sure.

Nice Getaway
Very nice clean, comfortable condo. Close to beach, bars and restaurants. Very much enjoyed the stay. Highly recommend, and would come back again.
It's on the third floor, so it has excellent views. I could see this bring a downside for someone who has problem with stairs (no elevator) .
