Our family from Florida either flew or drove up, while those from California and Montana also flew in. Having everyone together in one place made the experience so much more enjoyable because we could spend our limited time together, rather than traveling between hotels.

What an amazingly relaxing place to stay. The house was perfect for our family of 19. Plenty of space for everyone. There were so many toys and activities to keep the kids busy but, the highlight of our stay was the pond! It was stunningly beautiful. Thank you, David for sharing your wonderful property.

A large group of friends were looking for a weekend away to celebrate a birthday and upcoming wedding. We enjoy the outdoors but now that we are in our 40s sleeping on the ground doesn’t appeal to most of us. This place was perfect, all you need to bring is your food, family, and friends.

We enjoyed ourselves at this estate as our base for Letchworth State Park. It would be perfect for a large group; many beds and a table where all can eat together. Even though there were no little ones with us, everything needed is provided from sleeping to many toys. The large acreage with the pond , the modern kitchen (with everything needed for cooking) and the large comfortable porch makes this the perfect place to just "be". We visited NY state parks, Curtiss museum, a winery, and the Mount Morris Dam. The checkout procedures with all dishes in the cupboards and the majority of towels washed and dried may be challenging but it's doable. We would not hesitate renting again if visiting the area.

This property was amazing! There was plenty of space for our annual family gathering of 15 people - ranging from my 3-year-old grandson to my 84-year-old mother. We loved the large tables for eating together, both inside and outside.
Spending time at the "lake" was a great highlight of our time. Something the whole family could enjoy - whether involved in the boating, playing in the sand, or sitting on the dock enjoying the beautiful setting and the fun activity.
The home was well-equipped with everything we needed. And all the kid's toys were a great benefit as well!
Everyone's opinion was, "This was the best place we have stayed. Let's come here again."

Our extended family enjoyed our short stay at this beautiful home. This is a private place and plenty of room to spread out. They had 3 huge refrigerators, several different type coffee makers, all the kitchen appliances you would ever need. A brand new grill that we used to cook out and eat on covered porch. The gas/stove was also brand new. A huge long table was inside and we were able to eat together as a family. There was plenty of room that we all had our private bedrooms. The cousins stayed in the guest house and had a kitchen and a full bath. The place also had air conditioning if needed. The pond was a little ways behind the house where some fishing was done, the property is huge and lots of room for outdoor activities. This was a great weekend and we all enjoyed our time there. Host responds quickly and place is described acurately.

This is our second year for our family of 18 ranging from 7 months to 70 years to gather here. This year the weather was a bit unpredictable with the Canadian fires sending smoke our way, but the accommodations were great once again. We did get to spend a few hours at the pond fishing and wading. Communication with the host was easy and reliable. We are hoping to make this our go-to place for future gatherings. Cindy W

Wonderful property for our group 8adults and 4kids 6 and under. There was plenty of toys for the kids, high chairs and crib. Kitchen stocked with plates, glasses, pots, pans and all the utensils you may need. There is an in law suite that could house another 6people if needed plus the main house could probably sleep another 2-3 comfortably. Host was east to communicate with and answered any questions quickly. 5stars, no complaints.

What a great 3 days our family shared together at this home! The weather was beautiful which made all the outdoor activities enjoyable! The ATV trails were well groomed and lots of them. Many beautiful pictures were taken of the fall trees and sunrise. Enjoyed the canoe, paddle boat, and fishing in the pond. Letchworth State Park is a must to see while your there!
The house was awesome!! I guess I should call it a home because you felt at home while there. Everything was clean and very comfortable and well supplied. We used the guest house above the garage too which was great to have. A fire was enjoyed at the firepit every night under the stars!

The property is beautiful and the house is a home away from home, very spacious with a large dining area and cozy living area. Furniture and amenities were tasteful and well thought off, including toys and other kid-friendly items, for children. The beds were very comfortable and more than enough space to accommodate our group of 15 members. Everything was very clean and tidy, and all relevant and important instructions like check-in, recycling etc was provided in advance. There were plenty of cookware in different sizes and sufficient cutlery. The pantry was well stocked, although we did not need to use them. The Wi-Fi worked well in the main house, but did not reach the guest house. David was also very prompt to reply to all questions before we made the trip
Overall, a spectacular property, and an enjoyable weekend experience.

Initial encounter:
After pulling into the property, I felt like the pictures didn't do this beautiful property justice. It was absolutely stunning! The covered porch was inviting and very spacious!
Entering the house:
Upon entering the house mudroom, we took off our shoes and excitedly opened the door to the main house. WOW!!! The first floor was spacious, open, and inviting. There's a cozy den area that you enter into which was perfect for a bit of privacy for some of my guests who needed to make some phone calls during their stay. Beautiful wooden floors. I absolutely loved the kitchen! Plenty of counter space and room on the island counter to prep and prepare food. More than enough room for a large family to sit down comfortably to a family meal. The first floor bathroom was great. Beautiful sink with counter space and a tub/shower. I won't spoil anything here, but there was a surprise that had all of the guests chuckling a bit in this bathroom. It was beautiful though. First floor bedroom was perfect and right next to the bathroom.
Second floor:
More than enough room! There were 4 rooms upstairs, a children's room attached to one of them being the fourth room. The landing area also had 2 beds that were perfectly tucked in. The bathroom upstairs had a beautiful claw foot tub. Master bedroom was super spacious and had a beautiful view of the backyard which led to the deck.
Guest House:
There were multiple ways to get to the guest house, which was great. Spacious with two rooms. One room had 3 single beds, one was a trundle which made the fourth bed. The other room had a King bed. Very spacious and cozy! The bathroom had a standing shower. Full kitchen and dining table which was great for my event which was in the backyard.
Outside:
This is where the magic really happens. Besides the beautiful view in the front of the house, the backyard literally was amazing! Some not too steep hills with a beautiful view of everything.
Unfortunately there's not enough room to rave about this gem of a house. I asked for permission to have a small wedding and this place was absolutely perfect! Cannot wait to hopefully come back in the future and enjoy everything we didn't see or do during our stay. This was an absolutely beautiful property that was tucked away yet close to stores to purchase supplies and such. Everything was clean and the rules were clearly written and posted. Cannot thank David enough for hosting this jewel of a house!

David's farm is amazing. We travelled for an end of summer family weekend with 4 generations, from 87 years old down to 2 and there was something for everyone. The pond was the hub of each day, fishing, boating and swimming along with an epic cannonball contest off the dock. And evenings spent with all 16 of us around the table for a meal and then enjoying the large and comfortable porch while the kids played with the great assortment of outdoor toys and the swing set.
S'mores and a bonfire finished off the days.
The accommodations were clean and comfortable and all of the things for kids made it all that much better.
We hope to return again next year for more wonderful family memories.

This was probably the best house I've ever rented. We had 15 adults and the house never felt cramped. Plenty of space outside and even plenty of space inside when it rained. I would suggest bringing a fan, the first floor was a little stuffy during the day. But we also had humid, sunny weather with rain each day so not the best conditions to get a breeze going with windows open. The house was stocked with literally everything else we could have wanted. There were plenty of dishes, utensils and everything we needed to cook. A beautiful house on a beautiful property, would rent it again in a heartbeat!

Except for inadequate lighting in the kitchen work area and one bad mattress in an upstairs bedroom, this was a wonderful home for three families and a grandma to have a reunion vacation. They really have made excellent provision for families at this place. I think the distance and uphill walk to the pond was a surprise and did not seem to be adequately reviewed in the literature which was our only surprise. Though we had three days of needed rain, we still managed to enjoy this facility to the maximum. Hats off to the manager!

What a delightful place to spend time with family! We spent a day at Niagara Falls and another at Letchworth State Park but the rest of the week everyone had plenty to do at the farm. We loved it!

Low stress family vacation
Our family had a wonderful vacation!
Glows: The property was huge and beautiful. The swimming pond was clean and full of fish. The fire pit was stacked with wood. The puzzles had all of their prices. There were tons of toys for the young kids. The host communicated clearly and made check in and renting the atv easy.
Grows: The house needs AC on the lower floor, one window unit and a fan are not enough to keep a family comfortable on hot, rainy days. The kitchen needs a good deep cleaning, upon arrival I felt the need to wipe things down, especially the main refrigerator. I ended up just laying paper towel down throughout the fridge before we put our food in. There were spiders (harmless thin brown ones) and webs in almost every room ceiling corner. My dad had a really rough time in the master king bed. He said there was a board under a foam pad and he was sore all week. We could not use a lot of water because “there was a drought” and the house runs on spring water, which I get, but it made the vacation less relaxing. My mom also had to fold and put away sheets that had been left in the dryer. (My parents arrived about 45 min early, so maybe that is why they left them, idk.) We paid 300 cash for six hour rental on their six passenger ATV, which was a nice ATV, however we ended up using only about 1 1/2 hours, I think, which kind of made us feel like we had got gypped on renting six hours just because we didn’t have any idea how many hours we would actually need.
Overall we had a wonderful stay I just wanted to leave a very honest review because I don’t know if I would’ve picked this house had I known all of the above

AMAZING FAMILY VACATION PLACE
The property was amazing. Quiet rural farm area, yet access to nearby stores. The 10 grandkids loved the pond and swing-set and all of the available toys in the garage and in the house. There was enough space for everyone to be together and yet have separate sleeping space. The provision of sheets, blankets and towels and the well equipped kitchen was a definite bonus. Highly recommend the 6 hour rental of the ATV for adventuring to the pond and beyond. The porch with the swing and comfortable chairs was great for relaxing throughout the day. Great memories were made and are hoping to return for our next gathering.

Family graduation getaway
Our family (18 of us) celebrated our daughter's college graduation. Our group had all ages from kids to seniors and we had a fantastic time. From sitting on the large porch chatting to fishing and paddle boating to feeding the entire crew. . .everything was great! Thank you for a memorable time!

A great place for a big family hugfest.
We never felt crowded with 17 people. Since we had good weather, the swimming pond was a hub of activity. All enjoyed tours of the 220 acres on the 6 passenger ATV, we saw a coyote! The big porch was our evening outdoor living room for crafts and karaoke. Perfect for a large family gathering.

Hidden Gem
We absolutely LOVED our stay at this property. It is a hidden gem. We had children of various ages from 2-17 and there was something for all of them. If you are looking for a place to stay that is kid friendly and fits many families, then this is the place for you! There are many different toys, foosball table, swing set, ping pong table, bikes, high chairs and pack n plays. Even on the rainy days the kids had fun and the adults were able to enjoy the view from the porch. Would highly recommend this place. The owner responds quickly to all questions and requests. One of the children left their blankets behind and he was kind enough to arrange someone to meet us there to pick them up. Very happy!

Just What We Were Looking For
Quiet, peaceful, secluded but close to conveniences and fun places to go. Property is beautiful, house was large enough for our family of 17. We could all sit around the dinner table or the two picnic tables outside. Lots of things for the children to do (ages 6-17). Loved the big porch-perfect place to sit and read.

Excellent Family Vacation Spot!
This rental had it all - swimming pond (also has decent sized bass and blue gill), woods to explore (We were able to create a great obstacle course up by the pond), ATV with trails (all around the 220 acres), large outdoor fire pit area, level ground for staging games (we held an Olympics event with room for 15 different events around the property), kids swing set visible from the porch, and toys galore! There was a large area for indoor meals which would easily hold 12 adults, 16 if you really like each other. There were two additional tables in close proximity to hold kids and extra members of the group. The kitchen was extremely well stocked with utensils, appliances, dishes, dishwasher, large prep area. The separate ‘guest house’ was great for our group members with young kids who needed some quiet for daily naps and early bedtimes. The porch area was also very comfortable with multiple seating areas and two large picnic tables.
The host was excellent - met us for instruction on the ATV use (extra charge but well worth it!), then made himself scarce but responded to questions literally within minutes!
If you are looking for an area with lots of places to go for activities or shopping, this is not for you — the closest Walmart and Wegmans are about 17-20 minutes away. We didn’t stray from the property except for groceries but had plenty to keep us busy and entertained the entire week! If you are looking for your own private ‘resort’ that is kid friendly (not full of high end furniture or breakables but definitely full of kids toys, outdoor toys, and even high chairs) and will make both you and your family feel at home, this place is definitely your go-to! We went mid summer but I would also love to visit in the winter for the adventure of it!
I was sad to see that our week was already booked for next year - we’ll have a hard time beating this location!

Family vacation
Property was awesome. Pond was big hit. Lots of swimming and fishing. Felt isolated ,but still close to stores etc. Awesome state parks close by. Owner was great gave us our privacy yet available to answer questions. Perfect spot for our family reunion we held there. Everyone wants to come back in the future!

Great stay!
We booked this house for a short getaway with extended family. Plenty of space to spread out, as well as to join in one room for meals and games. David was a great host and always responded quickly to our questions.

The house was comfortable for all of us. We were a large group of friends, relatives and a couple of local of visitors. The house was very, very clean, all the way through and well kept. Our group had no complaints at all - not even one. The big plus that everybody liked and were happy with, the long dining table and benches - perfect!Less than 1/2 hour from Letchworth State Park (The Grand Canyon of the East), we were blessed at the best time to see the Autumn colors of the area - it was eye popping colorful. I only jumped out of my car once to take pictures. I could have probably done it more often but we were a convoy of five cars on some narrow country roads. Unfortunately, it rained the majority of the time we were there, so we only got to one winery.There is a pond on the property that four of us went out for a walk (in the rain). There are 2 paths that would take you there. We took the left path and unknowingly, totally passed the pond! We were so in awe of the Autumn colors, we were facing away from the pond and passed it by!!! I thought that was totally hilarious, when we realized what we had done!Dave was almost always available and when he wasn’t he’d call back in minutes. He’s very open, informative and easy to talk to. He was very helpful when the house had a couple of problems but they were taken care of immediately - no hesitations, no complaints, no blaming.Like I said, no one in our party had any complaints. My wife and I stayed at the Guest House, we’re not complaining but here’s what could be improved:-Wifi does not reach Guest House-The bedroom had no closet but could use wall or door hooks-Bedroom mirrors would be appreciated - for the women.Thanks Dave!

We booked this three day get-a-way with Property owner David to sneak in one last family weekend before the winter. Our group consisted of 8 adults and 5 kids (ages ranging from newborn to 5 years old). Davids VRBO blew away our expectations. The entire house (rooms, bathrooms, kitchen) was very clean and had great character. The property was amazing. We fished at the pond with Property Owner Davids fishing poles. David even took the time to dig up worms to surprise the kids prior to our arrival. The fishing, canoe/paddle boat, and the beach toys in the shed were a big hit with the kids. We had great weather each day to hike the trails and to also use Davids ATV to explore all 220 acres of land from sunrise to sunset. I would advise to anyone renting this property to do the ATV Rental to use Davids 6 Person ATV. It is totally worth the Extra Cost and makes the trip 100x better knowing you have that spacious ride to take the kids and adults around for a cruise. We enjoyed watchIng all of the wildlife from the ATV, especially the deer.At night, David has a very nice fire pit area with chairs and a bench for s’mores around the fire. Overall - the property is perfect for anybody looking to get a away and to enjoy the outdoors. The house has everything you need and more. The pictures do not do justice for this house - great character and cleanest house we have ever been in for a VRBO rental. David is a great guy. You can tell he goes above and beyond for his renters. David will call you the day before your rental begins to go over his check-in, where to get the keys, what you need to do prior to check out time, and to go over property/house rules. David is always a phone call away for any questions, and truly wants you and your family to have a great time. The kids are already asking to come back next year to this amazing property!

The Best VRBO Secret in NY
We booked this three day get-a-way with Property owner David to sneak in one last family weekend before the winter.
Our group consisted of 8 adults and 5 kids (ages ranging from newborn to 5 years old).
Davids VRBO blew away our expectations.
The entire house (rooms, bathrooms, kitchen) was very clean and had great character.
The property was amazing. We fished at the pond with Property Owner Davids fishing poles. David even took the time to dig up worms to surprise the kids prior to our arrival. The fishing, canoe/paddle boat, and the beach toys in the shed were a big hit with the kids.
We had great weather each day to hike the trails and to also use Davids ATV to explore all 220 acres of land from sunrise to sunset.
I would advise to anyone renting this property to do the ATV Rental to use Davids 6 Person ATV. It is totally worth the Extra Cost and makes the trip 100x better knowing you have that spacious ride to take the kids and adults around for a cruise. We enjoyed watchIng all of the wildlife from the ATV, especially the deer.
At night, David has a very nice fire pit area with chairs and a bench for s’mores around the fire.
Overall - the property is perfect for anybody looking to get a away and to enjoy the outdoors. The house has everything you need and more. The pictures do not do justice for this house - great character and cleanest house we have ever been in for a VRBO rental. David is a great guy. You can tell he goes above and beyond for his renters. David will call you the day before your rental begins to go over his check-in, where to get the keys, what you need to do prior to check out time, and to go over property/house rules. David is always a phone call away for any questions, and truly wants you and your family to have a great time.
The kids are already asking to come back next year to this amazing property!

A great home for a large group
The house was comfortable for all of us. We were a large group of friends, relatives and a couple of local of visitors. The house was very, very clean, all the way through and well kept. Our group had no complaints at all - not even one. The big plus that everybody liked and were happy with, the long dining table and benches - perfect!
Less than 1/2 hour from Letchworth State Park (The Grand Canyon of the East), we were blessed at the best time to see the Autumn colors of the area - it was eye popping colorful. I only jumped out of my car once to take pictures. I could have probably done it more often but we were a convoy of five cars on some narrow country roads. Unfortunately, it rained the majority of the time we were there, so we only got to one winery.
There is a pond on the property that four of us went out for a walk (in the rain). There are 2 paths that would take you there. We took the left path and unknowingly, totally passed the pond! We were so in awe of the Autumn colors, we were facing away from the pond and passed it by!!! I thought that was totally hilarious, when we realized what we had done!
Dave was almost always available and when he wasn’t he’d call back in minutes. He’s very open, informative and easy to talk to. He was very helpful when the house had a couple of problems but they were taken care of immediately - no hesitations, no complaints, no blaming.
Like I said, no one in our party had any complaints. My wife and I stayed at the Guest House, we’re not complaining but here’s what could be improved:
-Wifi does not reach Guest House
-The bedroom had no closet but could use wall or door hooks
-Bedroom mirrors would be appreciated - for the women.

What a great property!
Our family had the best time at David’s property! We had more than enough room for everyone with the 7 bedrooms and ample amount of living space. The kitchen had everything and more! Having two fridges was also very helpful since we had multiple people bringing a good amount of perishable foods. The large variety of kids indoor and outdoor toys kept all 6 kids very busy. They were thrilled to have new toys to play with. The property is GORGEOUS! Especially during this time of year. David was very attentive with any questions I had before arriving. He called to explain the check in process the day before arrival. He was very thorough. Overall, we loved everything about the property! We have already talked about booking it again next year. Thanks David for making our first annual family reunion a success!!

Beautiful Fall Colors
Our family enjoyed our stay. The house is fully equipped to handle a large group. Plenty of bedrooms and the kitchen has everything that is needed for cooking. The area was beautiful and the colors of the trees were amazing.

Family friendly
Our extended family of 15 had an amazing stay here. Quiet and private on a beautiful landscape of 200 acres with a clean pond to swim in. The house was well equipped with all the amenities. There was a large playroom filled with toys the kidss loved it! We will definitely go back again!
