Excellent stay with my son’s family, which included our grandchildren ranging in age from 3-14. We all really enjoyed the convenience on the spiral staircase to the pool deck and super quick access to the beach. Just a few minor glitches that were easily resolved by communicating with Philip. We would definitely stay here again.

We had a wonderful time at Sandcastle III! This property was perfectly located in IRB with convenient access to all surrounding locations. The property opens directly onto the beach (no sand dunes to traverse) and, therefore, offered an optimal view of the ocean/beach. The rooms were well appointed, and the kitchen was well equipped and provided ample counterspace for meals. The owner was communicative of important information and reminders, as well as highly responsive to questions. We had 4 adults and an almost 2-year-old. The space of the condominium was ample. We rented a Ford Expedition for our vacation, and it fit fine within the designated covered parking spot. My husband and I have stayed at each of the Sandcastles at this point (I, II, and III), and this was our favorite. I would recommend this unit, and any other units managed by this owner, to anyone looking for a stress-free vacation!

The location was convenient to many things and the beachfront unit was awesome. Easy access to the pool/spa and beach. The unit was not 100% clean, the hall bathtub was stained black and the balcony had a jumbled mess of chairs, beach toys etc in disarray. An organizer for those items would be helpful and disposing of broken items would be less of an eye sore. The owner made check in simple and said to call if anything was needed or we had questions. One complaint, I would suggest not texting a guest in the early morning hours requesting the guest perform a task. The guest is on vacation and probably does not want to be disturbed. First time I have ever experienced something like that while on vacation.

This is a perfect condo for young children. Owners have done a nice job preparing this unit for toddlers/babies. Pack n play provided along with high chair. Doors can all be secured out of small children's reach.

We had an awesome week! Best feature was the beautiful views of the ocean from the deck! The kitchen was well supplied to make cooking-in easy to do. The spiral staircase to the pool area was a great extra feature. The owner is easy to contact and responds quickly. We totally enjoyed our stay and can't wait to return!

We enjoyed our week tremendously. The location was everything we hoped for. The beach/pool/hot tub are right outside your door. We will be back! The owner was responsive to any questions. We made a great choice staying here.

Loved having easy access to the pool and beach using the dedicated spiral staircase to our unit. Warmest pool and hot tub we’ve ever been in which is great for this time of year. Pots and pans a very dated. Brand new big TVs in every room. 25 minute drive to Clearwater.

This was a wonderful condo. Very spacious and exactly what we needed for our family to relax on the beach. The balcony is absolutely perfect and the steps to walk out to the pool and beach are a must have. Definitely going to return again!

Excellent stay at Sandcastle III, super easy beach and pool access with the spiral staircase right off of the balcony! Sunsets can be enjoyed from the balcony or a few steps down to the beach. Property was very clean and well maintained. Visited over Christmas and the heated pool and hot tub were great on for the relatively cooler December weather. Our host Philip was very responsive and great to work with. Would stay at this property again!

we had a fantastic week. It was a perfect size condo for my family. Had everything we needed. The spiral staircase was perfect for my family to go back when needed. The area was so quaint and didn't have a big city feel with people everywhere but still close enough to grocery, shops, restaurants. We have no complaints about the week. Can't wait to come back!! Good location. No beach towels

My family loved Indian Shores Beach and the condo was perfect for our group is six. Ideally located right on the beach, well maintained and up to date. Owner Philip responded quickly to questions. We plan to return.

Wonderful week on the beach. Unit was perfect for what we needed. The stairs down to the pool were a nice surprise to run back and forth from the pool or beach. Very quiet complex.

Vacation was wonderful, great location, tremendous sunsets and a simple stroll to the beach. We enjoyed the experience and most likely try to return.

Overall experience was very good! The area is relaxed, but lots of activities available within 30 minutes or less drive time. We will visit again!

Nice condo very close to the ocean and beach. Loud bands playing across the street at Caddy's but they sounded good.

What a great stay! The place is truly a Home away from Home. Our family had a great stay. The condo is nicely updated and the pictures are true to what the place is in real life. The view looking out to the ocean is amazing and the spiral stairs add character and easy access to the hot-tub, pool and beach. It was like having our own private beach and Indian Rocks Beach is the Local Beach! Covered parking is nice as well! Phil was great in his communications and really makes sure that everything is all good. He is a quick txt away for questions or help. The location is great as well... an easy drive to Clearwater, St. Pete, Tampa, all over... :) There are plenty of restaurants and pubs locally (make sure you go to Crabby Bill's... Yum!!) and things to do. The Public's supermarket is only a few miles away for all of your grocery needs... We hope to return to this condo in the future and IRB (Indian Rocks Beach) has a special place with our family now!! Thanks Phil and family!!

We had such an amazing week!! We will definitely be back! Everything we could possibly need was provided. The beach was never crowded, the water was always perfect and the sunsets were absolutely amazing! The owner was always just a message or phone call away and helped with anything we needed. I definitely recommend renting off Philip!

I want to be fair in my review of this stay because it was mixed bag. The property met our expectations. It was spacious, well appointed, clean, great balcony, and great views. I really liked the convenience of the spiral staircase down to pool/beach. If morning noise is a concern of your you might look for a property with higher floor because this one is right above the pool and had a lot of loud children in the AM. My fundamental issue was owner scheduled maintenance. Background... The owner informed me a few days prior to our stay that there was going to an electrician in our unit to install ceiling fans and that there was also caulk work done on the master shower making it unusable for 2 of the 7 nights. I reluctantly went along with it I had paid for the unit rental. I thought maybe the electrical work would take a few hours to get the work done, only to find out it was a major rewire job requiring contractors to be IN THE UNIT close to a full day(on a it rained most of day so we were stuck inside). When I questioned the owner about why he was scheduling while we were there, he contended that contractors in FL are difficult to schedule and that this is just part of what is required maintain units. My suspicion is he'd rather keep it rented than leave vacant to have the work done. Me and my wife were very upset because of the inconvenience these issues caused so when I was about to check out, I asked if he was willing to compensate in some way us for loss of the unit for a day. He called me CLEARLY UPSET that I would even suggest this, when this is a normal course of business. I told him maintenance should be the owners responsibility and not the burden of the renters, which he didn't seem to agree with. Up to this point, the communication with the owner was professional, but when I asked what he was willing to offer for the inconvenience, he got contentions fearing I'd write a negative review. I AM writing a somewhat negative review, but not because of the unit but because of how the owner handled the issue. I will never rent from this owner again and would caution others to beware of these potential issues for properties he owns.

I had a wonderful week at this clean, spacious, well equipped condo. The location is between the busy and crowded beaches of St. Pete and Clearwater. I wanted a quieter, less crowded beach and the location was perfect. My granddaughters and son, who live in Tampa, were able to come and stay a few nights and they loved it. The spiral staircase down to the pool area was one of the reasons I wanted to rent this condo. It afforded easy access to go back and forth between the pool, beach and condo! We had beautiful sunsets and some really crazy lightning shows over the Gulf two nights. Just beautiful! There is a great waterfront restaurant across the street and homemade ice cream only two blocks down the road. I also found a great French bakery about 2 miles from here. The owners are extremely easy to work with. This property has it all - location, clean and well equipped! I plan to return and rent this property for more than one week!

The condo was as listed, when you open the door al you see is the beautiful Gulf and beach from the huge balcony. Spiral staircase was a plus from the balcony straight down to the pool and perfect for grilling by the pool at night. We alike a beach getaway occasionally, and will certainly reach out Phil for the availability of this property.

We had an amazing time at this condo. The condo was clean, the owner stayed in contact with us about any needs. We had private access from our balcony to the pool and beach. Amazing views and a fantastic experience. We highly recommend renting this unit.
