Great stay. Close to beach, which practically private. House was comfortable and clean!

My friends and I decided at the last minute to do a week-end at the beach. This place and was open and suited our needs as far as sleep accommodations, dogs allowed and walkable to the/a beach - especially one that allows dogs. Really glad it was available! We had a great trip and also enjoyed the Broadkill store and weekend donuts! If you need a little more excitement, Lewes, Henlopen, and Rehoboth/Dewey are not too far away.

We had a wonderful time . Loved hearing the waves as we were falling asleep .

The house was clean and roomy. We thoroughly enjoyed sitting outside on the patio, enjoying the bay breeze.

My parent's, my dog and I enjoyed our stay at Dawn's Cottage in Broadkill. The home was clean upon arrival, outside and inside. Welcomed with a nice gift and a note. Wonderful out space under the house. There is a gas grill available. Just a few steps to the beach(just watch out for the cactus and a cactus/plant with really sharp burs, especially if your dog(s) is along). So many places are just a short drive away.

Amazing location. I was pleasantly surprised with Broadkill beach. You do have to prepare yourself for the bugs, but we knew that going in. Would definitely come here again.

Our family of 4 and dog had a great stay! The proximity to the beach was great! The wine and Dolles taffy was a very sweet welcome gift. The decor was super cute. The storage was plentiful and all the little trays, bins, etc made it really easy to keep things organized and tidy during our stay. We usually have to bring things like hand soap for the bathroom sinks, paper towels, napkins, etc. All of those items were supplied which was a nice surprise. There were some biting flies, but they weren't a big problem. We made sure to use bug spray and kept the outside fans, under the house, on when we were outside, and it wasn't an issue. Gina recommended a movie night on the beach, and it turned out to be one of our favorite evenings. My husband and I shared a bottle of wine while our boys enjoyed ice cream from the cute country store, while watching a movie under the stars with our feet in the sand. It felt very Americana and a great memory! Daily walks on the beach were so relaxing. The water was calm and the beach was never crowded. We had family staying in OC and made the trip up almost every night, so we didn't experience any local restaurants but breakfast and lunch from the local store was quick and easy. Overall a great time was had by all, and we will definitely be back.

We loved our time at Dawn's Cottage! It was just as cute as it looked in the picture. The beach was very private and an easy walk across the street. The kids saw dolphins playing in the waves the first day we got there. The space was perfect for me and my husband, two kids, my mom, and the dog. The kitchen had everything we needed including some thoughtful welcome gifts. It's about 20 minutes to Lewes, and 15 the closest grocery store which was a nice trade off for the solitide once you get to the cottage. The Broadkill store at the end of the road had the very basics including pizza, ice cream, and ice but we found we were going to Lewes every day or two and could stock up when we went in. We like to cook all our meals at the cottage with a only a few times eating out through the week and the location worked perfectly for that. Some of the concerns from other reviews seemed not to be a problem for us- there was minimal construction noise the week we were there. The black flies were out a couple days but easily managed by taking bug spray to the beach with us. Overall we loved the place and had a great week!

Adorable Cottage across from the beach. Very clean and everything was in excellent condition. The central air conditioner worked great which was very much needed. The beach is private, beautiful and a short walk from the front door. The beds were comfortable and the rooms were a nice size. To our surprise, there were not many bugs/mosquitoes for its location. Definitely bring bug spray for the flys on the beach. Once you spray, they definitely will stay away. We enjoyed our stay, checking in and out were extremely smooth. We had zero problems with the house during our stay. Everything was wonderful! We will definitely go back!

We vacationed all around the Delaware shores with family for many many years. We love trying new towns. This year we tried Broadkill beachs. I always come prepared for a new experience by doing my homework. The rental was perfect. The area wasn’t, way too remote for feeding a family. No restaurants or food stores without traveling 10 miles. The beaches were beautiful but way to many bugs. Three of us were stung w jellyfish. The General store was such a disappointment. Not even bread. All of us are covered with bits from flies and mosquitoes.

Yup, that's the sound you make went you're sitting on the deck, enjoying the bay breeze. This little cottage has clearly been lovingly updated and maintained by the owners. Everything was clean and well-organized, very easy to settle in and just start enjoying vacation. It's a small thing, but we really appreciated the way all the light switches were neatly labeled, saves a lot of time with fumbling for the right switch. Most places don't really consider that. Furniture was comfortable, and the kitchen had all the basics. (We prefer to cook on vacation, so we had to improvise a little at times, but we got by.) Would definitely rent this place again. Love the area; the beach is so quiet. We nearly had it to ourselves most days.

This was my second visit to Dawn's Cottage. I really love it there. Clean, well-maintained, exactly as advertised, dog-friendly. It has everything you need for an easy trip and the welcome goodies are a nice touch. The balcony and location across from the public access to the beach are fantastic. I just wish the construction in Broadkill would stop. I've spent a good chunk of my life in Broadkill and the DE beaches, and the best thing about Broadkill has always been that it is a super quiet neighborhood. You could sit out for hours and hear nothing but the water, wind and birds. Cars on Bayshore Drive were infrequent. You'd more likely come across someone on foot or a bike. Now, with all of the construction to put up giant vacation rentals, the sounds of nature have been replaced with hammering, drilling, heavy machinery, and big trucks rumbling down Bayshore to the many construction sites. For the first few days of this stay, the cottage was filled with the noise of a driveway being put in two doors away at a newly finished house. That project stopping just made the other construction noise nearby more audible. I had hoped the construction that was going on when I visited BKB in January was a seasonal thing, but no. Folks are building through the high season, too. And, the big rentals seem to be drawing the rowdy crowds you find in Ocean City or Rehoboth. I hope the chilled out, nature-focused, hidden gem character of Broadkill does not disappear entirely.

Our time at the cottage was peaceful and relaxing. It was very clean and well organized. The beach was soothing to my soul and the kids loved collecting shells and watching the crabs!

First time to Broadkill. Area has so much to offer especially nature lovers. And lots of food and entertainment options within short driving distance. Little traffic at end of October. Weather was misty and cooler than I hoped. Steps were much for this 70 year old with dog, but husband, pup and I enjoyed. Very dog friendly area.

Although it rained all weekend. We had a great anniversary get away. The house is excellent and filled all of needs .

We spent 5 days/nights at Dawn’s Cottage in early October and loved it!! Walked on the beach at sunrise every day (were greeted by a pod of dolphins one morning), listened to the sound of (small) waves in the mornings and evenings, strolled around Lewes & Rehoboth, hiked several nearby trails (Primehook Wildlife Refuge, Cape Henlopen, Burton Island . . .) – we had a wonderful, relaxing time. The cottage was spotless, with plenty of room for us (couple plus energetic dog); it could easily accommodate 4. We stayed in for most meals, and the kitchen had everything we needed. We had no problems with insects, even on the hikes. Thank you, Gina & Rodney, for sharing your place with us -- we’ve already recommended it to friends and family.

Dawn's Cottage was absolutely perfect! House was immaculate and the pictures posted are accurate. The owner was very responsive. There is a glimpse of the bay through the trees and you could hear the waves lapping against the shore. (We were there during a storm and the calm bay turned into frenzy, so you could really hear the waves then!) We were so grateful to be able to bring our dog with us and he (and us) loved the short walk to the beach. The neighborhood is great and everyone was so friendly. We would return in a heartbeat! It is obvious that Gina and Rodney care about their home and their guests - the welcome gifts are a great touch and really shows they care about your stay with them! Thank you Gina and Rodney for opening up Dawn's Cottage to us...we can't wait to come back!

Charming, comfortable, and peaceful cottage in a small, quiet bay community. We stayed the second to last week of September and had a relaxing send off to the summer. The perfect place to take long beach walks in near solitude or splash around in the calm waters of the bay. The mosquitoes were something fierce at the home’s ground level, but were non existent on the lovely upper deck. The host was very responsive and easy to communicate with. She even left us a hand written welcome note with taffy and a bottle of wine. We would be more than pleased to stay again next year.

The property was exactly as pictured, warm and comfortable. The beach was directly across the street and it was great and family friendly. A hidden gem of a place. Will definitely be back next year!

Where to start? Check in was a breeze. The first thing you notice when you walk in is the cottage is immaculate!! The open kitchen/dining and living room are absolutely lovely. You’re welcomed with a gift of wine and candy, which was such an thoughtful gesture. We spent our mornings on the deck having coffee and the afternoons on the beach. It was all exactly as advertised. The beach is a quick walk across the lane and over the dunes. The beach is clean and quiet with plenty of room for everyone. It was fun watching families with young children play. The water was delightfully warm (only a few jellyfish). People mentioned the bugs in previous reviews. The only day we had a problem was when it was really hot and there air was really still , then they were pesty. A strong bug spray is a good idea because our all natural one just wasn’t enough. Any day there was a breeze they weren’t a problem. I absolutely loved the outdoor shower! Gina is a great communicator for any issues that come up. Definitely hope to come back for two weeks next time!

We had a great week at Broadkill, enjoyed fires on the beach and watching the fireworks for the 4th. On the very hot days, the biting flies can really put a mark on the experience, and this house being close to the marsh definitely brought the mosquitos. Overall a nice place, but weather and time of year can certainly make an impact.

Although buggy from the marsh, it was a nice and quiet getaway, only steps from the beach, not crowded at all and calm bay waves were ideal for us to walk our dogs. The main road is narrow and most grass area is covered with short cacti, not ideal for doggie paws. The house was clean and spacious. I wish there would have been curtains or something in the main living area for some privacy at night. Overall we enjoyed our stay and were very comfortable.

Second time at this lovely home on Broadkill Beach. Perfect for the family (two adults, two kids, one dog). We spent a lot of time at the beach, also, went to the water park, and took the short drive to Cape Henlopen for ocean waves. Property itself is clean and well-maintained. Hosts are extremely communicative if needed. I think the biggest difference between here, and our home (and the other area beaches) is how quiet it is. It's so peaceful and serene.

Dawn's cottage is clean, comfy and nicely located. Lots of opportunities for wildlife viewing. Many good restaurants in nearby milton and lewes. And a lot of fun with your dog on the beach. Ditch the crowds at the other beaches and enjoy nature at broadkill beach.

Short walk across street to very beautiful quiet beach. Close to all the busy Delaware beaches and restaurants. Couldn’t ask for a more relaxing vacation. House was comfortable, clean and beds were comfy! Will return!

We had a wonderful, restful long weekend in Dawn's Cottage! The space was clean and bright, and the eclectic décor was very serene. The kitchen was well-appointed, making cooking at "home" easy for the four of us. Our teenage boys had a great time, too! We took walks across the street to the beach at all times of the day - it was so easy!

This beach house is very comfortable and is an excellent location. Steps away from the beach. Behind the spit on which the two rows of houses are situated are miles of wildlife sanctuary, so the bird life around the house is fantastic.

Perfect for a small family that is more interested in a quiet beach vacation than the nearby night life or shopping options. We loved it! We came the second week in May and saw very few people on the beach. The weather can be unpredictable so be prepared with card games. No biting flies like some reported. Very well kept and clean rental if you are concerned about COVID-19.

Spent a relaxing few days at Dawn's Cottage, just right for the three of us. Small hiccup at check-in but Gina was immediately responsive and she more than made up for the confusion. The cottage is clean, comfortable and nicely decorated; we especially enjoyed the deck (and the welcome gifts :-). The location was just what we wanted: quiet neighborhood with easy access to the beach but close enough to spend days exploring nearby Lewes and Rehoboth.

We had a great Thanksgiving at Dawn's Cottage even though it was cold and very windy. Thanksgiving dinner was easily prepared because everything I needed was there in the kitchen. All of us liked the open floor concept. With no window coverings in the front room(s), the house was very bright all the time. The WiFi and cable worked with no problems. Our dog loved looking out the windows. We were sorry to go on Sunday and hope to be back soon. We are grateful to Gina and Rob for sharing their home with us.
