The check in process was easy, but it went downhill after that. The thermostat was permanently set at 77 degrees and locked in a box with a sign posted "do not change", the microwave door was broken in half and unusable, and thats not even the worst of it. The bed in my granddaughters room was broken and the mattress would fold in half when you sat on it. Their license they displayed downstairs had expired in 2017. The blinds on the backdoor were missing pieces so there was no privacy from neighbors. Eventually, we found tiny bugs in my son's bedroom, and within the hour we found that they were cockroaches and that they'd invaded everywhere. They were in the bed crawling on my grandson while he slept. My daughter in law cried because she found them on her baby in the play pen. They crawled out of the oven, the patio door, the bathroom, one of the closets downstairs had a swarm of them. They were crawling on the walls and in and out of every bed in the house. The place was so overrun that we had to leave at 3 o clock in the morning to try to find another place to stay. We contacted the manager and sent videos and pictures, but were informed that we had to talk to the owner for a refund. However, when we tried contacting the owner five different times, he never answered, though he communicated well before i told him what was going on. I would not recommend this place to anyone. Thanks for ruining our vacation.

Nice and clean house, the stay was wonderful.

Very happy with property. Owner was extremely easy to deal with. Only one small problem with washer. Owner tried to get to get it taken care of asap. Over all extremely pleased

We always stay in one of Mr. Ricky’s homes every time we go to Florida for our family vacation. Mr. Ricky goes far and beyond for us. His homes are very spacious and comfortable. We love it there. Everything was good Only thing I didn’t like was that none of the doors lock not even restroom doors

The bedding was dirty flipped inside out and put back on the bed, other beds had hair on them. 2 of the beds were broken, hairballs on the floor in the bathroom. Prop mgr and host both stated they would have their crew come clean it which never happened. No safety gate around pool. We ended up getting laundry soap and washing the sheet ourselves. The silverware in the drawer was not clean.

From the moment we booked the property to beyond our last day was an absolute pleasure dealing with this rental. Ricky was quick to respond to all comments, questions, and concerns. Provided to us was a beautiful house that looks very well taken care of. We've stayed in VRBO rental properties before and there is a certain expectation of wear and tear as these houses are usually just income properties. Maintained, but not with the same pride as one would keep their primary residence. This was NOT the case with this house! Great condition and from the photos posted to what was in the house you can tell the upgrades that were made. We had a minor issue the second day we were there with the pool and hot tub not heating properly. Called the on-property maintenance man listed, Marcello, and he was there within a half hour and found the broken part and fixed it up super quick. By the next hour the hot tub was super hot to soak the soar feet from the Disney parks. Only reason I gave the location a 4 star review is because there are a lot of school zones around that area. Trying to get to the parks in the morning took a little extra time, but let me make it clear, that is not ever going to stop me from booking with this gentleman again. Very happy and can't wait to start planning next years trip!

The home is so welcoming. It has two living rooms and two dining rooms! Enough plates are to serve an army. The pools and hot tub were used multiple times a day with plenty of patio furniture to relax in while swimmers swim. The communication with owner Ricky was the best we have ever had. He responds almost immediately from possibly booking on through to after you get back home just to make sure you are home safely. This would defiantly be a great home for any large family, extended family, or a large group of friends. The security lock on the door made it easy for all of us to come and go at separate times with not worries of needing a key. Thank you so much for the great vacation home!

Previous tenant had checked out late so property was not cleaned at check-in time. Had to return two hours later to get in. Pool deck and exterior of the house had a fresh coat of paint.

We had a great stay at this property. The pool was a little confusing to regulate and keep at the appropriate temperature, but the host was responsive and helpful at all times. Host was super quick with any messages!

Very nice place to stay with our large family. We had plenty of space to be together and apart. We could experience many of Orlando’s parks and be together in the evenings as well as spend the entire day around the pool. A very comfortable home in a very quiet , secure neighborhood. Highly recommend Ricky.

This is a quaint house in a quiet neighborhood with close access to attractions. The property owner is very responsive and made sure a stay that had a rough start turned out great. The issue we had on check in was easily resolved with one discussion with the owner and a swift response from the property manager. Thank you and thank you for wonderful service.

The house had ants. You had to spray before you cooked or sit anything down on the countertop. The beds and televisions needs to be upgraded as soon as possible. It was cold during our visit and the heat didn’t really work. This house isn’t worth the nightly price.

We loved this house even though our stay had been due to Hurricane Ian. Ricky was very friendly and helpful and had the handyman out the next day to start taking care of the damage sustained in the storm. We were all able to together when we wanted to and spread out when some quiet time was needed. It was pretty convenient to all areas with stores close by and a nice quiet neighborhood. Thank you Ricky for all your support and kindness!!

Nice house very comfortable

To be honest, our group were not overly impressed with the villa. The was no information pack in the villa. Normally you are informed of the ,location of the nearest hospital, doctor etc. A number of electric sockets did not work buit we managed to get around this problem. We kept finding insects in the pool area and were baffled as to where they were coming from. Eventually we noticed that a complete mesh panel was missing from the pool roof. There were weeds growing around the pool area and a it needed a good clean. There was constant traffic noise from the nearby main road. The BBQ was an additional cost......why? Stewart King

They called a plumber on the 4 of July we had plans to go to the beach so they insured our stuff would be safe we get back iPad missing we tracked it 15 minutes from the house when we called it the shut it off but this house have major plumbing problems first time walk-in in home master had water everywhere n upstairs house need some major repairs

The property was very nice, the neighborhood is peaceful, just like I like things and the location wasn’t too far from where we needed to go . I really enjoyed my stay.

First time booking house for vacation, and we had the best time together as a family. Everything we need was made available, the home was clean and very neat. Everyone was happy with their room. There were issues with the air, stove, drainage in tubs, and tvs. We also had to buy trash bags and cleaning products which was new for me. I also had never experienced a rental not having atleast salt and pepper. The stove was also not properly cleaned.

We loved the house and the location. Last year we stayed in an area where there was tolls everywhere. This house was the perfect location for not having to pay tolls going to the beaches or Springs. The house was beautiful and had everything that we needed. We will definitely chose this rental again in the future. The owner was also really good at prompt responses to any questions that we had as well.

This house is beautiful roomy comfortable pool was awesome close to everything my family loved it friendly neighborhoods we will be returning . Next year God willing .

This house was awesome. It had everything we needed and it was spacious and comfortable. Ricky the owner was awesome I emailed him that we had a problem with something and his property manager came out first thing to fix it. I have been renting houses in the Orlando/Kissimmee area for years and never had the owner check to make sure we were ok and that we got back home ok. We will be renting this house again when we go back next year

We spent the month of March at Ricky’s rental home which is our 7th rental in Florida. When we arrived the house was dirty the floors were sticky and filthy. Marcello and his son were kind enough to mop the entire main floor .The towel they used was black from dirt!! (I have photo) crumbs all over living room furniture and floor. The corners in the house that goes around anything is permanently black. Microwave is cracked on front door it was pointed out. The front entrance had a large piece of paper like ripped and hanging down. The lanai was ripped in several places it let the tiny black bugs in to bite. The master king bedroom bed made a loud crunching sound every time we moved. The king mattress pad had awful stains. Pots and pans were beyond use with Teflon all scraped off. Marcello brought new ones and new 5 cup coffee maker. We had to buy our own and left. That house holds more than 5 people of coffee drinkers. The refrigerator is small for the number the house holds. Stove has coils for top has to be from when house was built. The windows are so dirty my husband washed the inside so we could see out kinda they are still dirty. Chair in kitchen had been glued alot on leg as mentioned in 2018 review I had Marcello take out so no one injured themselves. The car seat was expired Marcello brought a different one much appreciated. The pillows on all beds were so flat Marcello brought brand new ones. Those should have been replaced a long time ago. We enjoyed the pool until 5 days before we left tiny bugs were coming in droves we would scoop out and more would come. Pool maintenance leaves a little to be desired!! I was done with pool at that point I used hot tub no bugs but only 3 jets working. We told pool maintenance early on. The main issue was the extremely loud busy road behind the house about 50 feet. Sirens, motorcycles loved to backfire through there and heavy traffic. It was so loud it was hard to get used to and the windows are paper thin. We had been dealing with loud construction behind us at home this was way worse! We arrived two days later than original date so there was time to clean per Ricky. Ricky booked people in there that left the morning we got there. No cleaning or following CDC protocol. We rewashed sheets, did the floors not how we wanted to start our vacation. This house is stuck in the past and needs a total overhaul as well as the pool and pool deck. I have photos of all above Very disappointed!!

Let me preface my review by stating that Ricky and his property manager are very kind and helpful. That being said, I feel this rental needs some attention and TLC. Areas where I would think needs the most is the kitchen. The appliances should all be updated. It was difficult trying to cook on the stove top. The dishwasher wasn’t bolted in, and the ice maker didn’t work. Also, there weren’t any pans to put in the oven so I had to buy them. Next, the master bedroom bed and all the twin beds really should be replaced. I wasn’t able to even sleep on the King bed as the box springs were so loud, every time you moved they made a loud sound. The best part of this house is the swimming and pool and spa. However, this house also backs up to a very busy road and the traffic noise was constant, both inside and out. As far as location, there is a lot of traffic in this area.
