The house was a pictured: a bit dated, but comfortable and well-stocked. Two miles from Manasota Beach,which is beautiful, especially to watch the beautiful sunset. Only 20 min from lovely downtown Venice. Yoga on the beach with Erin every morning is a fabulous way to start the day. The neighborhood is modest, but okay. Takes 10 min to get out of it with warren of streets. No garage remotes, so we had to get out of car, go open up the house walk through it, and open garage door. Bud came over and tried to fix, couldn't, and said someone would come, but we were there a month, and no-one came. Also, pool was supposed to be 84, but pool guy said it wasn't heated. Bud said it was, but it was very cool. Communication with Bud was slow, and he didn't respond at all to our last question. For $7,000 (+ fees bringing it to$10,000), I would have expected better communication and responsiveness.

We missed 6 out of 11 nights booked because of a mandatory evacuation order for hurricane Ian. The property manager apparently spoke with the owner who concluded, "There was no reason for you to leave as early as you did so you did not use four days out of eleven. ... so the owner said to split the difference. The tax on rents is 12% , 7% for State and 5% for county and I have no way to refund any of that as VRBO collects that and pays the appropriate agency. I also have no way to reimburse any fees collected by VRBO as they keep that portion." My limited response: 1. There was an emergency, mandatory evacuation order that we received on our iPhones Monday evening 9/26/22. We obeyed it, packed up our stuff and went south that night and stayed at an Embassy Suites Hotel, arriving shortly before midnight. Therefore, the statement, "There was no reason for you to leave as early as you did so you did not use four days out of eleven.", is unreasonable in light of an emergency evacuation order. The comment is total speculation as it implies, we would be so clever as to know when to leave. We have observed what happened to people who did not obey the evacuation orders and or left too late. We did what the authorities mandated at the time they did so! The property owner / mgmt. implied we could have stayed 2 more nights with no credible facts to support that comment. We attached the map from Florida disaster alert, clearly marked in red = mandatory evacuation for all to see! 2. We therefore, did not stay at the property for 6 nights as we evacuated on 9/26/22. There is no way to escape this fact. 3. For the owner come to the idiotic conclusion that of the remaining 4 nights missed, we could 'split the difference', and then pay us for only 2 missed nights is therefore, without logical meaning except to unjustly enrich someone. There is no justification for this arbitrary behavior which is not actuarially sound. 4. Even for the last 2 nights, the refund was short of the per diem rate quoted! Not that this is what we deserved - it was far less. It just shows the inaccuracies of all these arbitrary machinations. 5. Vrbo has not intervened on our behalf either. Collecting state and county tax for a rental that was not used for 6 nights is wrong.

Really enjoyed our stay even though it was short! The pool was perfect temperature and our family really enjoyed it. The house has everything you need and was very clean.

The house was very clean, the location was close to beaches. There is always so much to do and see in Venice. We really enjoyed our stay.

We stayed there 6 years ago, really liked the property then. We booked again for same place and loved the home still. Perfect location to get to the beaches, shopping and the pool. Loved having bikes there to ride also.

Clean, well represented. Off the beaten path a bit, but excellent value overall.

Some houses in the neighborhood looked a little sketchy but it was a very quiet place. One disappointment after checking in was finding out that they no longer offered the daily pass for the ferry ride to the private beach. This was the main reason we booked this location because our daughter loves to hunt for shark teeth.

Interior was great, clean and ready for our vacation. Was a bit tricky to get in and out of neighborhood gps is a must. But nice nature preserve right behind to walk. And manasoto beach 5 min away. Yard and exterior of hole could use some maitenace could use some work but did not effect our stay. Would consider this property again.

Our stay was absolutely great. The house has lovely furnishings and well kept. The pool was pleasantly warm and refreshing. The home is very near to the public beach access with lots of jig-jogs to get back to the home. ( fun drive through the neighborhood) The only negative things I can mention are the bathroom outlets in either bathroom didn’t work. The ferry service that is mentioned as part of the description of the rental which takes you to the private beach isn’t available any longer for weekly renters. During our stay the power went out due to storms passing through. We contacted the property manager to advice him of the problem. He told us that we had to take care of the problem with frontier ourselves. He said since we were at the house location we needed to make that call…even though we knew nothing about any account information that frontier needed. The bicycles in the garage have flat tires. The house instruction book needs some updates The contact number for the property manager is incorrect. We found the information on the Vrbo website and the ferry information needs to be removed .

Very comfortable house. Good beds. Lovely pool. Close to walks and a few minutes drive from the beach. Very quiet and friendly neighbourhood. All in all a great 10 days.

We had a great stay in this home. Manasota beach is about 4 minute drive with easy parking. We found hundreds of shark teeth on our morning walks on the beach. The home is well stocked with items in the kitchen. The pool was perfect and the sliding glass doors that open up the house were even more perfect. The house sits back off the street and the neighborhood is wonderful to walk in. The property manager answered quickly when questions were asked. Would definitely stay here again!

The stay was fine- we've stayed in this neighborhood for nearly a dozen years. Our biggest disappointment was that when we booked our stay months ago it was with advertised that we would have access to the private neighborhood beach ferry- which we've always had as guest of South Venice. However, rules changed and as of Jan 2022 short term renters no longer are able to enjoy, what in my personal opinion, is the only benefit of vacationing in this neighborhood. Our disappointment was elevated even more because we were never notified of this change until we checked in and went to go use the ferry. It would do this management company a great service to notify tenants booked under the old advertisement of the property- a heads up would have gone a long way. Overall the property was serviceable. The property manager was reachable when needed. Housewares were adequate and stocked, but beach towels where not- make sure you pack your own! The back yard is nice and private and the heated pool a must if visiting in the winter/early spring. Neighbors are friendly and the neighborhood is quiet with a mix of snow birds and year-around locals.

Good location in Venice. Pool was a plus with the kids. Good layout of house. Had a great week.

We had a great weekend stay! The house was spotless when we arrived and offered a "just like home" cozy feel. There are books and small games for the kids to enjoy. We were able to ride our bikes to the beach and take a walk to the nature preserve just down the road. The pool is perfectly warm! The host was available and prompt in responding to us when we reached out. Highly recommend!

This home has a great lay-out for a family stay. The kitchen is well equipped for entertaining and cooking. Bud the property manager is very responsive and flexible. We would definitely recommend this home and neighborhood in South Venice.

Had a great stay, loved the large sliding glass area that opens up into the pool area. Also had a young bobcat visit us early one morning, might have been the highlight for me, I was having coffee on the patio and it casually walked along the outside perimeter, non aggressively to the adjoining wooded area. Only knock, tried to use the ferry service to the private beach area but was denied because I had 6 in my party, limit is 4 unless you buy a $30 pass (cash only). Got in car and drove to Manasota Key beach which is close, had a great time.

Bud, just an fyi: Upon arriving at property, we did not use garage fridge as it had not been cleaned and there was food left in it. Also we removed a number of tissues and miscellaneous items left in furniture drawers...not a deal breaker just surprised as it never happened in our past stays. Respectfully, Mike Devine

We enjoyed our stay. Your home is updated nicely and very accommodating. We rode the bikes to the preserves so that was a nice treat. My husband swam in the pool daily. Found pickleball courts nearby another treat. We would love to stay again.

This house was beautiful. Super clean. The neighborhood is a little more difficult to get to versus other places we have stayed, but we made it interesting by trying different ways. The best part, of course is the access to the south Venice ferry and the private beach!! Honestly this whole area is our favorite place to vacation and visit family. We come every year and choose a different south Venice property. We like to ride bikes and Bud made sure we had them very quickly after we requested them!! The pool was nice. The kids said it was kind of cool, especially at night. There was no thermometer, so I can’t be sure. But it was clean! Overall a great place to stay!!

Our family really enjoyed vacationing here. It’s not too touristy, but if you want that the drive to more crowded beaches is quick. The pool was fantastic and the kids swam everyday!!

Property was beautiful and clean. Pool and other facilities were just great. Great location and nice neighborhood. Needs a better property manager -- listing states satelite/cable TV, but you only get streaming sling to watch. Called property manager but he seemed mostly clueless how to work the TV. Bottom drawer of dishwasher broken and was supposed to be fixed during our stay but never was. TV missing from third bedroom Property manager said it was removed because it didn't work and was never replaced and stated he doesn't understand why a house needs so many TV's anyway. Seriously? Otherwise everything else was great! As I said, the property itself was very nice but it needs better management.

The rental was as pictured and was a great value for what we desired. A few things that might add to the rental value would be to have a Keurig in the kitchen and a garbage disposal. The furniture in the living area was not very comfortable and didn't seat all of us. The cushions on the outdoor furniture were very thin and hard to sit on for longer periods of time. The pool and covered Lani was amazing and a great place to go after a day at the beach. We traveled with adult children and two of the boys had the twin room which didn't work for them sadly, as they are over 6'3". Neither of them fit in the twin size beds. The door leading outside from the hall did not open. We did however, loved the wall of doors that brought the outside in. Overall, with a few exceptions, the rental served our purpose and we had a great time visiting with family and staying on the beautiful beaches and everything that Venice had to offer! Thank you for sharing your home.

VERY Disappointed the Jets did not work in the master tub. It was one of main reasons we chose this property (and paid more money) and nothing was mentioned in the listing that the jets were not operational. Master shower floor very slippery. Also, the dishwasher had an annoying beeping sound that would just start beeping for no reason. Had to reset breaker numerous times to shut off the noise. Cell Phone service did not work in the house. Had to go to front yard to talk on the phone. Internet was intermittent and spotty. Very poor reception.Pool area very nice. House was nice too.

They lived in it from sun up to sun down basically. As a mom it made me nervous where the house seemed so open to the pool (when reviewing online initially) but the doors all have good locks and the homes layout makes it easy to keep an eye on everyone. I am a worrier in general and always made sure the doors were locked when we weren’t out on The lanai. But this was a none issue after getting there and like I said, we basically lived in the pool and out on the lanai. It was wonderful. The pool was great, warm temperature and very clean. There was tons of fun had. The kitchen was very well stocked with everything we needed and we cooked almost every meal. Due to a child with severe food allergies it makes it difficult for us to eat out. Convenience of the grocery stores and having all the necessities in the kitchen and a grill we were able to make wonderful meals. 3. The garage - I hadn’t considered a garage to be necessary while on vacation. However having the garage with easy access into the home made it incredibly convenient to pull the car in unload the kids and groceries and keep the car cool during the day. Not a necessity for me but a wonderful bonus. 4. The host - Bud was wonderful!! If I owned a property in FL I’d want Bud to manage it. From the minimal interactions we had to have he was great. Extremely responsive. Addressed an issue (minor - internet went out and couldn’t reset) extremely fast and stayed on top of it until resolved. 5. Location - we actually hadn’t stayed in S Venice before. It was beautiful location next to the nature preserve where we took early morning walks and the kids saw many rabbits and tortoises. This also kept it quiet and minimally traveled. Quick drive to Manasota Beach or even up to Venice Beach. Great location! Getting through the neighborhood grid was certainly an entertaining maze for us the first few days. Made it a little challenging but nothing that would keep us from going back. Can’t recommend this place enough!! THANK YOU!

Nice close to nature trials and ferry

This property is in a large neighborhood within about 5 minutes of the ocean and walking distance from a nature preserve. It is very well maintained and has plenty of room for a family. It is a well stocked and clean property. The pool and outside area is very comfortable.

The house is everything you'd expect in a nicer rental. The South Venice ferry and beach access was a nice plus as well. We're planning on staying again.

We rented this house over Christmas and had a wonderful time. It felt like a home away from home and everything we needed was there.

This house was as described and had plenty of amenities for us to stay comfortably! The house was clean with plenty of linens and extras. The beach cooler and chairs were awesome!!!
