the property was clean and had everything we needed.

a suggestion would be to add shelving in the bathrooms for toiletries and a light above the mirror.

Great property with a very nice view

Host was great and the facilities were amazing! Pool was beautiful and the views amazing. We were in a group of seven people and there was enough room for all of us. The host recommended great places nearby and was very helpful throughout our stay there. Would recommend for friend groups or families.

We were group of friends and stayed off season, but had great time anyway. Maria is very helpful and friendly host, helped us with everything we needed. Nothing that we didn't like but make sure you see that the pictures are a combo of different R&J houses and make sure to pay attention to which one you book specifically.

The house was very beautiful, and modern, with fine furniture and decorations, the living room spacious enough with a large kitchen (the dishwasher was also a plus) The terrace had a barbecue, and the pool was filled with water even if our trip was in February. The Tree Bay beach is sandy with nice colored water. Because we announced the host that it was cold in the first evening, she came and checked all the air conditioning, and one piece was replaced with a new device, and everything worked perfectly.

In the first night was cold inside the house, but considering that our trip was in February and the house was closed before our arrival, it is understandable why so.

Beautiful villa, really nice, modern and comfortable with large spaces.It was clean and tidy. The lounge area is comfortable with modern & tasteful furnishings. Kitchen had all required equipment and crockery Including coffee maker washer and dishwasher. Bedroom's had lots of storage space Beds were clean and comfortable. Beds lovely and comfortable with plenty of pillows. The pool area was large had plenty of sunbeds and seating. We arrived about 10pm so the welcome pack was very much appreciated (bread butter jam ham and cheese milk coffee tea sugar water and juice). The villa has amazing sea views to the front which was pleasant to the eye. The location is also very great. Maria was really helpful and was available to us throughout our stay. Maria was excellent, service is amazing!!! Great hospitality!!

Fantastic and modern villa. Beautifully situated, fully equipped. Large table on the terrace, barbecue, swimming pool. Beautiful views. The hosts are in constant contact, sending us tips and information about the area. A lovely stay in a lovely place. We highly recommend it.

The property was modern and clean with good facilities. Nice location for a trip to the town and the beach and local convenience shops. Maria was incredibly helpful with every aspect of our stay from check in to check out, ensuring we had everything we needed. Wouldn’t hesitate to recommend this villa and return again :)

The location of the Villa was ideal ( off the main road). It was clean and spacious with 5 of us staying there. Maria was really helpful and was available to us throughout our stay. She provided us with information on what to do or where to go in Protaras. Her customer service was excellent. I would definitely return to this place and recommend it to others to try.

There was nothing to dislike about the Villa. If I was to change something it would be to have bigger mattresses in the bedrooms.

Location good, close to beach and mini supermarkets

Very clean and tidy with everything we needed for a relaxing holiday. Good location close to beaches and just a short drive/taxi into town. Maria is an outstanding and very generous host, always available and nothing is too much trouble. Car hire recommended.

Out of town taxi drivers struggle to locate it. Not really a big problem though.

the property was great looking set out at the top of a hill with great views the main areas of the villa are beautifully looking. had an issue with air-con landlord sent maintenance next day which is great. small spar type of shops at the bottom of the hill so you can get necessary home items like milk ect the strip you can’t walk it, it’s to far need a taxi which is fine.

advised as baby safety gates and pool table. property did not have either the two selling points for us was the baby gates and the pool table as we had been staying with families with young children. lots of areas around the villa unsafe for children due to stairs and pool area not blocked in so kids can just run out of the property into the street. picked the villa due to pool table got there no pool table enquired where it was. was advised that the pool table had broken and was on order if this was the case would of been expected to be told that prior to arrival. Was my first stay at a villa as I was there for 2 weeks would of thought they maybe a cleaner would of visited to dust shelves ect but that might be my inexperience with Villas. The downstairs apartment advised for the villa was disappointing compared to the rest of the villa in terms of the furniture lack of attention such as pictures on walls to make feel homey feels family that had been staying in that area called it the cellar as that’s how it felt. air-con unit leaked all over the bed in one of the bedrooms maintenance had come out the next day which was great but by the time they had come the air-con had soaked bed pillows mattress/ sheets would of been nice to be offered replacement sheets of some sort. was down to us the air the room out and wash the sheets and dry the soaked pillows

Everything, it was extremely clean and comfortable. we also felt extremely safe in the area.

Everything in the villa was amazing, we loved the private pool and the beds are so comfortable to sleep in and all the facilities you need are provided. Also Maria was absolutely amazing, she is so lovely and welcoming she left us a bottle of wine and water and juice for when we got there which is so lovely of her and she was so nice to talk to she made us feel so welcome, we are definitely going to come back maybe next year. Thankyou for an enjoyable stay best place that we have ever been too.

We rented two villas as we were many people. Most of us in the company are traveling doctors so we are used to high end villas, and wow this villas was top notch, location and cleaning and amedities , everything grand! And the owner Maria is splended and extremly helpful, just throw out google and ask her for any information and im sure you will get only the best.

Our neighbours were a bit noisy and did not respect the rules of not partying after 22. But that is no ones fault, except the UK. Otherwise 10/10
