🤩 Fabulous location. The experience walking outside for the first time? Wow. Just wow. Lovely, helpful staff and excellent value for money. The internal courtyard is gorgeous too, there’s definitely an opportunity to make more of this with some covered / garden areas and maybe a cafe in which to relax, considering some of the tourist trap prices in the old town this would be a great option.

Nothing that would prevent me staying here again 😎 If I’m being super critical, the Wi-Fi only extends to reception - but it’s a nice opportunity to enjoy some reading instead. Steep stairs, but there’s always somebody to help you with your bag and it’s a small price to pay for such a historic and atmospheric experience 🙂

The most perfect location, right inside the square with the most beautiful views. Definitely can’t beat this location!!! Also, they have the best staff ever! Thank you Munojat, who went out of her way to help us and make our stay the best! Thank you Toyir, and Muqaddas and the rest of the staff, they truly make you feel like family! If there is something you are not happy with, they fix it and make sure your stay is awesome!

Internet use is a little problem, but it’s given in those areas! You can however fully access internet at high speed in the lobby!

Great location and very helpful staff. They have many rooms and are willing to pick and choose the room. You can take half of all your photos at this hotel.

We liked this hotel very much. The location is excellent. Next to the famous unfinished minaret and inside a former madrassa. Very nice courtyard and the rooms also look good outside. You definitely come here because of the location, as otherwise the services are not perfect, but the location easily overweighs this. Breakfast is included and is served in a nice building nearby. The breakfast was also very good. A very wide choice including warm meals.

Internet is usually not working. I have seen a moment when it worked both at the reception and in the courtyard, but most of the time it does not work and anyway the signal does not reach the rooms. We had two rooms and in one of the rooms the bathroom was unusable as the water was not working properly in the bath tube (fortunately we could use the other one and it was fine).

Room Bathroom : - shower is living its last days - there is no furniture to put your belongings on (no chair, no cupboard, no hook…) Bedroom: - bed size is 1.9 m (instead of international std of 2m) - pillow lays on a wood plank. Springs of the pillow are rather present! - no Wi-Fi at all Management - Hotel proposes pickup at the airport but no answer (via mail as requested) for 2 months as to know how much would be charged (approx. 20% above normal rate) - Holding our passport to force us to use hotel service to buy a local sim-card - Hotel currency conversation rate is 10% above local (as later compared with other hotels, shops or tourists) - Additional charges for earlier room use before noon without warning, on arrival day - When asked how to get to the railway station, answer was: “there is no station in Khiva”. We checked and showed the reception, the well-existing station on Google. Their answer was, “yes, there is indeed one but no ticket can be sold. You should better use a taxi for your journey (in our case for 450km)”. We went to the station and bought our ticket very easily. We supposed they were trying to sell us a taxi to make some additional money on our hand. - Final bill (check out) was firstly calculated in $ US and then converted 20% above hotel rate (hence 10+20 = 30%) because we chose to pay with a Visa card. Difference was more than $ US 100 in our case! After long discussion and telephone call with the Manager, we managed to pay our bill at hotel rate (10%). - Apparently, Wi-Fi signal is only strong enough outside the hotel. Even at reception signal turned out to be too weak to use Visa! For all the above reasons we would not recommend this hotel for its lack of ethic. Fortunately, the hotel is an exception in our experience in Khiva. All other local contacts were (beginning and ending with a smile) gorgeous. Inner city of Khiva is an openair museum. Monuments are in very good condition, beautiful and loaded with impressive culture

The hotel has a top location within the old city of Chiva. The hotel, which was previously a madrasah, has a very special atmosphere and nice and cozy rooms. The staff was well informed and supported me efficiently and promptly in organizing my trip (transfer from airport to hotel, organizing a guided city tour and further transfer to Buchara).

The hotel was built as Madrasa in 1855(means Islamic school). So the architecture of building, atmosphere of environment was just fantastic.

But can't say same with hotel facilities in rooms and internet capacity. WiFi works at reception desk and 5 meter far of it,not in rooms at all:) Our taxi driver Sharaf informed us that this Madrasa used as hotel since soviet times until this days. So the hotel definitely needs renovation and modernization of facilities. At rooms there are no windows, there is door that opens to balcony.

Lovely hotel in a stunning location within the walls of the beautiful old city of Khiva. Exceptional value for money, warm and friendly staff, and a real priveledge to stay in the old Madrasah. Would highly recommend a stay here.

The location at an old madras in the old area is excellent. Everythin else (room, breakfast) is more less like other same price hotels in Khiva

Wonderful building, I was very happy to be able to stay in a former madrassa. It's beautifully renovated and the rooms were comfortable and nice. Good beds and a warm room. The staff was amazing, everyone was so nice and friendly! The breakfast is served in yet another beautifull building next door and was nice too. The location can't get much more perfect - the location is in one of gorgeous historical buildings, next to the main entrance (west gate) to the old town. The city is compact so everything is in walking distance (sightseeing & restaurants).

No hot shower, only barely lukewarm in December - so very quick shower it was. But since I travelled in December, with outside temperatures to -15C°, I can understand the infrastructure has a hard time providing hot water.

This is straight out of a movie... It's one of the most immersive hotel experiences that I've ever had (and I'm in ~40 hotels per year since 2018). Also the location is really perfect. If you take the train and walk to the hotel, that is an amazing experience in and of itself. The staff is really friendly and helpful. Really nice people. I cannot imagine staying anywhere else in Khiva. Will 100% be back there. Amazing hotel.

We love love loved the hotel with my husband. The location was perfect and the view from our room was amazing. There was hot shower immediately. The rooms were warm enough despite the super cold weather.

The breakfast could have had a bit more variety, but the yogurt was amazing and eating in another restaurant was also a cool experience.

Set in an old Madrassa this hotel is one of the most special places to stay in Khiva. It is very conveniently located. The rooms are small but comfortable and in the summer the beautiful courtyard would be the perfect place to soak up the unique atmosphere of this place.

The breakfast (which is located in a separate building) was disappointing, especially at this price point. Overall the facilities really need updating - both the common areas and the rooms need updating and do not meet the standard of any of the other Orient Star hotels. The rooms are comfortable but are in desperate need of renovation.

This hotel is impressive, it was a wonderful experience to be able to stay in such a place. It is the most amazing building of the city, and you are staying in a historical place. 100% recommended if you come to Khiva. The staff was very nice and super helpful, we also arranged a taxi to pick us up from the airport through them, and the buffet is in another historical and beautiful building, also lot of choices and really good! Honestly, we both loved it as it is not just an accomodation, it's an experince. We felt so fortunate to be able to stay in such a wonderful place.
