We had an absolutely wonderful stay at this house. There was plenty of room for all of us and the house was well stocked. The manager was extremely easy to get a hold of for any answers to questions we had. It was a great weekend overall and would definitely recommend!

My family has been renting VRBO home for over 40 years so here is an experienced person's assessment of this rental.
Pros:
the house was large and adequate for the 10 people who stayed there.
2nd floor bedrooms have their own window air conditioning
plenty of dishes and glasses in the kitchen
close to all areas of interest
shopping and restaurants are readily available -- Walmart, antiques, movie theatre, etc.
parks are nearby and one is close enough to walk to
The outside seating area is a great amenity. The water feature is stream-like with water lilies and soothing sound.
Two of the bedrooms access a 2nd floor balcony that is well-constructed.
A very nice parking lot is just behind the house -- we had 4 cars and parking was no problem.
Cons: most of these could be easily remedied by the owner
The towels were inadequate -- washcloths were threadbare -- bath towels were ragged -- not enough kitchen towels.
No instructions for departing (take the sheets off of the beds, take out the trash, etc.) or how to use the TV or any other information about using the house.
No washer or dryer. These aren't listed as amenities but it would have been convenient to have them on-site.
The kitchen pots and pans should be replaced and added to. No mixing bowls.
One burner on the stove doesn't work but that's an easy work around.
Traffic noise if you are bothered by that. It didn't disrupt our stay.
The downstairs rooms could use ceiling fans or some kind of air circulation.

The house was perfect for our 3 generation getaway. It had everything we needed. The pond in the back yard was beautiful. We really enjoyed our stay. The beds were very comfortable. The house was clean and accommodating. It felt like home.

We all gathered for my son's wedding in Hershey. This house had everything we needed plus!! Such beautiful appointments throughout th house. I was able to host th rehersal dinner outside in th beautiful backyard and my guests were all so impressed on this lovely gem of a house!!! Wanting to know how I found such a unique and exceptional home away from home.
I would like to come here again for anniversaries of this beautiful event at th Patriot House.

Don't be fooled. This property is showing pictures from a few years ago when it was a functioning B&B. While I admit the sheets and towels were clean, the dust bunnies threatened to run us out.
The washer was unable to spin out water when washing, so we had to use a spin only function to get the water out. A complete waste of time. Also, the dryer only "worked" on a certain setting and that only worked minimally meaning we had to turn it back on a few time each load just to get them dry. Again, a huge waste of time.
While the owner was responsive when the heat got out of control (its a boiler system), the hot water went out the next day and we ended up having to fix that ourselves as she never responded.
The outside seating area was filthy as well as the grill so we had to clean all of that in order to use. There is a bird nest in one of the back porch lights so that doesn't give off any light. There is a really nice water feature in the backyard, but it was so clogged with trash and leaves it wasn't flowing properly. After my husband cleaned it we truly enjoyed the peacefulness of the running water.
The stove in the kitchen had multiple issues. One burner only worked on one setting, one burner didn't work.
Only two towels , one hand towel and 2 washcloths in each bathroom.
The listing boasts 3 King, 3 Queen, 1 double and 2 futons. However, there are 3 king and 2 queen. The other queen is a broken bed with a matress being supported by an air matress. The double is an uneven futon which we had to take the matress off and put on the floor to use. The supposed futons are actually two pull out couches that you cannot sleep on as the mattresses have coils older than I am.
One tub would not drain due to the large amount of hair in it which we had to clean to use. Two shower heads had so much scale buildup we had to clean to get the water to come out.
There are a couple of books that tell you what is "available" in the house. We never found the games; the items in the kitchen were out of date and really, the info is useless.
Also there is a piano, but it is completely out of tune.
It is really sad because this could be a beautiful property if properly taken care of.
I would not reccomend this property unless all you intend to do is sleep and shower. Otherwise look elsewhere.

The Patriot House is truly a gem of a property nestled in the adorable town of Annville. There are nature paths with a creek nearby as well as a beautiful park. Impeccably well maintained Victorian era bed and breakfast turned family style vacation rental with mature plantings, a pond with a waterfall, and the period details and touches made this rental a dream. My husband and I got married here, and we had plenty of space for our combined family of 18 plus one dog. Most bedrooms have en-suite bathrooms or generously sized bathrooms for 2 rooms to share. Trisha was highly responsive to challenges at the property as they arose, and has a team of talented professionals to fix any issues we had with haste. Great spot for family gatherings or small weddings.

We thoroughly enjoyed staying at Patriot House. Everything we needed was there. Tricia responded and answered any questions, she came over to assist when needed. I wanted to bring my bed home with me it was so comfortable!! I give Tricia and Patriot House 5 stars!!
