We brought a small group of women for a retreat and this home was perfect. The was plenty of space, lots of tables, chairs and amenities for 20 people. We will be back!

Weekend was a group of parents with 8/9 mo babies and the house couldn’t have been more perfect. Aimee was super responsive leading up to stay. Over all a 10/10. Already can’t wait till next time!!

This property is amazing. It has enough bedrooms and bathrooms for a large group. The house has everything you need! The owner is super sweet and helpful.

Very nice property, spacious enough for 8 families to stay and enjoy the trip. The terrace and BBQ grill are beautiful and have everything you need for a vacation.

The house is beautiful and our group of 15 was very comfortable. Located in a neighborhood with HOA restrictions, parking, quiet hours, etc. Kitchen and pantry could use organization and more attention to ensuring supplies are well stocked. Extras like corn hole boards, folding chairs and tables were a nice touch. Lots to do in the area.

It was very easy to rent it, it was fantastic to be that place

The owners were super easy to communicate with. The house was clean and had so many amenities that were good for bonding. The separate wings let us spread out and not worry about waking the babies. We couldn’t have stayed at a better cabin for our getaway.

Really liked the property. Neighbors are very close. We had to adjust the air vents a little to get heat distribution throughout the house but it worked great after the adjustments. Pantry was not available (locked) so we ended up using the laundry room for dry food storage. Overall we liked the place and would stay there again.

We had a friends and family reunion and this house was perfect! The bed rooms were so cleverly decorated and the main area was perfect for a large group. We would definitely stay here again!

Overall a good stay with couple of friends joining us. Not having a fence for the property made it extremely difficult to manage our dogs. Good communication with the owner and good experience.

The Home it's self was awesome. For our large family it is difficult to find a place that accommodates us. The property (outside )was not at all what I expected. I have rented in the area before and assumed because of the size of the home the property would be the same. It was not, not at all. That is on me for not asking for more info or pictures up front. Same with the rules. We made it work and enjoyed our time together, but just a word of caution. Make sure to ask for all the Rules for inside and outside, if there are no outside property pics ask to see some and ask questions. We have small children that would have preferred to be outside playing in the fresh air on the playground equipment provided, but the neighbors were clearly not okay with giggling, happy children.. Luckily there is a park a short drive away with something for all ages to enjoy, but we had to leave everyday just to be respectful of the neighbors. We weren't aloud to have a fire or be out after 9 pm even though the rules said 10. The very first night one of the neighbors started yelling at 9 pm on the dot to be Quiet. There were 2 people on the back porch at the time. That was the first night so the rest of our time we were inside with all windows closed and outside lights off by 9 pm. Instead of being outside enjoying a fire and the beautiful stars. Like I said we adjusted and made it work. I would much rather enjoy my family time without having the added stress and worry of neighbors that clearly don't welcome renters in there neighborhood.

This is a great property for families that are wanting to experience a quiet setting. If your family is one that likes to spend time outside enjoying the mountain air; this can be done before the hours of 10:00PM as there is a strict noise ordinance and the neighbors will let you know that. We had 6 adults and 11 kiddos who all had their own bed and space. Great location to dining and other activities for the entire family.

My family and I came out here for a family reunion. The listing states it sleeps up to 35 people, we were a party of 29. The "restrictions" on this property are insane! I understand that when you rent a house that certain requests need to be respected. We received a noise complaint from the owner the first night; less than half of our party was sitting outside having a normal conversation in the back porch and the rest of us were asleep. Owner called us a bunch of times (I was already sleeping) she stated the noise was extremely unacceptable and that neighbors were going to call the cops. I went outside to check and no one was yelling, there wasn't any music playing so no one was singing or dancing either. I explained that a few of them were outside having a conversation but she continued to speak over me and her husband had the audacity to raise his voice at me. If you want to get a point across you speak like civil people, no need to be rude nor disrespectful. Eventually, Everyone came inside after that and we called it a night. The next morning while some of us were still asleep, they sent security over to come and check if everything was in place or not. Not only that but it just happened that the AC wasn't working anymore all of a sudden. I informed the owner and she said to Crack the windows and the doors open but to still keep the noise down!?? And that she would check with her husband about the AC. Yeah OK AC never came back on. Can you imagine 29 persons in the house with no AC while we were cooking and mingling it was ridiculously hot, we were sweating like crazy and unfortunately we had to sleep that way as well. If you are going to list that your rental fits large parties you can't expect people not to have conversations and to walk on eggshells during their whole stay. Seems like the only way to fit their "noise compliance" is to whisper and not breath. If you plan on coming with a large party be ready to tiptoe the whole time you're out there. Also, If you're bringing toddlers make sure you tell them not cry, run, or play because God forbid someone calls the cops due to the "noise" While the house was beautiful and very well decorated, this is by far the worst place I have ever stayed at. We took care of everything in there and respected boundaries and rules but I've never had an owner call or text me as much as these people did! Never again!

This home perfectly organized for groups with separate wings so that shared bathrooms are not overtaxed. The area was lovely and our group of 20 enjoyed it! We cooked all our meals so the kitchen could have been better stocked with pots and serving dishes. Also many of the bathroom drains were slow and sleeping pillows were scarce.

We ate our meals outdoors on the back porch, listening to the wind in the aspens and pines, watching the squirrels and birds, enjoying the changing skyscape. Inside, the kids loved the game room upstairs and adults liked watching and commenting on the huge detail-rich mural as much as we did watching family videos on the big screen TV. The kitchen was stocked with everything we needed for our round-robin cooking, and it was very well organized. At night, those who retired early did not get disturbed by the rowdy young adults in the living area because of thick doors and great sound-proofing. During the day we enjoyed Woodland Lake one mile away and the larger Rainbow Lake five miles away. We never did get around to the lava tubes and painted desert because we were just too well relaxed at the house. So grateful to the people who put their thoughts and efforts into creating this perfect, relaxing vacation venu! Thanks Aimee and family!!

Great house, lots of room and space for a large group! My only concern with the size of home and amount of people it can accommodate, would be parking spaces, since no street parking is allowed. But for our family it was a great fit!

We loved our stay at the house. We had a large family reunion. The house was huge, with fun decorated rooms and space for everyone. There were some missing items like not enough towels and burned out light bulbs but Aimee was prompt to take care of things. We very much enjoyed our time in the house!

There were 18 women staying here for a retreat. Plenty of beds and bathrooms, so no bed sharing was needed. Large tables so everyone could sit together on the back porch. Beautiful neighborhood. The owner, Aimee, was friendly, engaged, and very fast to respond on all inquiries from booking to while staying in the home. Lovely home and experience!

The place was good and nice to stay at

Our extended family of 23 from babies to seniors found this place as represented and well laid out. It is in a beautiful location and area.

My entire family was able to thoroughly enjoy this incredible house! We came up for my brother’s wedding and it was big enough for everyone. We had all age groups 1 1/2 to 76. It was the most ideal place. We couldn’t even imagine house special it would be. A few comments from those who stayed here: The house was very well organized and loved the labels in the kitchen, it was easy to find things! Kitchen items were accessible. Plenty of bath towels. Loved grilling on the grill. Fun activities for all of the kids. Plenty of space made it welcoming for all our families. thanks that was really great!!! Fun, great neighborhood.. the people were great... and the water was hot .. fun and vacationy…the decor and stuff. plenty of room, game room got some use.. great to have there I'm sure.. I am sure too that everyone else had only good things to say! We will never forget the time we shared here! Thanks for everything! Loved that you move the fire pit to the backyard so it’s more private and won’t bother the neighbors. Just incredible!!! Most definitely would love to stay here again!

It is so hard for a large family to find a nice place to stay but this house is perfect! We all had our own space and weren't tripping over each other. We can't wait to go back. (The only thing to consider is the neighbor. I'm not sure he realizes he lives next to a house that sleeps 40 people. LOL).

We loved this property. The property is as described with a large living area, comfortable couches and chairs throughout and a well stocked kitchen. The two master suites are very comfortable and there are numerous bunk beds and full beds throught the other rooms. Aimee was very helpful with local suggestions and responded to every query within minutes.

13 of us stayed for my daughters wedding off property. It was amazing. The 2 wings were perfect for his side and our side.

The property was very big and located in a nice neighborhood, but the houses were located too close to one other. The fire place was very close to the neighbor's house so we felt like we could not make any noise after 9 pm. We went outside to take some pictures in the snow later later at night and the neighbor told us we were being too loud. Also, the oven in the kitchen was dirty. There was not enough paper towels to wipe down things and not enough toilet paper.. The beds did not have bed sheets; only the fitted sheet. So basically we had to sleep under the main comforters which probably does not get washed every time. Also, the AC was very inconsistent throughout the house. Some rooms were too hot and some were freezing! The host was very communicative. Hopefully changes can be made in the near future to better accommodate future guests!

We had a wonderful time in this SPACIOUS beautiful home. Aimee was a great host and very informative. The house was very clean and stay ready. We are a large family of 20 and it is hard to find places like this!

Amazing experience with family and friends, we loved the space where we could all enjoy the vacation together. We have stayed in several upscale homes and this one truly accommodated all of our needs. The only problem was that it didn’t snow for us! We made the best of it by staying in and playing games and building a campfire. The location was great for Pinetop and approximately to Sunrise ski resort. The owner was very accommodating and very response to any of our questions. We are definitely coming back again!!
