For the price you cannot beat this place. Comfy bed, couch, and the heat works well. Clean and seems to be pretty well taken care of. I believe it’s family owned and operated.

While this small inn isn't impressive from the outside, it was the best quality for the price in Rome. The bed was clean and very comfortable and the pillows were great. The fridge was not full size, but far larger than a mini-fridge. The TV was huge, though I didn't use it. This place was cheaper than anything else I found in Rome including Airbnbs and the beds/sheets/pillows were better than many more expensive hotels in which I have stayed.

The internet was working which is always great. Tv was a good size. The room was pretty clean. There were stuff left over from a previous guest but it wasn’t anything repulsive.

Room smelled strong of marijuana and there were multiple flies in the room. The bathroom was old and it looked like the roof tiles were coming down in places. The walls were paper thin and it was a bit noisy. The positives were the beds were comfortable, the TV was large and nice, and there was a full sized fridge. The staff seemed friendly.

Kings Inn was a good, affordable place for us to stay while visiting relatives in Armuchee. It is just outside of downtown Rome and is very close, by car, to shopping and other conveniences. The rooms are simple, but clean. We appreciated the amenities like the larger refrigerator with freezer and microwave. The bed is comfortable and a coffee maker, hair dryer and iron and ironing board are also provided. The tv is large and there is free parking and Wi-Fi.

Great place and wonderful managers. The motel price is one of the cheapest in town, yet our room was spacious, clean, quiet and in really good condition—with a good selection of TV and movie channels, an apartment-sized refrigerator/freezer, a microwave, a blow dryer, iron and ironing board, coffee pot with coffee and sugar/creamer, soap, shampoo/conditioner, etc.

What I liked mostly was that I gave them an ETA, since I was driving 9 hours, and when that ETA came and went, they called to make sure I was not only still coming but ok. That was above and beyond. The room was clean and the bed was so comfortable. While it wasn't fancy, it was an awesome night stay.

Check-in was easy, and no maintenance issues. The room was seemingly cleaned and well serviced. However, there was an unpleasant odor that was probably from pets on the carpet. While the rates were reasonable for the area, tolerating the smell was something I would expect from a cheaper motel. So I can't recommend as a good value. I should have taken pictures, but did not think about it. From the road, the property is not run-down looking. But there is plenty that could be done to dress up the appearance.

Te room was extremely clean and we'll set up. We will definitely stay there in the future if we are in the area. We had accidentally booked a smoking room, and the clerk double checked to see if that's what we wanted. She easily changed us to non-smoking with no issue.

This stay was awesome. After a long day at the race track it was perfect to come back to. The bed was comfortable, the tv was huge, and it was QUITE! Didn’t get woke up to doors being slammed. We will be back! The lady at the front desk was welcoming as well.

The service was great. Cleaned our room daily. Bed was just right, not too hard or soft. Ice machine didn't work, but for an updated older hotel it was pretty good. Price was right! Impressed to have a coffee maker, microwave and fridge.

It’s a nice little cheap place to stay at if you’re in Rome for the weekend. We just needed a room to sleep in for two nights as we were out during the day and this was exactly what we needed.
